Just 2 miles from Gregory Town with everything you need like restaurants, groceries, liquor stores, gas stations, etc. Superb swimming, surfing, snorkeling, fishing and kayaking right out your back door. Main house sleeps 8 people. Optional apartment/mother in law suite below sleeps 2 additional people. It is for overflow so just let us know if you plan to use it.

Known for it's natural beauty, visiting Eleuthera is like stepping back in time. No fast food, no casinos, and limited infrastructure. However, Gregory Town is located just 2 miles away with everything you'll need!
Before going into a detailed description we want to share some things we often get asked about. it's highly recommended you get an international day plan. (i.e. AT&T charges $15/day and each additional member on the plan pay 50%) since you will be exploring the island during most of your stay. We have a private trail from our property down to the beach below and also easy access to main trail just past our property. We have an attached optional apartment that sleeps 2 and can be used in conjunction with the main house. We also offer a special discounted SUV rental rate for our customers through our car rental guy and if he doesn't have what you need we have additional contacts in our trip planner besides his own. The roads in Eleuthera are poor, bumpy and dark, but that is part of the island experience. We cannot allow any pets, service or therapy animals due to severe pet allergies in our family. Also note that there some boardwalk style platform steps you need to walk up to get to the villa from the driveway. There are security cameras on the exterior premises used as a deterrent and precaution. There is very little crime on Eleuthera with petty theft being the most common though very rare.
Eleuthera Villa is a fantastic, elevated beach setting with stunning vistas. One vacationing family described it as “Something out of the movie Castaway in the South Pacific,” and we couldn't have said it better. Most people do not realize the Fiji-style elevations in some parts of the island, and our property boasts several stunning, elevated views. There is a really cool private Gilligan's Island type tropical trail that snakes its way through the lush foliage down to the beach. There is also a private bench sitting area that literally hangs over the ocean. Couple that with a stunning vantage point and a world class beach located right at the property, and you have one of the premier rentals on Eleuthera. Nowhere on the entire island (or any Bahamian island) is there such a breathtaking vista as what we have.
Most people walk up on to our upper deck for the first time and just stand there in awe for a few moments before realizing the rare beauty of the place. The different shades of color in the ocean you see from our deck are truly mesmerizing and seem more like a painting than real life. The upper deck is our favorite spot for sunrise coffee and sunset cocktails- the views are just stunning. If you are into Yoga there may be no better place on Earth than our upper deck to do your thing. Yoga mats provided.
The air conditioned villa was completed in early 2017. The main house has three bedrooms (one bedroom is a loft) with one King bed in each bedroom and two queen beds in the loft. Plus there is an optional air conditioned apartment with one queen bed which brings the property total to four bedrooms and five queen beds if you choose to add the apartment.
You will find beautiful craftsmanship and wood work with nautical ceiling fans and 16 foot high open-beam vaulted ceilings throughout. The home has everything you need for a comfortable stay including a large, open-style kitchen is that well equipped for cooking at home. There is an outdoor grill for your fresh fish, conch and lobsters. There is a dining table and center island bar area that seats eight people. Each bedroom features comfortable King beds with excellent mattresses. Our living room furniture consists of2 full sized couches, 1 chair and a coffee table all in a tasteful, island-style decor. The villa is bright and open and because of the elevation it gets great trade winds which means cool temperatures at night and fewer insects. If the wind is blowing on the top deck you can move down to the shaded porch area or the grotto overlooking the Atlantic with an 8' bench which faces towards Harbour Island. Each room hosts a great view whether it be the aquamarine shades of the ocean to the east or the deep green hillside to the west with its magnificent sunsets. We have multiple furnished decks to enjoy. Most decks are open to the sun but one is covered if you'd like to get some shade. Our deck space adds up to a combined 1000 square feet. There is an outdoor shower with hot and cold water for rinsing off after a beach day or bathing under the stars at night if you choose.
The grounds are landscaped with cashmere zoysia style golf course grass, orchids, flowers, exotic plants, numerous coconut palm trees and stone walls. For nature lovers one of the neat things we get to enjoy is the government owned jungle nature preserve that borders our property. It is filled with lush foliage, birds and wildlife. We have a resident (pet) bird called a Yellow Crowned Night Heron who usually hangs out on our decks. At quiet times of the day you can listen to the music of numerous bird species, including many humming dirds, talking to each other. You also get to see both amazing sunrises and sunsets from the property due to the elevation and its position. The setting is very peaceful, private and unique in that we have the jungle and the beach in the same place!
IMPORTANT INFORMATION ABOUT OUR PROPERTY:
Eleuthera Villa and the attached apartment are the main living structures of the property. It is located way up the main driveway about 300 feet from the road along the top of the ridgeline over looking the ocean. We have a guest cottage called The Surf Cottage which is set down lower on the property nestled into the jungle. The cottage and villa are completely separate and have their own driveways and boardwalk entrances. The guest cottage has it's own trail to the beach which connects to the main trail. We have one neighbor to our north and no immediate neighbors to the west or south. The ocean is to the east. If you wish to inquire about renting the guest cottage out in conjunction with the main Villa and apartment just ask.
We have recently added Starlink internet and its a success. We are also fully solar which is a big deal. Power outages are common on Eleuthera. Typically happens weekly but we no longer have to deal with that as we are one of only a few on the island that are completely off the grid. We highly recommend getting international day plan with your carrier for cell phone use. (AT&T for example charges $10-$15/day unlimited and each member on the plan 50% off of that price)
As far as location, we are just 2 miles from Gregory Town and 3 miles from Hatchet Bay with lots to do from restaurants and bars to adventure trips and exploring caves, blue holes and everything in between, plus all the stuff you need like grocery stores, gas stations and liquor stores are all nearby. Warning: if you are not familiar with Eleuthera the roads are not the best. Potholes are common on the main road and the side roads are fairly bumpy stone and dirt roads and very dark at night so be prepared for some adventure! The beaches in this part of the island are numerous, stunning and usually empty. We are conveniently located between the North Eleuthera and Governor's Harbor airports. (each about 25 minutes away). When you rent a vehicle you will meet your car rental guy when you come out of the airport typically. You can drop off the rental car at the airport when you leave for added convenience.
Our general area has lots of neat things to do such as snorkeling, diving, fishing, surfing, kayaking, bars, restaurants, tons of beaches, a blue hole, caves and other adventures and landmarks.

