• This home can accommodate a maximum of 8 guests and comes with central cooling and heating system as well as on-demand hot running water.
• Situated inside a very peaceful and quiet mobile park (Sage Valley Mobile Home Park), this home has free parking and Wi-Fi.
• We are about one block inside from HWY 64 so you can enjoy beautiful scenery during the day and some amazing star gazing at night.

• We have Oven. ***We DO NOT provide baking sheets due to cleaning issues. Guests are welcome to bring their own disposable baking sheets for their baking needs.***

• There are several gas stations and restaurants available nearby.
• Even though the address shows Williams, we are only 19 miles away from the entrance of Grand Canyon South Rim entrance.

Everything was as advertised. Had a small plumbing issue, but a guy came out within minutes to see what he could do.

The house was furnished and located exactly as stated so it was easy to find and we only had to bring our paper goods and food. It was nice to stay somewhere close to the Grand Canyon and have enough room for our kids to move around in. Will stay here again if we come back.

Really liked the tiny house. Blinds on front window are broken. Vinyl siding lying on ground along side house. Otherwise was great little place to stay and would definitely stay again

The house was as shown in the photos except for the siding that was missing on one patch on the side of the house. It is pricey for only 2 people considering the house was in a repair state but a family with a lot of kids would definitely get full value out of the space. The overhead loft is only about 4' to the ceiling, so better for wee ones. There was a ton of emails sent from the manager/s of the property; somewhat excessive. The manager/s did reply promptly to a question I had about the place and also gave suggestions, which I liked.

It's Good Place for Vacation with family, even though it's outside of the town, it is safe place to stay with family. Inside the home, it's simple and gives pleasant experience. My family loved it.

I was travelling to the Grand Canyon with my husband and father, and we were looking for a less expensive way for us to have 2 rooms. I was happy that the Tiny home was an option, and it's. not too far of a drive to Grand Canyons o the location was pretty good from that respect.
We were a bit surprised to find the Tiny Home, along with several others, were simply in a field off the. main road. It felt a bit like a horror movie. Thankfully, it was safe and there were no issues with that, it was just a surprise. When we arrived, our unit had also not been cleaned. We arrived fairly late, and had to call the manager and wait for the cleaning staff to tend to the unit. They were very polite and apologetic, however it is just not a great way to start off the trip.
Inside the Tiny Home is quite nice. The wood panelling is a nice touch.
We found that the kitchen was missing many utensils and bowls, etc. They did warn us that there are no baking sheets, however there are also no cutting knives or bowls. There was also no dish cloths or drying towels.
The hot water was also only available through the shower. We left it running in both sinks for a very long time without any hot water coming through. There was also no water pressure in both sinks, so you would just get a dribble to do the dishes and brush your teeth.
All in all, I was happy to have a place to sleep, however I would not stay there again.

We were looking for a place to stay with our three kids for a trip to the Grand canyon.
The space is quite small, but very well maintained and clean. It was the perfect stop for our to shower and sleep.
I would suggest to keep cooking very simple, the kitchen just has very basic items by it worked great for us. The location has a rough road to drive to it and the location is fine, it's out in The middle of nothing really. So it was very quiet!

Cooking pans need to be replaced. Keurig machine did not work. But overall the property was well maintained and clean. Very cute Tiny House. Would rent again.

Perfect place for Grand Canyon get away. Place was as advertised and in-line with other reviews. Wifi worked well and all amenities as promised. Yes flies were annoying and needed a fly swatter. I did have an issue with frig cooling my food and management didn’t respond but it appeared to need an extra day to work so I lost a couple of sandwiches but the freezer was great. The street light prevented stargazing but the moon was so bright it was hard to see the stars. Parking was good and space between the houses was good.

JUST ONE THING WAS ONE SHEET ON THE TOP BUNK THERE WAS A STIAN,AND ONE OF THE GLASSES WAS A CRACK . BUT THE REST OF THE PROPERTY WAS EXCELLENT WE ALL ENJOYED ARE STAY,WE HAVE POSTED PICS AND A SHORT VIDEO ON FACEBOOK FOR FREINDS AND FAMILY TO SEE,

We only stayed in this tiny home for one night, but it was clean and comfortable. Our kids enjoyed sleeping in the bunk beds and upstairs in the loft. We loved looking at the stars at night! It was a convenient stop after seeing the Grand Canyon and then continuing on our journey south. Thank you!

