Conveniently located at the 4th crossing of River Road within minutes of shopping, restaurants and tube rentals this beauty offers the perfect weekend getaway. The huge backyard brings lots of room for the entire family & friends to enjoy hot summer days while being in the shade of beautiful Pecan trees! Newly built deck with porch swing overlooking the crystal-clear Guadalupe River. Relax in the hammock, play horseshoes, cook smores over the fire pit or fire up some BBQ on the grill. This home has private, direct river access and can accommodate up to 13 guests. This home is only a one-minute stroll to the nearest river outfitter, who can help you plan and gear up for the perfect tubing, rafting, or kayak trip for your group.

Spacious living room on main level with tons of natural light and river views, HDTV with ample comfy seating, fully equipped kitchen with everything you will need to feel at home. 5 barstools at the breakfast bar and dining table with 2 benches and 2 chairs to gather for meals or play games. Beautiful, covered porch to enjoy river views, sip your morning coffee or a glass of wine and enjoy the Hill Country wildlife.
On the main level you will find 2 bedrooms, one with 2 full beds. A full bath with deep soaking tub and walk in shower conveniently located to the living room and guest bedroom. 2nd main level bedroom has 2 twin over twin bunks and 1 standard twin bed. Attached full bath. Take the spiral staircase to the lower level with 2 additional bedrooms. The lower level master has a king bed and full private bath, as well as access to the porch. 4th bedroom has a queen bed with a private full bath and private access to the porch. Washer and Dryer on main level for your convenience. Step out onto the lower deck with hammock, porch swing and an outside bathroom, great to use when coming off the river or while enjoying the back yard.

This home has room for 4-5 vehicles no campers, RV's or trailers allowed. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. We had a blast at the river house! Had a large group of family and friends there it was great, even though it rained a little it did not stop us! We floated ,sat in the river, cooked out, sat around the fire pit, played corn hole and played a lot of music (we have a gifted family blessed with live entertainment). We really could not have asked for a better place!!thank you for offering your home we loved it! Can not beat this location!!

Overall we enjoyed our stay in this house for the 4th of July. But that is only because of the river and location. The house needs serious attention, though. Eventually, decent renters are going to quit coming if these things aren't given some attention. First, the front large bunk bedroom needs a window unit or something to help keep it cool. It stayed 10-15 degrees cooler than the rest of the house. Our kids stayed in there and eventually had to end up sleeping on the couch because it was just too hot. The kitchen was ok. Good have been cleaner. We experienced sugar ants and a coffee pot that was so nasty with ants in it as well. I sent a picture and email to the NBE with this complaint and never heard back. They were closed for the holiday and I was told to only call with an emergency. Given these things aren't emergency and didn't notify them of anything else at the time. I ended up going to buy a coffee pot at the local dollar store. The main door going out to back deck overlooking the river doesn't stay closed at all. It pushed back open the whole trip so this was an ongoing issue. We ended up putting a shoe behind it to keep it from opening back up each time. The downstairs had a terrible smell of mold. And it could have been updated to look more appealing. The outside of the downstairs patio was deplorable. It needs major pressure washing, sweeping and overall attention. The outside bathroom was unusable. The light was so dumb you could not see at all and there was over 100 mosquitos surrounding the toilet so it was useless even if you could see. Neighbors are on both side extremely close. The never bothered us but just know that if you are seeking privacy. You don't realize that in the pictures. Overall we enjoyed it, but only because of river access and location. Please give some attention to the house though.

So much fun, we wore ourselves out. We grilled every night and played games way to late at the big table. Floated up and down the river. Wish we had set up for two extra nights. We are all planning our trip next year. May need a larger place. Icing on the cake was the very large Owl on our balcony on our last day early in the morning. He left as we got up.