We will be back, Todd and/or Mary were absolutely incredible hosts. Reading the travel planner is essential and the description on VRBO so you won’t be surprised by bugs or power outages on island. The biggest advice I would give is to bring plenty of cash there are only 2 ATMs we could find on island and one did not work on one of our cards. Almost no one takes cards. This was a challenge at first but if i would have doubled my cash I brought i would have been fine:) this island has so much beauty and charm that if you complain about bugs on an island maybe a vacation by the water isn’t for you.

We thoroughly enjoyed our stay here. The house is clean, comfortable and attractive without being overly fancy---kind of a beach house crossed with a cabin. The view from the upper deck is truly spectacular. The house was a great base for travelling around to other beaches, and to shops and restaurants, with many very close by. (We strongly suggest ordering pineapple tarts from Monica's Dis and Dat in Gregory Town.) We also enjoyed a great day out with Tom of Bahamas Out Island Adventures, who lives nearby and has great ideas for fun activities.
The northern part of the island did have an unusually long power failure during our stay, but Todd was great at keeping us updated on progress reports from Bahamas Power and Light. Any visit to the out islands requires a bit of resourcefulness, and this visit was no exception--as they say, Eleuthera isn't for everyone, but that is part of the charm.
We would return to this house again in a heartbeat. We are already talking about planning another visit.

