The expansive living room has high vaulted ceilings, a gas fireplace, a ceiling fan, and a large flat screen TV mounted above the fireplace – with lots of room to enjoy family or catch-up time.
The living room opens to a beautiful, recently remodeled kitchen with granite countertops, a chef’s range, and a French door refrigerator. There is a dining area in this great room between the living room and kitchen. One great room where everyone can be together!
An added bonus! There is also a sun room where you can relax and read that leads to the completely new upstairs where there is a expansive master king bedroom, with a full en suite bath, a flat screen TV, a ceiling fan and plenty of room to read or relax.
Next to the master bedroom is another loft type of area with another king bed and a beautifully updated bathroom with a rain shower and marble tiles, a large flat screen TV, and a comfortable chair too.
There are also two bedrooms downstairs – one with a double bed and the other with two single beds. There is also a full bathroom downstairs that has been completely upgraded with honey onyx tiles. All bedrooms and baths are furnished with luxurious linens for your ultimate comfort.

It is an ideal location on gorgeous Balboa Island in the middle of Newport Bay where the main street is a throwback to the 50’s with shopping, malt shops (literally) and lots of restaurants.
Balboa Island Ferry, two streets away, will take you to Balboa Beach Pier, where you can relax and watch the sunset over the island, or even play cards.
Upgraded, modern, well stocked kitchen and bathrooms with all the amenities that might not be expected at this price range.

Great location. Great customer service and great follow up on inquiries and/ or concerns. House provided everything a family needs for a beach vacation. Will like to make it a yearly vacation.

We loved the location so much, but were very disappointed at the shape the house was in. There were several cockroaches in the kitchen which was disgusting, they were all over my kids lunchboxes. There were also moths and other bugs upstairs. Vacasa was a total pain when I tried to do something about the bugs, I called in and the rep told me to wait at the house as someone would come by to inspect in an hour, this was at 10 am. I waited at home all day wasting a whole day of our vacation and no one ever came. I messaged in the app that night and the rep was rude, claiming no one would come by with such short notice. They said they would make a report and a local
Agent would get back to me soon. I called in a few days later and they just said a report was made and to keep waiting. I messaged in the app again but same situation. I had sent in photos and they were totally unresponsive. Finally 5 days later a local agent came out and helped address it.
Also the upstairs toilet was running and wasting gallons of water, I called in and messaged two local agents a total of 4 times and neither responded all day so my husband fixed it that night.
The door to the garage automatically locks so I got locked in the garage 6 times. Thankfully my toddler was awake inside and I could instruct him on how to let me in each time, but it took a while and was scary for both of us.
The electrical outlets would randomly short out, turning off sound machines waking my son up.

We loved the beautiful pine panelling throughout the downstairs and the dutch door. Everything we could need for kids and adults was at our fingertips

Very well equipped rental Great to have 3 bathrooms. Beds very comfortable. Convenient for everything on Balboa Island.

Great location, a short walk to the restaurants and shops on Marine Ave. Convenient to the ferry as well. Nice kitchen. Upstairs bedrooms in the addition are huge! Garage made parking a breeze. The bikes and beach gear came in handy!

Great House, Terrible Property Manager
The house itself is great:
1. Amazing location on Balboa island
2. Spacious layout with the four bedrooms split into two segregated sleeping areas, ideal for travel with kids
3. Awesome, awesome well-equipped kitchen with high-end range and Zwilling cutlery
4. Complete battery of bikes and beach toys for enjoying Newport Beach beaches
Unfortunately, our overall impression was ruined by what can only be described as Vacasa’s gross incompetence, the property management company we were forced to use.
After reserving through Vrbo, we then had to complete a separate registration / payment process through Vacasa. Fine, no big deal. However, the amount Vacasa was attempting to charge us for the booking via their online system was not the same as what should have been charged per the Vrbo reservation.
So, I emailed Vacasa asking them to fix and got generic response asking me to call. Fine. So, I call… and wait on hold for 45 minutes to talk to someone until I had to drop for a meeting. Repeat this four times over the next days. Sent another email explaining I tried calling and couldn’t get through… no response until a week later I get another generic “please call us” response. Sent message through Vrbo’s system asking how to resolve and no response. Finally, after two weeks of trying to get through to someone, my wife called in the evening and was able to get the billing mixup fixed. Under no circumstances should anything so simple be so difficult to fix.
So, we arrive at the house to check in. The check-in instructions we were given were to use a code on the keypad to the garage door opener. Garage door would not open with code provided. So, I once again call Vacasa. After waiting on hold, the solution offered was to read the garage keypad instructions back to me and, after I explained I had done that many times to no avail, I’m told a “ticket” to the local manager to help resolve the issue will be submitted. Meanwhile, my three-year-old is crying because he has to use the bathroom and we can’t get in the house to do so.
After about 45 minutes someone shows up and get us in the house… apparently the code on the opener was not set correctly.
Like I said, once Vacasa was out of the picture and we had access to the house, we had a great time. But, the damage had been done. Between the billing fiasco and being unable to contact anyone at Vacasa and problems getting in to the house, there is NO chance I book another property managed by Vacasa. None.

Balboa Island Cottage
Great location! Easy walk to Marine Ave. and the Ferry. 20 minutes from John Wayne airport and 40 minutes from Disneyland. Updated kitchen and bathrooms and comfortable beds. The patio was lovely for morning coffee or evening cocktails. Several bikes were available to use which was a huge plus. The garage also was stocked with boogie boards and sand toys for summer rentals. We had a wonderful time and hope to return.

