Highlights: Cute-as-a-button secluded cottage with hot tub, pond, wood stove, and soaking tub. Very private, close to great hiking.
Welcome to Fern Pond, a modern but enchanting cottage in quiet Kerhonkson. In the shadow of the Sundown Wild Forest, this sweet house offers a cozy base to explore Accord, Stone Ridge and the Ashokan Reservoir. Enjoy its privacy, remoteness, and romanticism, while soaking in the hot tub and/or cozying up by the fire.
Open the front door to a spacious, bright living room with a wood stove, large television, and plentiful seating. A dining area with views to the pond is adjacent, with the other side given over to a bright and sunny kitchen with gleaming counters and modern appliances.
Through the hall is the first of two bathrooms, both with towel heaters. The nearby bedroom is cozy and warm, with a welcoming queen-sized bed and access to the laundry. Continue on down the hall to the stunning principal bedroom. High ceilings, great light, a tv, access to the covered deck, the most comfortable king size bed, as well as its own lovely bathroom with a gorgeous soaking tub are the highlights. In addition, a small, private office is also conveniently nearby.
Outside, two decks provide plenty of opportunities to relax. One overlooks the pond and houses the hot tub and grill. The other at the rear is covered from the sun; here you can use the fire-pit or enjoy a meal in the shade.
The back garden has two ponds, a fire-pit, a fern garden, and plenty of woodland for after dinner walks on the nearly 4 acres of forest and nature.
Fern Pond would ideally suit a couple, a small family or two couples / friends vacationing together.

Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. Of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.
Weather: During the winter months, there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” of accumulation.
Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment, and we cannot fortify the houses completely.
Cleaning Guarantee: We are very proud of our housekeeping team who go above and beyond. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take time stamped video and photos of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.
This home may have weekly lawn and trash services as well as monthly pest control service. Service providers may access the exterior front yard and back yard during your stay to ensure the home is properly maintained.
Rental Agreement: Please know that we require all guests to sign a rental lease agreement.
This house has two levels and may not be suitable for guests who don’t wish to use stairs. However, it does have ground/ main level bedrooms and bathrooms.

My boyfriend and I came here to get out of the city for a weekend. The property was so lovely and cozy. We spent the weekend cooking, unwinding in the hot tub, and drinking wine by the fire. It was idyllic and we can't wait to return.

The house was very charming and well equipped and was very pet friendly. The hot tub was an added plus and even though it ended up being a bit rainy, we were able to enjoy the firepit our first night. The owners sent very detailed instructions before we got there and were very fast to respond. The house was on a nice quiet street but was still only about 15 min. Drive to the grocery store. Overall we all loved our stay!