The property looks exactly like the photos, but there is no substitute for actually being there. The location and views are absolutely beautiful. The house is in a very private setting, and comfortably furnished. There are great mattresses in the bedrooms, and 2 large and very comfortable sofas in the living room. There are plenty of places to sit in the kitchen, and the cooking area is well equipped. The covered breezeway on the side of the house was a wonderful place to relax. We had a nice breeze while we were there, so we were able to sit outside without being bothered by any bugs - even at dusk. The host was very responsive while we were setting up our trip, and sent helpful information about restaurants, grocery stores, and other items of interest. Check-in, as well as communication with the caretaker while we were there, was very easy as well. We loved our stay here.

Everything was perfect, we were on a surf/dive trip. Surf was great for two days then diving was great for two days. Couldn’t have asked for more. Todd has some great recommendations for sure!

My group of 8 had a fantastic week at this property. We were two families with kids aged 5, 7, 11, and 13. Views from every vantage point on the property were spectacular and finding all of them was part of the fun. Sunrise and stargazing from the upper deck was incredible and the 180-degree panorama of the rocky coastline was pretty astounding.
The hosts thoroughly prepared us for our visit with both the listing description and a comprehensive planner they sent at the time of booking. We spent the time to review that planner and found it both helpful and accurate. The road from Queen's Highway to the villa is rugged but we knew that and it was part of the adventure. We rented SUVs as recommended and had no problems.
The private beach trail is a rugged and steep route down through the jungle and the rocks, but our 5-year-old had no issues with it and we were well prepared by the recommended reading.
For surfers: I rented a board from Tom (recommended by the hosts) and had a few really fun sessions. The peak and paddle-out spot is the pair of surf shacks located south of the big rock in front of the house.
Overall the house and provisions were great. One note: we had planned to sleep one couple in the downstairs apartment. That unit did have a very strong musty/mildew smell however so we ended up sleeping everyone in the main house. The hosts are aware and are working on it.
All in all, great communication and recommendations from the hosts. Embrace the adventure!

The view from the observation deck was amazing day or night. We watched the sunset every morning and looked over a moonlit beach every night. Accommodations were as described and fit the needs of our two families. We were close enough to enjoy each other's company, but there was space to step away if you needed some alone time. Best vacation in years, we will be back Eleuthera.

The hosts thoroughly and accurately described everything necessary about the property and surrounding area. They responded in a timely manner to our many questions. We rented the Villa, Apartment, and Cottage for our large group of 7 and an infant and it was a perfect fit. We had a great time and would recommend to orhers without hesitation.

Hosts were very easy to reach. The house was clean and charming. I feel it is better in person than the photos portray. When we got our rental car we thought...bit of a beater but were so thankful it was because the final stretch getting to the house scrapes the car with surrounding foliage and the super pitted road is slow going. Home is off the beaten path but felt safe. The view is great but my sister & I got eaten pretty bad by the biting midges. They didn't seem to bother our husbands, of course. If mosquitos like you..midges will too and their bits take 24 hrs or so to show. Private path down to beach is about a 5-7 min walk. During our visit the path was a bit overgrown and thorny but the beach is private and found some nice shells..1-3". I think the water tow was a bit strong at Surfers beach for younger people. We stayed closer to coral and my brother in law did surf.
Things to note...when the power goes out, there is not water which means no toilets (only the 1 flush in the tanks). We did start keeping a large pot in the kitchen, full of water, for flushing purposes. Had one long outage and several smaller ones. The smaller ones were 30 min to 2 hrs.
The home is nestled in a hillside so you cannot see the ocean from the home, you have to go out to the observation deck. There is a deck on the opposite side of the home from the ocean with an amazing view of the countryside with rolling hills.
Overall, great trip. fyi, slow season = 70% of the stores closed

This property was amazing in every way! Everything you need, comfortable beds, shade as needed in August, outdoor shower was very private, the upper deck was amazing in the mornings and evenings, the beach is fantastic with your own protected pool at the point of rocks, the trail to the beach is fun and hanging out at night was fun playing board games etc! We just had a blast at Eleuthera Villa!! Thanks so much for letting us enjoy your home for a week!!

