Breakfast was amazing! The room was lovely - very spacious and super comfortable bed. Hosts were friendly and helpful. Lovely for a one-night stay and would highly recommend.
I appreciate the hosts live there too and have their own lives; however, it would've been nice if breakfast was served until a bit later in the morning. It's only from 7:30 - 8:30.

Very easy to get to. I walked from Perth centre and it was also on a bus route. The hosts were friendly and attentive and let me stay an extra hour in the morning while waiting for a taxi. The room was lovely - large, quiet, big bed, nice view.

warm and friendly ten under ten minutes walk to the town centre. excellent parking. Friendly family run guest house. comfortable room and excellent breakfast. Would definitely stay again if in the area.

Our Hosts were very welcoming and attentive.
Location is easy to find, and suitable for Perth town centre - just about 1 mile walk.
Parking was on-site and very close.
Our room was facing away from the busy road, therefore nice & quiet.
Generally cleanliness of house & room was good.
Towels were changed frequently.
Room Shower looked recent, very clean and worked well.
Wi-Fi was in place but did not reach the location of our room.
General fabric was tired, and outdated.
The Wicker Coffee/Tea basket / coasters were old, dusty and filthy. (Note to ALL in Hospitality: Such Wicker/Reed made items are unhygienic, cannot be cleaned correctly, and should not be used for permanant tasks.)
Bed Duvet was too heavy and therefore uncomfortable.
Power sockets (for charging, etc) were accessible in our room, but less so in our friend's room.

Great Location for the City centre and Scone Palace. My room was very clean and the bed was especially comfortable. Lovely linen and plenty of towels etc. Fabulous breakfast 😋
There was loads of tea and coffee but a little biscuit would have been a welcome treat when I arrived after a long journey.

Peter and Fiona were exceptional hosts for whom nothing was too much trouble. Additionally, the room was clean and attractive and the breakfast was excellent.
No complaints at all concerning my stay.

Fiona was very kind and attentive and the breakfast was excellent. The bed was comfortable and the room very quiet.
The parking situation was not great, once "in" you were "in" so if you wanted to go out anywhere in the evening in the car you could not. The absence of carpet in the room made the floor rather uncomfortable.

The host was extremely accommodating and made me feel very welcome. The breakfast was perfect - beautiful ingredients from local suppliers. The room itself was huge with everything I could want and nicely furnished.

This was a perfect location for our two night stay in Perth. No.9 is located a short 10 minute walk from the city centre which was perfect for our needs. There is parking. The room was comfortable and quiet. The breakfast was first rate. We were well looked after.

Lovely large room, comfortable bed and fresh milk for the hospitality tray. Excellent well cooked breakfast with good variety and mainly local produce.
We arrived very late and by the time we found out that we could not connect to the WiFi it was too late to ask anyone. Not really a problem just a slight nusciance.

We arrived on motorcycles and our hosts allowed us to keep them overnight in their garage. Fiona simply could not have done any more to make us feel welcome and to ensure we had everything we needed. An easy walk from the guesthouse into town and to all the local amenities. Lovely, comfortable and well proportioned rooms and an excellent breakfast provided (which included genuine Stornaway Black Pudding, my favourite). A really enjoyable stay and will definitely use again.
There was honestly nothing i didn't like, the hosts work so hard to make sure you have an enjoyable stay.

The owners are lovely people. They can't do enough for you. Very clean and comfortable. The breakfast is fantastic.would not hesitate in booking with them again.
Good walk from the railway station but once you get your bearings it is fine.