We had a good stay overall. The property itself is beautiful. There are some things however that could be improved. When we arrived, the interior is clean, but many of the doors stuck so it was very hard to open them. We stayed for 5 days and the hot water is limited, I took cold showers every day which was uncomfortable and unexpected. Outside on the premises there were lots and lots of big branches spread throughout so it seemed like a bad storm had just come through. I picked up many myself. I feel like the property needs to be cleaned up outside all over. There were two huge stacks of branches near the trees; it looked messy.Also, For example, there was a huge old discarded tube just as you walk to the patio and I picked that one up as well. Later I wanted to sit in the hammock but it had lots of dirt on it and so after I cleaned it, and sat down, I almost fell over because I was practically on the ground. It needs to be fixed orremoved for safety purposes. The pictures on the site should be updated. Also, the corn hole game as advertised had no pouches to play with. There was only one single pouch so we couldn’t play. Also, check for promos going on BEFORE you pay your balance because although we rented during a Father’s Day special, we were not able to get the discount. Why? I didn’t understand myself but I did ask and was told no, because it was paid before I inquired about the discount and they couldn’t “alter” the contract. Lastly, the AC couldn’t be changed due to possible freezing up; yet at 72 degrees the house and especially back room was very, very hot and stuffy. My boys and husband were not too comfortable especially at night. Given all of this, we did have a good time floating, exploring, etc.and the location is very convenient. The staff at NB escapes was also polite. We would recommend and return but maybe not this exact property.

River access was perfect for my family and small grandchildren. Plenty of room in the house for everyone to have a room to sleep in. Kitchen is spacious with plenty of counter space. The kitchen does need more serving bowls and variety of pots and pans and bakeware. The downside to house was the cockroaches and the back door that would not latch. Would stay again if the house is exterminated!

We have traveled to this area as a group for over 20 years. We have stayed at many great properties and this one was no different. Thanks to New Braunfels Escapes and the owners of the property for allowing us to stay here. The house came equipped with everything we needed and the 5 bathrooms for such a big group was amazing. We look forward to our trip next year and will be contacting NBE once again.

The stay at this property was great! Very comfortable and plenty of room for the max number of occupants (we had 12). The backyard was perfect for hanging out in the river by day and sitting and chatting by the fire at night. Great location as well! Highly recommend.

This home is perfect! Each room has it's own bathroom, providing great privacy. Every aspect of the Home is extremely comfortable. Access to the river has steps to go down and is very easy. Nothing like waking up to water views!

Spacious river house with a bathroom for each room! We had four 13-year-old girls stay in the bunk room (a birthday party!) and the TV was perfect in there. Plenty of floor space for board games. Just FYI, the bunk room has a door that opens up to the outside that we kept bolted. Also, if you have an elderly person, just be aware that the narrow spiral staircase might be hard to navigate so plan to have them sleep on the main level (the master and guest room downstairs are not on the main/kitchen level). The outdoor bathroom was also nice for the littles to use the potty or rinse off from the river.
The yard is beautiful and has everything you need - hammock, fire pit with chairs, table/chairs, picnic table, grill, horseshoes and cornhole. You can bring your own tubes, paddle boards, etc and spend your time playing in the river without leaving - shallow enough for kids to walk with water shoes (it’s rocky but very manageable!). Or you can tube right from the house down river. We dropped a car at the Pondorosa Bridge - they charge for the car and per person for access. We floated about 5 hours and had a blast for my oldest daughter’s 13th birthday. We were also able to catch a show at nearby Whitewater Ampitheater one night - so close and easy to Uber. One day my husband took the girls to Lonestar Floathouse and they tubed with them and we met them for a yummy lunch there!!
The home was well-stocked for cooking, baking, grilling and even had marshmallow skewers for the fire pit. We didn’t even need to buy shampoo/soap or any toilet paper or paper towels for our 3 day stay with 12-13 people! We just brought grocery food and ordered pizza one night and of course the Gristmill. Loved how there was even a small ironing board and full-size washer/dryer. We didn’t realize the luggage racks were in the laundry room until we were leaving. Those would have been perfect as the master did not have a dresser/drawers for clothes.

We enjoyed the views of the river from the porch swings while sipping our morning coffee! The kids enjoyed access to the river. The house offers bathrooms for every bedroom and plenty of room in the living room and kitchen, but you'll spend all your time on the porch! Great house! We will be back!
