House needs a repair man to come in and fix a lot of little things. Hot tub and sink to mention the two most important to us. We also had a small mouse problem. Other than that stuff we loved the house and the location!!!!!!

Major safety issue concern for the stairs under the deck. I was walking down with tennis shoes on and holding the railing and slipped down 6-7 steps very painfully. The moisture from the ocean makes those wooden stairs very slippery. There is no caution sign next to stairs and there should be! Also there is no way to grip your feet in the stairs. This could be easily fixed with signage and step grip stickers added to each of the steps of the stairs. These are extremely dangerous and steep. I would not recommend usage of this stairwell until these updates have been put in place. This is a major safety concern and I would not feel comfortable with my family or children using these stairs. I have massive bruising on my right arm, right leg/buttocks and back from falling on these stairs 4/17/24. The stay was pleasant other than this incident.

It was the perfect Spring Break getaway. Being footsteps to the the beach was amazing and the views incredible with perfect sunrises every morning. The master bedroom was a nice nook above just for me and my wife and my 3 adult kids loved their own rooms. There was plenty of space to spread out and relax on the deck with the great views and sounds of the waves crashing. The house itself was very clean and had obviously been updated/addressed since the negative reviews of the past.
Positives: The view and location. Very little public on the beach so plenty of room to spread out on the sand and not feel cramped. The incredible hot tub (did have to figure out why it had a FLO error but reset it and it seemed to work). The updated décor and updated bathrooms. The HVAC system kept the house very comfy with no humidity in the house. The beds were very comfy. The kitchen was well supplied. Plenty of towels (beach and shower) were supplied along with little dove bar soaps. Lots of beach toys and chairs were available. An exterior HOT shower is available to wash off the sand or hot tub chlorine.
Negatives: These are only suggestions and in no way would prevent me from returning in the future. Add blinds or curtains on the master bedroom French exterior doors as well as on the living room French doors. Add blinds where a few were missing on windows. Add some instructions on the exterior downstairs lighting. Add lights on the long exterior stairs (only the very bottom worked). There was no exterior lighting outside the exterior French doors (maybe just needed a new bulb). The TVs were a little weird to try to figure out. Some additional kitchen items would be oven mitts, larger skillet, griddle, maybe a drying rack. The fridge water and ice machine did not work.
Bottom line we were very happy and would absolutely stay again. You can’t beat the location…..steps to the sand, minutes from Galveston’s main attractions, but hidden from the main public….just PERFECT.

The location of this property cannot be beat! You are steps from the beach. I could comfortably see my kids on the beach from the house. The sunrises were outstanding. Also, the size of the place was great which was great for our 12 people. The living / kitchen was open and very spacious. You can tell this is a rental and not an air bnb as it doesn’t have the love a personal home has. The TP holders in all bathrooms were broke. Handles were broken off of dressers. A lot of junk left around, rotted deck, etc. When we arrived, one if the beds were broken, within an hour it was fixed but the frame was still too small for the bed.

Too much deferred maintenance, and unusable amenities like hot tub, washing machine, and dishwasher. Some items were unsafe, including hazardous black mold in the washing machine — not fixed during our stay even though promptly reported with pictures. We requested a partial refund for our inconvenience. Too bad — this could be a great property with maintenance attention.

I loved everything about this stay
From the bedroom living room balcony view or walk to the beach was perfect. Ammenities and furniture perfect. Cleanliness perfect. Location perfect. Price perfect. I will return as often as possible. This weekend get away besch house is cozy and comfortable. It has a slight ocean weather wear outer house howver everything else males this place a perfect getaway!!! We loved it.

First upon arrival dead mouse welcomed us on the steps of the front deck.
Hazardous HOLE in deck Covered next to a door: when we walked up to the stairs to get to the main entrance we find a welcome mat that covered a HUGE hazardous HOLE in the deck {you can see through the hole}. Actually my sister broke her shoe by stepping into the covered hole [as we were bringing our bags into the house]. The hazardous hole did not have a caution sign or watch your step sign to warn us about the hole.
Also, the door code worked sometimes…to the point we had to call the helpline to get assistance and eventually we had to get the key out of the lockbox in order to get into the beach house.
Next, the cleanliness of the beach house was horrible. We had to clean the house before we could even unpacked our bags. I have photos to reference. As an example, one of the shower floor was so dirty you could see the amount of dirt build up on the floor and the hanging curtain {which in the advertisement photos there was not a curtain it was a shower door that was suppose to be there — that was an issue}. There were so many cleaning issues that Vacasa graciously refunded us the cleaning fee. And I am thankful for the refund being processed.
Finally, they did not provide typical accommodation for lodging such as no iron (ironing board provided without iron), toilet handle cracked, garage disposal out of order, calcium build up need to be removed in shower sprout because water pressure would not change for the different shower modes that the shower handle offers, door code not working properly on both doors were the norm, furniture missing from mid-level deck (per advertisement photo) and hot tub inoperable (upon arrival the hot tub was opened which made it extremely nasty and dirty).
We felt catfished overall and question the reason Marriott / Vacasa has not conducted an inspection on this place. I know this property is in compliance with Marriott standards. I would highly recommend Marriott/Vacasa schedule an inspection ASAP.

