The dog friendly apartment was perfect for our pooch as she had a nice grass area to run and we could just walk straight down to the water. Private parking space. High quality furnishings and clean unit! No beach towels included- so pack your own. But beach chairs and umbrellas are included. We will certainly return in the future!

Hard to argue that the location isn’t the best thing about this listing. The building is a bit dated, but has been kept up and updated within reason. Condo was clean in as much as it had clearly been turned over before our arrival, but showing general signs of wear and rust. Also, and I don’t know if it’s just me being picky, but I cannot stand the type of bright white LED lights that are used in every fixture of the place. All in all it’s a good value for the location, but corners have been cut I suppose.

The condo was awesome! It was super clean and we had everything we needed. It is in a great location and getting to the beach was a breeze. We had a very relaxing weekend. So, if you're all about that beach life and cozy living, this place nailed it! We would definitely stay here again.

This is our second time staying at this location. We have two toddlers (3 and 2 years) and it was perfect. The apartment is safe and child friendly and we love that we can have them play outside in the grass area. There were only 2 "problems" but they didn't affect us directly. One being that the main shower was EXTREMELY slow to drain, but we used the hall bathroom for showers, no problem. Secondly, the internet was pretty weak. Both of these issues were addressed by the manager. We would love to book again, but our family is growing and we will need more space.We used bikes to make our way to Rosemary beach or to Big Chill. It was awesome.

This condo served us well during Memorial Day weekend and the following week. No issues with the condo, and communication with the manager was outstanding. The 2nd bedroom has no windows, but we liked it because our two kids nap better in the dark. We found everything else as described in the listing. We hope to come back.
We were here for the beach, and that’s all we really cared about. The beach itself is spectacular. The beachfront in front of the condo was busy but definitely not as crowded as Seaside. There are still obnoxious people here with loud boomboxes, but I don’t think you can avoid that anywhere along 30A. (Why do so many people assume I want to listen to their music on the beach?) If you arrive to the beach after 9:30, you might not find front-row space. But there also wasn’t a sunrise race to set up, as we experienced at Seaside a couple years ago. Capistrano guests had daily battles with the adjacent homeowners who would come down and tell people to get off their private beach. (Ridiculous, but a recent Florida law gives them this right.) So, when you’re looking at satellite imagery of the beach, be aware that Capistrano guests are restricted to set up in front of the condo along with guests from other authorized properties. And, because the lock on the gate to the beach doesn’t work, you’ll see several locals who access the beach here too. If you want a really quiet beach experience, drive a couple miles to Deer Lake State Park.

Great little condo in a nice section minutes away from Alys Beach. Condo was clean and as described. Beach access is pretty although be aware there are a lot of stairs but it was fine for us. We had some WiFi issues and there were some pet stains from previous guests but management staff was responsive and helpful and checked in with us, highly recommend the company. Only other negative is the beds were uncomfortable. Overall this was a nice condo in a very nice area and we would stay here again.

The description accurately depicts this lovely beachfront property. The home is cozy and clean and so inviting. The back porch is shaded and protected during rain and the living room is delightful if ever you don’t want to be out on the beautiful white sandy beach! In addition to all the amenities listed there were lots of other small touches that made the stay even nicer, plenty of dish washer soap, lots of towels, extra paper towels, toilet paper and Kleenex. Internet, spacious closets and storage. The host checked in on us and was super communicative and helpful. Definitely worthy of a repeat. Hoping to get a chance to do that soon.

Right on the beach. We have a small dog, so wonderful being 1st floor, so we could let her out easily to a large grassy area. We biked to Rosemary Beach/Ally Beach every day. Very easy bike ride with sidewalk (5 minutes). Unit very clean. My only complaint, is showers very small. Would be concerned if elderly. Complimentary chairs (2) w/ umbrella and table on the beach every morning with our unit number on it. There are many steps going down to the beach, so this was wonderful not needing to bring chairs back and forth. Wonderful quaint space will definitely go again.

This is an older unit that could use some updating but appears to have has been well kept. The property managers were excellent, responding to our issues immediately and resolving them. They even checked in on us a couple of times to be sure everything was okay. The unit was very clean and overall comfortable. The kitchen was well stocked. Our main complaint were the tub/showers. They are very small—and slippery. All else was very good especially being able to bring our 4 legged family member. We would definitely stay here again.

We’ve stayed in this unit several times over the years but this is the first year with the new property management- Everything was great as usual.Upon check in we noticed that the air conditioning was not cooling. There was no number to call for issues posted in the condo and the reservation did not as well. We looked through emails and called the two numbers in the email signatures,, left voicemails but no one returned the calls. Luckily we remembered that Donna from Modern Beach had texted us the week before to see if we wanted to add days to the front end of our stay. We texted Donna and she was very helpful. They had the a/c repaired within one hour so we were very pleased. We’d suggest that Modern Beach put numbers in the condo or other documents telling renters who to call for after hours issues. If we hadn’t received and saved that text we may have gone overnight or the rest of the weekend without a/c in 90+ degree heat. The only other issue in an almost perfect place to stay is that the Wi-Fi works about half of the time and we had the same Wi-Fi issue the year before. We’ll definitely continue to stay in Capistrano 101.

Great Stay on 30a
This rental was wonderful. The unit is located on the beach side of 30a and has a private beach access for the building down to a very nice stretch of relatively uncrowded beach. The unit was clean and comfortable overall, communication with the property manager was wonderful, and it is extremely well located.
Criticisms are updates that could be made to the unit, many of which are cosmetic only, and a potential need to replace/upgrade mattresses .
I have stayed in 10+ rentals along 30a, and overall, this was a very good price/value option.

Great place for price. Location is good, right on the beach with stairs down to the beach. Yes the building is older and needs updating outside but they’ve done a good job updating as much as possible inside. A few repairs still need to be finished like sand drywall and paint in a few areas. Nicely decorated and clean upon arrival. No problems during our stay. Would rent again

We really enjoyed our stay, the location, the quality furnishings. We were a little concerned about the overhead noise on a ground floor unit, and the beach access path adjacent, but the entire stay was quiet, respectful and everyone was so friendly! You can see the sea from the lanai, kitchen, living and dining room, and it's a fabulous beach! Not very crowded and although the unit has chairs and umbrella, you can also rent them on the beach. The water was amazingly clear and there is a lovely seating area you can enjoy without going down to the beach. The only suggestion I would make is to add a ceiling fan to the living room to create better air flow. if you don't like A/C, the unit gets a little stuffy, but overall, a fabulous place, with comfortable beds and furnishings and would absolutely return. Also, the management company was quite accommodating, allowing us to extend and very responsive in communicating.

Didn’t appreciate the pesticide spraying outside while we were there actually sitting on patio. I asked for them not to and they said they had to complete the spraying.
