About this cabin rental
This 2Bed / 3Bath home can accommodate your gathering. Completely renovated and newly furnished. Both bedrooms have queens beds and brand new custom bathrooms. Open living areas overlook your deck and views of the river.
There are a total of 2 Queen Beds (1 in each Bedroom) and 7 Queen Futons throughout the many living areas of the house!

Including a 2-story concrete deck, this home has ample space and amenities for your next vacation. Full kitchen, private BBQ pit, kitchen appliances, and high definition Television are a few of the amenities this new home offers.
Every unit at Tiki on the Guad shares a unique river front and common area. On the river a custom stone patio with concrete bulkhead fronts the length of our property. Complete with lounging chairs and stairs descending into the river, this frontage is unlike any other on the river. Just above the patio is a two-tier common area that includes: a fire pit, grilling area, outdoor flat screen television, hammock chairs, outdoor speakers, outdoor patio furniture, and much more.

Cabin on the Hill sits between the 2nd and 3rd crossing on River Road! This house sits at our Tiki on the Guad property, about 20 yards from the Guadalupe River! You'll have access to all of the common areas on property (covered area with chairs, tables, swings, and flat-screen tv, putt-putt course, bbq fire pit, area with 20-25 patio chairs right along the river).
New Braunfels has several different Taxi Companies to ensure you have safe transportation to and from your destination! Uber is also available in the New Braunfels area!
Wifi and cell reception are limited out on River Road- due to the area! Service may go in and out!

We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay!
The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay!
With any excessively dirty unit (excessive pet hair, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :).

-Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property.
-Max parking- 4 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival)
-For stays over 28 days- max 1 guest per bedroom
-Monthly reservations during our popular winter months (January, February, and March) MUST be booked from the 1st to the 1st.
-Remaining off-season monthly stays must be booked for a FULL month (i.e. 1st to the 1st, 6th to the 6th, 27th to the 27th, etc)
I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.

This listing is not as accurate as I would have liked. It is not directly on the river its about 200 yards from the river.

We love the location of these properties because the access to the river is ideal for both children and adults. We’ve stayed at a couple of the houses on this property and this house had plenty of room and we enjoyed our stay. The house had a smell like a septic tank was near by and the overall cleanliness of the house could have been better. Overall it was ideal for our short stay and we enjoyed being here.

We love the location of these properties because the access to the river is ideal for both children and adults. We’ve stayed at a couple of the houses on this property and this house had plenty of room and we enjoyed our stay. Potentiall renters, ask lots of questions before spending the exorbitant amount of money on this rental! While my family and I were able to have a good time together at this location, the astronomical rental price is not warranted for what you get. The managers of the property will tell you it's very clear what to expect, based on their listing, but that wasn't the case for us. We expected a home on the river. What we got was a home about 150 yards from the river, with no view of water. To reach the river, you have to travel down a very steep ramp, and you'll find a common area that includes river access. I would suggest asking for a site map to understand the layout of the property, prior to renting. Based on the pictures in the listing, all the adults in my party believed we were renting a space on the river, understanding there was a common area for river access. In the end, disabled members of our party were not able to get to the river, unless brought back and forth in a vehicle. Next, ask for the agreement paperwork before the cancellation period ends. The managers of this property sent an agreement for me to sign a few days before we were to arrive, asking me to agree to "pop-ins" by the managers, to agree to being asked to "leave immediately" if more than 18 guests were at the property, and to agree to a maximum of 4 vehicles for parking. Additional parking is made available for a fee at the nearby icehouse, or you're told you can park additional cars at the HEB parking lot, which is not a short drive away. Next, when we called to see if the property could accommodate 2 day visitors, we were told that we could not be accomodated and were alerted to the septic system being an issue and that's the reason for the 18 person maximum. We did smell sewage inside the home on multiple occasions during our two night stay. In addition, the home is located across the street from an icehouse and general store. While the general store came in handy for a few forgotten items, the icehouse had live or DJ'd music both nights we were there. The extremely loud thumping bass didn't stop until 12am both nights. This kept several members of our party awake until then. Another item to note, especially for those who aren't able-bodied, is that there are a lot of steps to navigate throughout the home. Each room seems to be on a different level than the next. In the end, we thought location would make the rental price worth it. It does not.