1st trip to Eleuthera. Our stay at the Villa was fantastic and our family loved it. The slogan "Eleuthera - it's not for everyone" is kind of quirky but it's true. Eleuthera was definitely "for us". The house is exactly as described/pictured in the listing. After we booked Todd sent a 22 page document describing the house and life on Eleuthera. Super helpful before and during the trip. House is comfy, beds are amazing, kitchen has everything you need, A/C works great, views from the deck are unmatched. After hitting a bunch of beaches and driving all over the island, our 21 y.o. said the view from the deck was the best on the island.
Path to the beach takes a couple of minutes and was no problem. Bring water shoes. We spent alot of time on both sides of the rocky point...snorkeling, surfing, fishing, walking. Couldn't believe how often we had beaches all to ourselves. Highly recommend taking snorkel gear. We used it almost every day and was worth the investment. I'd also recommend packing a travel rod....fish everywhere. Sun is hot and shade is a game-changer. Beaches with shade were our favorites. Would highly recommend bringing some sort of pop-up shade or canopy for the deck. That was our fav spot but it gets really hot during the day. Eleuthera Forum on FB was helpful in preparing for the trip...we used it while we were there to find beaches, restaurants, etc.
The hosts are fantastic, gave great suggestions, were very responsive and just fun to talk to. Five stars.

The villa was everything that I wanted for a place to stay! The view was epic, it was surrounded by nature and adventure, and was full of exploration. It was a very important health anniversary for me, and I wanted this trip to be extra special with my 3 adult kids, and the villa was absolutely perfect for us! This place, or even Eleuthera is not for everyone, but was absolutely PERFECT FOR US!!! We loved every minute of this place and everything the beautiful island had to offer. Tip if you don't like to do dishes, because who does...pack paper plates, paper cups, and paper bowls to cut down on the amount of dishes you will need to do...we will be doing this next time :) BTW the beds were very comfortable, we all slept like babies, which I never do when I travel, so that was a huge plus!

This was our third stay at Eleuthera Villa. There is always something to do or see. This time we traversed the island to the legendary Lighthouse Point beach, Cathedral Caves and back north to some of our favorites, French Leave Beach (Tippy's!), and even north to Harbour Island to the restaurants and shops and of course to see Pink Sands Beach. Loads of options for adventures, but most importantly beaches literally everywhere if you'd like to do nothing at all (Need a great beach with shade? Check out Gaulding Cay). Hosts are always great and house has everything you'd need except food and drink. We will see you again soon!

I have absolutely no complaints from our hosts. The house was clean, comfortable, and well equipped. The caretaker was quick to fix any issues we had, and the view and private beach are unparalleled. However, Eleuthera is incredibly remote. Food was hard to find, the roads are terrible, the people are a little stand offish, and the climb down to the beach is a hike. Be prepared for an adventure if you visit this place because it is not a tourist trap like the rest of the Bahamas.

Breathtaking
We had a wonderful stay in Eleuthera! My family booked the Villa and the cottage for our trip. The views and beaches on the Island are unbelievable!!!! I never knew such beauty existed to be honest! We enjoyed having the beach mostly to ourselves. Maybe saw 5 other people on a given day. It was nice to have the privacy and not have to fight any crowds! Especially for a prime time summer beach vacation. Todd and his wife were wonderful hosts! Super helpful, and give you so much important information/tips!! The houses were great and accommodated us well!

The property was perfectly secluded with short drives to beautiful beaches and other attractions. The house was perfect for our family, comfortable, attractive, and an amazing view from a deck that was percect for a cup of morning coffee.

Will never forget this place
My family and I spent a month at Eleuthera Villa and when friends ask what it was like all I can say is if your life truly flashes before your eyes before you die, this island, the people on it, and the view from atop the deck will be a part of that vision. I would spend multiple times a day just walking up to see the sunrise, sunset, listen to music, or watch our boy's playing in the pool below.
If you're looking for a good church while visiting, try Liberty Baptist in James Cistern (JC) which is an unbelievably inviting small church on the island we went to each Sunday. Say hello to Pastor Kirk and tell him Curt sent you.

