The best part of this B&B was the view of the country side & hills outside the San Gimingano city walls.
Initially a bit hard to find, partly because there were forwards of tourists on the Main Street in the old town, but we eventually found the place with thorough instructions from the B&B host.

Location is extremely convenient. A 3 or 4 minute walk from Parking 2 outside the city walls; equal distance to the main square. Every point of interest is within walking distance. Pleny of restaurants and bars very close, but on a quiet street. Some of the rooms look out at the valley and the Tuscan hills beyond. We had a family room, with two large, connected bedrooms, particulary convenient if travelling with children.
Extremely noisy in the mornings from around 7:30am, since breakfast is served in a small area at the end of the corridor leading to the rooms.

If I really had to find something good about this place, I guess I would approve the fact that it's properly clean.
The staff we interacted with was just one woman, a very rude and entitled one. Suggestion for management: YOUR bad organization and management does NOT automatically translate in OUR emergency. That said, we may have been unlucky and for what we know, other staff may be good or we may have found her during a bad week. As for the facility itself it is very expensive for what you get. You don't get a lot of worth for your money: the doors and walls are paper-thin, you hear everything and enjoy getting woken up at 7.30 by a whole lot of clinking sounds and chatter from people having breakfast few meters from your doors. The location itself is in the city center but boy, what a nightmare if you're there by car. It's a generic problem about the city though so not entirely their fault, couple it with the fact that it's just above a pizzeria and you get what you get.
Edit: the owners replied they are not "above a pizzeria". I beg to differ - the "Il Feudo" is, if not directly above, what, 30 meters ? Do you really think that it doesn't qualify as "directly above" ? Agree to disagree on semantics, but my points still stands. The rooms may be insulated, but I invite you to sleep in one of them during your breakfast time, or even just by night, and tell me you don't hear everything. As for the rudeness, that's probably the default status of the lady in the reception.

The atmospheric interior. Old tanned wooden rafters holding a tile ceiling. Scenic view of the famouse Tuscany landscapes with mountiains, vineyards and olive trees. Cosy kiutchen available for all guests.
Some detailed directions how to get to the hotel by car would be helpful, as the city is the , where the entrance by car needs a permit. In the absence of such, you will most likely get fined. The very steep staircase adds to the charm of the place indeed, however makes your way to your room at the third foolr a real challange, specifically, if you have heavby travel bags and a baby stroller with you.
