We absolutely love downtown Knoxville and are excited for you to experience it for the first time or help you enjoy it like you've never enjoyed it before! Our favorite restaurants in the city are located right outside our loft and can all be reached by crossing the street or taking a leisurely stroll. Knoxville's charm is on every side of you starting in the Old City and stretching to Market Square and beyond!
We provide one parking pass in a designated lot across the street from the lofts. Although, if there are more vehicles, there is free public parking on the weekends and after 6PM on weekdays. Uber and Lyft are both utilized frequently in this area. In addition, Knoxville downtown/campus areas are serviced by electric scooters if you are up for an adventure!
- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.
- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.
- There will be a $50 charge if the parking pass is lost or taken.
- The fireplaces are for decorative purposes only.
**Please NOTE: There may be construction projects at any given moment due to the urban setting.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.
- By booking with us you agree to download our app to gain access to the property.
- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.
- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.
- You understand that your check-in instructions will be sent after successfully completing the guest portal.
- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!
- Please do not bring glitter, confetti, or anything like that to any of our properties.
- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.
- Note: there will be an additional $50 charge if you forget to leave the parking pass and/or keys when you checkout.
- Please respect those in the building who live on the floor. They are residents and not guests, so it's very important that we respect their homes and be considerate of any loud music or noise. Thanks for serving those around you!
- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.
Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by Haven, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes Haven to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither Haven nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give Haven a reasonable amount of time to respond to your report and to cooperate with Haven’s efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

We stayed here while our son moved into his dorm room at the University of Tennessee. The spot was perfect and close to shops and restaurants. The parking was directly at the unit, which made frequent trips much easier. We will stay here again.

We arrive to no parking pass, broken kitchen tile dirty couch that had sweat stains on the pillows, the ceiling is filthy! The thermostat upstairs cannot be adjusted due to it wasn’t connected to the Wi-Fi for some reason! Broken living room chandelier light! There was a dirty tee shirt underneath the bed! Hid that from the wife!! Upon entry a broken tile was laying on the floor! If I was the owner I would be PISSED!!!

We didn’t stay but they kept our money even after they said they would fully refund us. We drive 9 hours to get to this apartment and it wasn’t what we were expecting at all. Safety isn’t a concern of theirs bc we called right away to tell them about the smell of sewage in their property and marijuana coming through the walls due to the loud party coming from next door. The noise was so loud we recorded it and also let whoever called us back hear it. After all that he said we would be fully refunded bc we shouldn’t have to deal with that and the sewage smell was concerning especially bc it was making me sick. He said we would be refunded the next day. Well not they are saying we will get no refund bc they couldn’t rectify the issues. How were they going to do this when they are I. gatlinburg TN and it was late at night when we arrived. They also talk about a noise ordinance but this party was going on way after. Don’t stay here!!!

Stayed at this property while moving my daughter into UTK. The prior review is accurate in that the property is spacious, though I don't know that it is the most functional for six (6) adults. While I do have two (2) children under the age of 18, they are essentially the same size as adults. There was a sofa and air beds for their use, but there wasn't a private area for them...though we knew that going into the stay. The property has a very cool vibe with the high lofted ceilings, exposed brick walls and beautiful mosaic over/around the fire place. However, the property was decorated in a way that seemed like it had been a long term college rental, the students moved out, they cleaned a little and put it for rent on VRBO. The property needs a new coat of paint and updated furniture. The bathroom on the second floor was sort of gross with the curtain liner being covered in dirt an mold like it had not been changed in well over a year and it certainly had not been cleaned. I would suggest that they use inexpensive liners and change them between renters, or at the very least put in a new liner that is wiped down between renters. Also, the walls are in need of a new coat of paint, some of the linens on the bed appeared dirty, though I believe that it was just a stain, it did not scream clean. Everything could also use a good dusting, especially the lamp hanging from the ceiling. If I am being picky, I would note that one of the overhead fans in the living room did not work and the fan in the one bedroom is also wired with a separate light, which means that you cannot leave the ceiling fan on in the room at night. That said, they do provide box fans. Also, it would be nice to have more than one TV. I appreciate a TV in the bedroom, while not a deal breaker, I do like to watch TV in bed right before going to sleep and when I get up in the morning. Especially when "on vacation". On the positive side, the property is located close to many restaurants so you can easily walk to some good eats. Staying here again would not be my first choice, but I would not rule it out either.