Amazing views!!!
The location on the ridge overlooking the Atlantic provided amazing views and great breezes. The house is very nice and well furnished. The beds were very comfortable. The beach is awesome but not well suited for swimming or snorkeling due to the heavy wave action. Was fun to watch surfers taking advantage of those waves though. Great beach to walk and look for shells. The road is rough but quite manageable. No troubles even after a heavy rain. Water pressure and temperature variation in shower was the only drawback. Very nice having the resident cat, Thurston. Enjoyed the location for all of the nearby beaches and snorkeling. Overall great place and highly recommended. The owners were very accommodating with information prior to our arrival and assisted with getting us hooked up with Chris from C2 Car Rentals for our SUV. Thanks for a great vacation!

Beautiful setting for a DIY adventure
Eleuthera is for those who want to create their own adventure! We loved our trip and will definitely be back to Eleuthera Villa. The location in Gregory Town is just a short drive to many fun things.
Finding the Villa is a little tricky. The “road” it’s on doesn’t feel much like a road (that’s typical!) It’s a rock and dirt path that has lots of holes and if it rained recently, it holds water in the low spots. Make sure you get a vehicle that can handle it like a jeep or other SUV. Never would have found it without the directions from the owner. Everything should be in a document sent by the owner. Mine had been sent months earlier when I booked and I didn’t realize it.
The beach below is WONDERFUL. There are rock/coral paths off of the platform which take you right there. Definitely wear good shoes. We didn’t find any snorkels or other beach items for use which would be a nice add. Beach shoes would be helpful as it is rocky in places. Walk around the point to the right to Surfers Beach. Cute little beach shacks there to “respect” :)
Also there is a cat that is very sure she lives outside the front door. She’s very persistent! We have her a water dish but no food. She’s very sweet.
The Villa has everything you need. It’s really such a warm and inviting space. Beds incredibly comfortable. Just the right firmness. Super soft linens. Love the white duvets in the two Queen rooms. Nice pillows too. The AC in the bedrooms works great. The one in the main room was touch and go for us.
The villa has a nice selection of DVDs and a few games which was a huge bonus! Yoga mats would be a nice add. The view from the platform is amazing.
Things not to miss on the island:
- The conch salad down by the harbor in Gregory Town. David’s is the best we have had by far!!
- Sapphire hole, queens baths and Tay Bay beach. Perfect adventure day!!
- Ferry to Spanish wells. Eat lunch at the Shipyard. Their conch poppers are ALL conch and no filler and incredible. Also their coconut pineapple frozen drink isn’t called a piña colada but it’s one of the best I have ever had. Then Walk down to the beach side. Gorgeous.
- We had a fabulous day with Bahama Ocean Safaris. James Dunnam is THE guy to spend the day on the water with. Swings in the middle of no where, spear fishing for grouper, diving for conch and lobster. We came back with enough to eat for two dinners!
This was a wonderful vacation and we will for sure be back!

Breathtaking View!
Family of 7 with 5 kids age range 18 to 8. We couldn't have booked a better house on the entire island. If you are looking for a clean, spacious home with top notch ocean/beach view this is your place. It is nicely secluded but can be tricky to find everything you need if you prefer food shopping to make meals in for a larger group but it was well worth the trips to the assorted grocery shops nearby. We could usually find everything we needed and actually enjoyed having to compromise and come up with different ideas to make it work. Prices were double US food so be aware (I believe this is listed as well as a heads up so don't be surprised) We swam, tanned, snorkeled, walked, and explored the beach every day. Morning coffee was phenomenal on the deck and afternoon cocktails in shaded patio was another daily favorite for us all. My expectations were surpassed on how wonderful this trip was. Fantastic location !!
Me and my family spent the last week here and it was a top-notch experience from start to finish. We actually missed our flight from Miami the first day but Todd was very accommodating and understanding. The views were breathtaking and we felt like we were in secluded paradise the entire time. Definitely would return again.