Our family of 4 stayed here while visiting the South Rim of the Grand Canyon. The tiny house was just as advertised. The location was beautiful at night…you could see so many stars! Our only complaint was that the tiny house was hot. It cooled off okay the first night, but we couldn’t get it cooled down on night two. Overall though, we enjoyed this property.

Space is tight. Site is remote. Lock didn't work most of the time and sink didn't drain. No sound proof and sunlight came into the house in the early morning.

My family of 5 stayed at this location for 2 days. The Tiny House was nice and had just enough room for our family (14 year old, 11 year old, and 9 year old). The area where it is located is similar to a trailer park. This property says that it will accommodate 8, but IMO that is an overstatement. The house comes with single cup coffee maker, which made "horrible" coffee. If you rent this place, bring your own coffee maker and coffee grounds! The 1 mile road leading to this house is a dirt road. If it rains, you will have diffucilty getting to and from the house. Bring your own food because the closest restaurant is 30 minutes away. The communication with the owner is very poor. After check in, we found that the electric dead bolt would not lock and we had to leave the front door unlocked. I called and left a message with the owner at 7PM on our first day. They NEVER returned my call or fixed the deadbolt.

Our family was out to explore the Grand Canyon and spent three nights at the Tiny House. It had been on our list of things to try for a while and this was a nice introduction to tiny home living. The adult children loved the loft area and never once complained about only one bathroom. The kitchen supplies left a lot to be desired which was a bit disapponting since this was our longest stay during our trip and the closest grocery store was about 45 minutes away. The location in relation to the GC entrance (about 20 minute drive) was great without having to pay the Village lodging costs. The mobile park it is located in is off a dirt road and secluded from most everything (which we liked). There was a basketball court and large field inside the property that the guys enjoyed some time at. We missed the Star Party at the GC, but the night sky views from the Tiny House were absolutely incredible! Overall, it was a great time, but don't plan on making family meals in this rental.

This tiny home was clean and comfy. Our family of seven adults thoroughly enjoyed the overnight that allowed us to see the most of the Grand Canyon. Not missing NBA playoffs was a bonus too. Thank you.

Was looking for a place for a family field trip including my infant niece and this tiny home was the perfect stop after a long day at the Grand Canyon. Excellent communication from the hosts, and we had everything we needed in a cozy, clean place. Would highly recommend, just take the entry road slow :)

This was a great stay. We were there in the winter and after a frosty viewing of the Grand Canyon, the house warmed up quickly and had everything we needed.
It was cloudy so I am not sure what the views were but I suspect they are nice of mountains in the distance.
My only recommendation was a new kitchen sink faucet since the current one is leaking so there is only a lackluster stream of water without pressure.

This tiny home was just great. It actually felt so much roomier than expected. They really do a lot with just a few hundred feet of space. There were just 3 of us - 2 adults and a kid - but in my 20s I would have been fine staying there with half a dozen friends. The loft is too low to stand in but fine for sleeping or sitting. The living room is a reasonable size for a tiny home and the kitchen is better than some apartments I’ve lived in.
It was very clean, with a maintenance checklist on the table so we could see what had been done.
The owners were incredibly communicative throughout the process and the place was much easier to find than they made it sound. Apple maps took us right there.
There were a few small hiccups:
- The dirt road in is REALLY bumpy. If you don’t have a truck or an SUV I wouldn’t recommend it.
- The central heat heats the main bedroom way more than the rest of the house. So in order for our son to not be freezing at night our bedroom became a bit of a sweatbox. I had to get up and move to the room with the bunks at 2am. My wife could sleep in a volcano so she was fine.

It was a neat experience getting to stay in a tiny home. #77 is clean and well-maintained, and perfect for our family of 4 (could have accommodated 2 more without much trouble). The location, although true to the description in terms of its proximity to the Grand Canyon, is literally a bunch of tiny & mobile homes in the middle of nowhere — it’s barren terrain as far as the eye can see in almost every direction. Not a shrub, blade of grass, or tree anywhere. So aside from feeling a bit like we were staying on the moon, it was great! One other small comment is that it’s pretty pricey and yet they still require guests to do all their own dishes… We felt like this small task could have been included for the price. Star- gazing was excellent!

