Ranch style house. 3 bedroom (1 King, 1 Queen, 2 twin beds), 1 full bath, (Queen sleep sofa in living room). Meticulously maintained, hardwood floors, granite counters. Decorated in a beach theme. Located 6 houses from desirable Easton point, easy walk , 3/10 of a mile to first beach (Easton beach), Cliff Walk, Norman bird sanctuary, Second Beach (Sachuest), Third Beach, and Newport Vineyards. Less than two miles to Newport center and to mansions. Perfect family or couples get away. Cozy living room with large flat screen TV, cable and free WiFi. Fully equipped kitchen with dishwasher, microwave, full frig, oven/stove with separate dining room. All bed and bath linens provided. Full unfinished basement. Nice back yard and patio to relax or entertain in, with table and chairs, BBQ grill, and a large electric awning. Full size Washer/dryer. Off street parking for 3 cars. Air conditioned.

We had a great week. The house was clean, comfortable, in good repair, and exactly as indicated in the photos. Neighborhood was quiet and great for dog walking. Only about a mile to the cliff walk. Several good restaurants and the beach were closer than that. St. George's school is very close. Very easy to get in and out of Newport. We also found it very easy to visit Newport Vineyards, and to check out nearby towns such as Warren and Bristol. The owner is friendly and responsive. We definitely plan to return.

The house is beautiful, thoughtfully provisioned and immaculate. We cooked a full Thanksgiving meal in the well equipped kitchen. Many nice areas to explore nearby including the Sachuest Point national wildlife refuge, beaches and Newport. Thank you for an excellent stay!

As three runners in town for the Newport fall marathon we were delighted to stay in such a wonderfully appointed, spacious and comfortable house so close to the start/finish of our race. Everything you needed in terms of linens, amenities and tableware. Adorable decor, comfortable beds and even a thoughtful bottle of wine. Walkable to delicious restaurants, shops and the beach. We had a terrific stay.

We were in the area for a family wedding and really enjoyed our stay. We came in to a lovely welcome letter and bottle of wine. The house was clean and well stocked. James called to check in and make sure everything’s was going well and to leave his number in case we had questions. Overall, we rate our stay as a 5 out of 5 and would definitely stay there again.

We just came home a few hours ago from a great 3 days at this property. We arrived to such a clean, quaint peaceful home-We loved it instantly and then our kids saw the basement and that really sealed the deal! The owner is very personable, and easy to contact. The booklet of suggestions was a great touch. I personally love the whole Middletown area. It's such a nice neighborhood and it's so quiet yet you're close to so much. There are 2 beaches to choose from which are extremely close...we had amazing weather & one day Easton's Beach was packed so we went to 2nd Beach which was right down the road from the house, and we loved it! It was less windy that day there and so much less crowded - again love the whole Middletown area. We really liked the Coddington Brewery in Middletown for their food and IPA's. Also, saw a fantastic sunset there! Newport and Cliff Walk are very close by, and we liked the Red Parrot for lunch and thought Sardella's for dinner was excellent. It was really nice to come back to the very quiet area of Middletown after a day in Newport. You can have all the activity all day and come back to relax. I'm trying to decide when we can get here again!

The owner was in touch with us the minute we booked this cute beach house. It is in Middletown and so close to the beach and walking distance (we like to walk…done might rather drive 1.5 miles to town) to Newport. We had the best time! The house is big enough for 4 people and a dog. It is super clean and was nicely decorated for Easter! We loved the beach theme and colors throughout the house. Newport has the best vegan restaurants and it was a delight to walk to everything! We highly recommend this little jewel and will return another time. Thank you, Jim & family!

Perfect location, clean and owners were great. I will definitely be back. Love having a spot my dogs can go with me to visit my son who is stationed in Newport. Location is so close to the beach and the cliff walk/mansions. Quiet neighborhood. Everything was wonderful. The only downfall is the master bed is sooo soft that you sink far in. Not good for anyone with back or neck issues. I will research something I can bring with me for my next visit. Other than that the place truly is perfect. The owners check in to make sure your trip is going well. Nice dealing with someone that cares.

Small, but comfortable house. Cleanliness is beyond normal as they wash blankets, coverlets, and oven mitts between renters. Location quiet, close to beaches. Even with the below zero temps and high winds the house stayed warm. Most important, the Mighty Toby enjoyed her stay! THANKS!

This home has a great location for beaches and activities and is on a quiet avenue. It is a really well kept and nice property that had plenty of room for our family. The owner is really friendly and helpful. We could walk or short drive to local beaches and easily get to local activities. There are good restaurant options around and some that we even walked to. We loved our stay and this property. The foosball table was a great bonus to have around for the kids (and adults). Thanks for a great stay!

Beautifully decorated house that comfortably fit 8 adults. We were in town for a graduation in Newport and couldn’t have made a better choice. Places to eat within walking distance, great neighborhood for walking around, close to the beach and a very short drive to Newport. Owners checked in to make sure everything was good. Had a wonderful stay at this home. Main floor is great with kitchen, living room, and 3 bedrooms. Basement is great and perfect for kids to play and hangout. Backyard is beautiful and private. Host was extremely responsive and accommodating. Great location walking distance to the beach and plenty of restaurants. Definitely recommend to other families.

We loved staying at your place. It was clean and had absolutely everything we could have needed for our stay. The decor was also super cute! Perfect location as it was a short walk to the beach and several restaurants/bars. Short drive to many other attractions in the area. The restaurant recommendations were an added bonus and we loved all the ones we tried. Host was quick to respond and even reached out to check on us during some interesting weather. Would definitely rent this property again!

Great little getaway

Great little getaway

My family came to the area to spend Christmas with our son who is stationed on a Coast Guard Cutter in Newport. The house was the perfect place to spend time as a family. The home was very clean and even decorated for the holiday! The owners sweetly left us chocolate and wine in the kitchen which had numerous pots, pans, and dishes, that allowed us to cook in instead of having to eat out the whole time. The beds were comfortable and the water in the showers was hot and had great water pressure (which as someone who has stayed in many rentals over the years I know this is not always the case!) My whole family loved staying in the home and we hope to be able to stay there again, hopefully next time in warmer weather so we can visit the beaches to swim! The only small negative (which was easy to get past) was that some of the receptacles are older and plugs for chargers fall out of them easily leaving you searching for another one that you can trust to charge your device.

This house was a gem tucked in a quiet neighborhood in a great location-close to beaches, restaurants, and downtown Newport. We stayed with extended family visiting and had plenty of space, comfortable beds, and even cooked an early thanksgiving dinner in the well supplied kitchen! Jim was a wonderful host, very responsive and even left a great bottle of local wine for us to kick off our stay. Definitely recommend for a Newport stay in any season!

Had a great week here; wish we could have stayed longer. Like that the house was off-the main beat of Newport and busy roads to 2nd beach. Great that we could bring our dog (who made lots of neighborhood friends) and get out for great walks. Only hope that with cool summer nights we could keep windows open all night in bedrooms -but there were air-conditioners locked in - other than that - great!!

We loved our stay at this home. We have two young kids and the home and yard are well-situated for a family. Everything is very comfortable and clean and communicating with the owners was a pleasure. The kitchen is well-stocked with appliances and the outdoor area and grill are perfect for eating outside. Being able to easily walk to both beaches is an incredible luxury on aquidneck island.