Paradise Found!!
If you are looking to get away from it all, with views of paradise, in a remote setting, this is your haven. The views from the deck are unparalleled with a short walk to the beach. Enjoy a day with Captain Rick of Spanish Wells Fishing to explore the majestic sea and end the perfect day at the Front Porch (reservations required). You will leave more relaxed then when you arrived!

Beautiful Location for a Wonderful Vacation
We had a wonderful stay at Eleuthera Villa the last week of February, 2022! The location was exactly what we were looking for: An almost Zen-like experience created by jaw-dropping views of the Atlantic Ocean and coastline; Beautiful weather in the high 70’s with cooling breezes; Total privacy in a very comfortable home; An island experience made special by the friendliness of everyone we met.
We are experienced VRBO guests and this was a top-flight vacation that we hope to repeat in the near future.
Mary Morgan and Todd were excellent hosts. They are the new owners of this villa and went out of their way to ensure our vacation went smoothly. We initially reserved with the previous owners and complement MM and Todd for creating a seamless transition with our reservation. By the way, Eleuthera Villa had an extensive history of excellent reviews (4.7+ average) which cemented our attraction to the property.
There is a saying on the island, “Eleuthera - not for everyone”, and we see the truth in it. We did our research so we knew what to expect. This is not Las Vegas, Nassau, or some elegant resort where one’s every whim is taken care of. This is peace, tranquility, beautiful nature, friendly people mixed with just the right amount of comforts without being artificial.
The house and the setting are better than any photographs can capture. Walking onto the elevated deck each morning was breathtaking. We spent hours with morning coffee and evening cocktails staring at the ocean, watching the waves crash against the rocks, the tides come and go, and the water color change with the angle of the sun. The deck is also the most scenic place we’ve had the pleasure to do our morning exercise — bring your yoga mats!
Here are a few of the island experiences that we happily recommend: Caribbean side beaches for swimming and snorkeling — Gaulding Bay, Rainbow Bay and Twin Sisters beach were especially beautiful and nearly deserted; Enjoyable food at Daddy Jo’s, Rainbow Inn, Cravings Bakery, Tippy’s and for the special evening we are still raving about The Front Porch; A half-day visit to Harbour Island with lunch at the Dunmore Hotel; A 2-3 hour walk through the Leon Levy Nature Preserve was beautiful and gave us a wonderful understanding of the island’s natural history.
All in all we had a fantastic first trip to Eleuthera and found Mary Morgan and Todd’s villa the perfect spot for our adventure!

Unforgettable views
Our family loved our trip to Eleuthera. Eleuthera Villa was a great home base. After visiting several settlements on the island, we are glad we chose Gergory Town as our place to stay. The home is beautiful, and the walk-up deck is the best part. My husband and I had coffee and cocktails out there every day. Simply unforgettable views. It does get windy so sometimes is not comfortable on the deck. My only comments on the home are that for our family, the beach path was not ideal. It really is more of a climb (on a cliff for some parts) and was too tough for our 7-year-old. That said, the beach there is ideal if you are surfing. For swimming we preferred to drive to the Caribbean side (the Gaulding Cay beach is 15 minutes down the road and perfect for kids). But that's what Eleuthera is about -- checking out the amazing beaches! So as a home base, this home was great. The listing clearly describes this path to the beach, so I have no issues with it. The beds could have been slightly more comfortable, but I may be picky. We really appreciated the restaurant recommendations from the hosts and could not have been happier with our time there. Do research before you book and understand Eleuthera and you won't be surprised. As the hosts say -- there is no fast food, the roads are rough, and groceries are not what you may be used to. But it is a very special place. We had the beach to ourselves almost every day. Unfortgettable! And the lack of wifi is not a big deal. We had cell phone access from the deck.