We are six adults coming from three different states to reconnect and enjoy the Grand Canyon. This tiny house was the perfect place for us to begin our adventures each day. Yes it was tight, we didn’t expect otherwise. But it was clean, comfortable, close enough to the park to make it easy to get there for sunrise every morning of our stay without driving for hours or staying in the park or in Talysun. Price was very reasonable for six of us. Dark sky for stargazing was perfect. The road in was, as most have said, not ideal, but was passable (after several tries, we found that driving at 39 MPH gave the smoothest ride and got us over the worst of it quickly without causing damage to the cars or our backs!).. I’d recommend and will definitely book again when we re-visit the Grand Canyon.
Communication was great, driving directions were fantastic.
PS, there’s a cookie sheet in the bottom of the stove/oven drawer

We wanted to try staying in a tiny home and it was pretty cool how everything fits in 400 sq ft. The beds were fine, the space was good...but if we were any more than 4 people we would have felt very crowded. One issue for sure was the population of flies that are around. There was always one or two buzzing in our bedrooms. I killed several and they still kept coming. When I opened the bedroom window to let some air in, the sill was full of about 30 fly bodies (clearly missed in the cleaning prep).
You cannot turn the a/c below 74 or it will freeze up according to the posted info. Unfortunately, that was not cool enough for an August night, so we were hot, even with the ceiling fan and windows open trying to bring in cool night air from outside.
The view of the night sky and stars is spectacular because you are far from ambient light sources. We visited a registered dark skies location at Joshua Tree, and this was actually better! Some horses paid a visit to the other side of the fence while I was out there, which was pretty special.
The location is good in that it is only 20 minutes from the Grand Canyon whereas many places in Williams are much farther. The owner is very responsive to questions and makes sure you have all you need to get inside upon arrival. Instructions are clear. I would suggest that one granola bar and 2 bottled waters as a welcome for a family of four is a bit underwhelming.
Know that you are staying in a mobile home park with permanent residences. The main downside to this is the dogs barking - several of them, at night and during the day. If you are a light sleeper, this may be an issue.
Overall it was nice to experience this tiny home, even with the few issues we had. I am glad we were only staying one night, however, and I am on the fence as to whether or not I would stay there again.

My husband and I spent one night in this tiny home. It was a very pleasant experience that I would definitely repeat.
A few things that I will point out about this special little location.
-It was very clean.
-It was adorable. Let me be really clear: It really is the cutest little tiny home.
-It was very very quiet
-Parking was easy. Right in front of the house.
So, this place is basically out in the middle of nowhere. Lisa, the person I dealt with in regards to our stay was VERY VERY good at communicating directions and instructions for the tiny house. I highly recommend you follow her instructions to get to the location easily. We followed her instructions along with GPS and found it. No problem. It is a small trailer park that is off a dirt road that you follow for about a mile. It is a bumpy ride. You should know that going in. It was not a big deal to us though.
Also, the Tiny house had flies in it. MANY MANY flies. It is NOT the fault of the owners. Its just the location. You open the door to bring your belongings in, and flies follow you in. We stayed in August, and its pretty warm still. Probably the time of year. We killed and shooed out as many as we could, and all was well.
The house was clean and was set up to just come in, and become comfortable. Loved it so much!
Over all, we LOVED staying here. We were 20 mins from the South Rim and after a long day of activities, we were so happy to come to this little private haven. We would definitely stay here again.

Great glamping location
This is a great alternative to a hotel or camping - it's perfect in that regard. My family is 2 adults and 2 18-year old boys so it was a bit tight for them in the bunk room and the loft is only about 4 feet tall so none of us could stand up. But we loved it and it was the perfect location!!

I have a large family and needed a good place while we visited the Grand Canyon. I came a cross this property and decided to give it a try. I am so glad I did! First, before I even stepped foot into the property, I had great communication with the property manager Lisa. She was great. She sent very good directions (because the house is a little off the beaten path) and we were thrilled at the rustic nature of the property. Inside, the tiny house was awesome! Everything you need to have a great trip. It fit our family of 8, no problem! I highly recommend this property and we will certainly be back!