Loved the location with the closed access beach. Nice house with incredible views and the layout is great for a large family. The house does need a little cosmetic tlc. We were disappointed that the hot tub didn’t work. As a realtor it should not be on the listing if it is not in working order. jb

House has everything you need and nice decor , but does have some dangerous holes in the deck one right outside the door to the stairs so you can't avoid it and we were disappointed that the hot tub didn't work. The house needs a little love but works great for a big family!
The Cleaning crew does a great job for being right on the beach!
Being Thanksgiving I should mention the stove can only be used with the pots and pans they have because of it being in induction stove, we always bring our own but we cleaned those there up and we got by, we are foodies and enjoy cooking but we did just fine. We take our family twice every year and would stay here again for this fabulous view!

We had a mixed experience at the Pearl.
We loved the location - right on the beach in a car free area so beach was nice and quiet. Beautiful views. The layout of the house is nice with plenty of space for our group of 11 (this part would get 5 stars)
Unfortunately the kitchen wasn’t clean. The refrigerator reeked of fish - whenever you opened the door of the refrigerator the smell also wafted into the kitchen so it also smelt of fish which was really unpleasant. In general the kitchen cabinets/drawers also needed a good clean and some maintenance - cupboard door fell off hinge and tap felt off etc. The hot tub was revolting / it was half full of green water so unusable for health and safety reasons. We reported these things at the beginning of our stay and were assured that the local team would get in touch but we never heard from them (I also followed up after our stay and was again told the local team would be in touch but no contact). (This part would get 1-2 stars!)

Lovely home and perfect location but we were the first renters and it was not ready to rent. It was clean enough but the hot tub had 2 inches of brackish water and did not work. There was no gas grill and we planned 3 of our four meals using the gas grill. With the help of a Vacasa supervisor we got the gas grill on our third evening and the hot tub was repaired, cleaned, and heated by our 4th and last day there. We had specifically rented the property because of the hot tub and were very disappointed when it wasn’t ready for our stay. The home really was beautiful and right on the beach. Lots of windows, comfortable beds. There was a built in microwave that didn’t work but they had a countertop model that worked. You couldn’t fill the coffee pots with water the night before so your coffee would be ready in the morning because you would awaken with water all over the countertop. The lean out drawer in front of the kitchen sink was missing a working hinge and would hang from one hinge if you opened it. The first floor bathroom door would not lock so forget about privacy. The house is supposed to be valued at $850,000 but the furnishings were well below standard for such a nice property. The filters for the heating and AC were missing or filthy and had to be replaced. The dryer vent outside was so full of lint it was a fire hazard and had to be cleaned. The dryer lint filter could not be pushed down all the way in it’s slot because lint buildup was blocking it and still is. One of the smoke detectors had been tampered with and was not working and had to be replaced, and some of the TV controllers had dead batteries in them. The broom we found was nearly useless it was in such bad condition and there was no dust pan. We paid $600 a night for 4 nights and they refunded us $410. Personally I think it should have been at least half because of all the inconvenience and time spent on the phone telling Vacasa about all the broken or missing items and repair and service people coming in and out during our vacation time. Oh, and some of the deck furniture needs repair as the wooden slats would fall out because the salt water rusted the screws. That’s Tetanus waiting to happen! If you are going to rent a property out it should be as advertised. It should also be in perfect working order. Disappointed in property management although Vacasa’s Supervisor, Christina, was very helpful in addressing these issues.

The view was the best thing about this beach house. However, the hot tub was full of sand and did not work. There was a hole in the deck of the entry way of the side door. (Dangerous) And I had to call because the garbage disposal was not working. Which, they did send someone to fix but even then I wasn't impressed.

We were super excited to go on vacation. The view and location were amazing. We had some issues with the house; and they offered us to stay elsewhere. However we had already unloaded all of our things up the stairs; and didn’t want to do it again. The AC upstairs did not work. The chairs outside had some broken boards. Also the back entrance had a board that was broken and unsafe. All in all we enjoyed our vacation and if those things were fixed it would have been perfect. I cannot stress enough how great the location and view were.

Sadly this beautiful property is not being taken care of. Many safety concerns as previews reviews already stated, but honestly we thought by the time we get there, these things would be fixed. Especially with the 3 (!) misc. fees they add to their bookings. Hot tub isn't working but they still charged for the maintenance. When I asked for a refund for that fee, they said they can't do that. Very disappointed.

The view is spectacular. The beach is clean and welcoming. The amenities were not as promised on the posting. The communication with Vacasa was awful. Going through Vacasa verses VRBO was not a good experience. I will stick with VRBO listings only.