“Haunted House”
First of all, I want this rating to be removed because we LOVED our vacation. I understand there is a system to get it removed before it goes public so I’m counting on that. However, keeping it real, I thought you would want to know.
The lights flickered. In the main room, the light would turn on by itself or the fan would change direction randomly. Very weird.
We heard a moaning noise at night. (I think the flapper valve in the downstairs toilet was malfunctioning and caused noise in the pipes. At least I hope so.)
The scariest thing were the cockroaches. At night, we could hear them clattering about in the bedroom with the fireplace. Went downstairs to a downstairs bedroom. As I lay down, I saw a cockroach on my pillow. Eek. They were also in the kitchen.
Hopefully, a plumber, electrician and exterminator will solve the “haunting”
The location couldn’t be better. The house was charming and historic. We made good use of the wagon and sand toys.
It was a very good price. Thank you for sharing your vacation home with us.
Sorry about the negatives. I didn’t know how else to tell you.

Quaint spot...we would do it all over again!
Darling house, great amount of space for the family. They've started to remodel it but still needs more updating and new carpet upstairs. This property has no air conditioning so there were a few uncomfortable moments of stuffiness but overall it was a great stay.

A substitute home
Our family stayed in a lovely little home on Balboa island, very close to the Main Street, and even closer to the water. It comfortably housed my family of 8, as well as a baby and a 4 year old. We were very pleased with the accommodations, size, and comfortable style of this home and we would recommend this site to any of our friends who are thinking of doing the same with their families! Thank you for a memorable vacation and a lovely Thanksgiving!

Perfect for a week at the beach with extended fam
My family found this beach cottage totally charming -- and perfect for a week on the island. We were a fluctuating group between four and nine people (and between one years old and 94!), and it accommodated us just fine. And it was super conveniently located: a two minute walk to either bay front, a three minute walk to the main drag of Balboa Island. Bonus points for the wagon full of beach toys in the garage, that made aforementioned one-year-old's stay particularly awesome!
Worth mentioning... When we noticed that a couple minor items (a hairdryer, for one) weren't available in the house, we contacted SeaBreeze and got replacements almost immediately. Thank you!
I'd recommend the house, and SeaBreeze, in a heartbeat.

Balboa Island is an amazing place to visit. This house was an excellent place to stay It was very clean and nicely furnished. The beds were comfortable. The kitchen was very modern and convenient We were a group of 6 ladies and it worked very well for us. I would definitely recommend this to anyone

Wonderful Family Memories!!!
My family and I flew out from New York to spend Thanksgiving with my daughter. This house was perfect for the 8 of us!!! This home was cozy, spacious, and well equipped! We had to cook several "sides" for Thanksgiving and the kitchen was well-stocked with pots, pans, etc to cook for alot of people. Everyone staying there went their separate ways exploring the island if they wanted to. Everything was within walking distance. The waterfront was decorated so beautifully for the Christmas Season, the town had many cute shops and great places to eat. The kitchen was updated as well as the three bathrooms. There was a washer and dryer as well. We are already planning another trip for next year and hope this "home" is available. The property management company was amazing as well. I would highly recommend them to anyone planning a trip out to Newport Beach. Thank you for a family vacation we will all remember.

A+ vacation
My stay was all I had hoped it would be and more!! The management company was the best and give us first class personal attention! We were within walking distance to the beaches and enjoyed many of the wonderful restaurants in the area! I'm already planning to book here for our next stay, we had a marvelous time!

Perfect Balboa cottage
The house was truly perfect for us. We had a wonderful time exploring the island. The house is in a perfect location between the ferry-boat and the Village. The kitchen was well equipped and the beds were very comfortable. Lots of room for all of us to move around. The three bathrooms were beautiful. Just watch the toilet handle as it stuck down a couple of times and we didn't want to waste water. Our kids used the bikes in the garage and road all over Newport Beach. We all had a perfect Labor Day holiday. thanks

Well suited family home
This Balboa Island home perfectly met our multigenerational family desires. We strolled the island, visited the nearby toddler friendly public beach, walked to the shopping, and rode the ferry to the peninsula and beaches. A loved family vacation retreat!

Can't go wrong with this rental
We absolutely loved this house. Balboa Island is a wonderful place and the location of the house
couldn't have been more convenient. We took advantage of the management’s bicycles and caught the
ferry to the peninsula and rode all along the boardwalk. The house is totally updated with a
wonderful compact kitchen and three full baths. We loved sitting out front on the front patio. Our
daughter works at the Fashion Island Mall, which is so close and convenient to Balboa Island. We
would definitely rent this house again.

Great location, nice updates
My sister's family and my family just returned from spending the week at this house and
are missing it already! The home is comfortable with a big open living/dining room and a nice
patio out front. The pictures give you a good idea of the interior. The management has done a great job updating where it's most important the kitchen and bathrooms. The house has bikes, beach toys, a W/D everything you need.

Absolutely Gorgeous
This rental was absolutely gorgeous and won our hearts from the moment we walked in. Such a cute cabin at the beach, my husband and I felt right at home the whole stay. We were even able to walk to Balboa Bay each night and take in the sunset. Couldn’t have asked for a more accommodating stay, we were very surprised and very pleased.