I found a eggs spatula along with other unwashed silverware. Deck is unsafe. Broken chair pieces everywhere. My daughter tried on one of the broken stairs and got a huge bruise. So many broken and dirty things.

The house is just a few steps from a terrific, fairly quiet stretch of beach. Beds are comfortable and there is plenty of space for a big group. We loved looking out over the sea from the spacious deck.

The unit was very clean and the beds were comfortable and bathrooms very nice. BBQ pit didn't work. Hot tub dry with sand in it. The unit was advertised with a hot tub. Top stair step loose and dangerous. The cook top is a nightmare. Only works with a certain kind of pan. The bedroom on the left's ceiling fan doesn't work. We borrowed two fans from friends. The storm shutter looking out over the ocean from the kitchen table is also broken. The location was terrific and the deck was awesome! The unit needs some TLC. Overall worked fine for our group.

When we arrived, there was scattered trash all over the grass that had clearly been there a while. We contacted the management company & they were very nice. Said they were sending someone out. No one came that day…or the next day or the next! After multiple texts and calls, a truck came on the third day, picked up the trash off the ground and may have grabbed 2-3 bags (that were overflowing from the previous guests) in the bins, leaving many other bags behind. The stinch could be smelled from the top balcony. After 5 days of being there, we had no place to put our own trash. On top of that, Texas sized roaches were killed in the kitchen on day 4. We did not feel clean in this house at all, no matter how much we cleaned ourselves. Every corner had dirt/food & many things were broken including the hot tub, drawers, closet doors, outside showers, peeled paint off of walls & no batteries in any remote control! There may have been 4 rolls of toilet paper to last us a week & a tiny bottle of soap in the kitchen. Corners were cut in every aspect.
On a positive note, the beds were comfortable, the bathrooms were nice & the location was good!
Unless some details are tended to, I would not recommend this house to anyone!

Loved the place. Needed wash cloths and more dish soap available. It was not pleasant that the trash was piled up from the previous occupants and it was unpleasant to enjoy the downstairs. I also thought that the downstairs porch area was not cleaned or organized. Too much outdoor furniture was broken and not usable :-( Great location and would like to rent again next summer.

I would not recommend this property if you intend to use the upstairs master during the summer. The a/c compressor was inadequate to cool the upstairs. We were there for two nights. It was really disappointing considering how much we paid to stay at this property.
The location is great, but it's Texas in the summer. The a/c needs to be updated before you can keep renting this out.

The house was nice. The view was terrific with spaces on the porch for everyone. Plenty of places for hide and go seek for the cousins. There needs to be directions for the stovetop. Had to call maintenance to use the burners….the man had never seen one like that either. The description was unclear. “Pet friendly” and then later in the description “no pets allowed” did not list a grill and then later says “fire up the grill.”

We had a large group of 12 family members (adults & kids) stay here for 4 days (including arrival & departure days). The house accommodated our group very well and we loved the beach. We definitely enjoyed our stay. The house overall met our needs well; however, there were a few things that I feel should be mentioned. I have listed the pros & cons of our stay:
Pros:
-location is easy to get to
-house is beach front with easy beach access
-great open floor plan with large kitchen, dining and living area
-wonderful private master bedroom area on top floor with balcony
-beautiful large upper deck area and great lower covered area
-house was clean
Cons:
-A/C is lacking in master bedroom area (top floor). There’s a ceiling fan and 2 extra fans provided.
-Storm shutters are broken on 3 windows that look out to the beach from the main floor area. Two of them cover the windows completely so the view that we paid quite a bit to have was compromised.
-windows need to be cleaned to maximize the stunning view that guests pay for
-outdoor shower area is not usable and full of dirty and rusted “stuff”
-hot tub was drained and full of sand, leaves, ect.
For the most part these things can be corrected somewhat easily & quickly. I did call the host management company regarding the A/C issue and the broken storm shutters and they promptly responded but couldn’t get anyone out to repair the shutters during our stay. They also said they were in the process of getting a new condenser for the A/C. I wouldn’t hesitate to recommend this property at all once these items were addressed. It’s a beautiful house and the location is perfect!

Very Nice Place
The Pearl is a very nice place to stay. Very clean abd nicely decorated. The only issue was getting in contact with someone to assist with the refrigerator not working and the hot tub could not drain. A lot of our food spoiled and thrown out.
There is an ample amount of everything and lots of supplies.
I would definitely recommend this home.

Great location and plenty of room
Location and the amount of space for sleeping all guests is fantastic. Can’t beat the view. Property need some maintenance, but with that said, I wouldn’t hesitate to recommend this house. Kitchen is well appointed and the started items for the first overnight stay is much appreciated. I needed something from the property management company when we checked in on a Sunday, and a live person answered my call and the problem (it was on me, not the house) was solved in 10 minutes.

Fab location, good amount of room for 8 people (2 adults, two grandparents and 4 children), well stocked kitchen - it had everything you would need.
