Clean, friendly staff, good price-quality ratio, very large rooftop swimming pool, good location, close to the main street (2 minutes walk), close to a large supermarket. The parking was spacious and easily accessible (first check-in, then you get a card needed for the parking guard).

Nothing major. Only item that comes to mind is that the sofa cushions seem to be worn down, so you could feel frame when sitting.

Beautiful appartement and excellent pool. Probably the most beautiful furnished appartement we ever had on holiday. Plenty of chairs at the roof top pool. We even made it to the gym several times. Good (not expensive) pool bar. Overall: excellent choice, would recommend!

The apartment is very well furnished, nice furniture, nice place, well organized for a couple, everything is there and practical. Very new, modern and nicely styled.
It was very comfortable to live in for two weeks. It is also very close to the pedestrian street and to the beach.
The pool area was perfect, we were there in June/ July and it was not busy at all so plenty of space to enjoy the chaise longue and pool.
Going for groceries was also very practical as the main supermarket was just next door as well as convenient stores.
We did not go to the beach as the closest felt very crowded and not much sand area to enjoy without having to be at a private club/ restaurant. The prices of playa in this area are really expensive, we come from Europe and it was as expensive as in Europe or even more.

If I could give it a 0 rate I would! We stayed here last December and loved it so we decided to book it again. First we came into a different apartment than we ordered. I contacted the property and what I think was the management company was extremely rude and kept saying it’s the room we ordered. I asked her to look at the pictures of the apartment on booking vs what we got and she got very pissed and told me basically to F off and contact booking if I have a problem. A few minutes after she messaged me that I was right and indeed there was an error and we got a different smaller apartment. She offered a small discount or full refund if we leave. We are traveling with a 2 years old and didn’t have much choice but to stay.
Next day the electricity fell down. I called her again and she said she is checking it. We went to the front desk and they told us they didn’t pay the electricity bill and this is why they were cut off. I called her again telling her that they didn’t pay the bill, it was extremely hot almost 100% degrees out and we are sitting outside with our 2 year old and we need a solution asap. At this point she hang up on me and never answered again.
About 30 minutes after she messaged me that we have 2 options: either move to a bigger apartment without any compensation or leave with a refund. I told her that this is not ok and we should get the other apartment (I don’t care if it’s bigger or not as I never asked for a bigger apartment than what I ordered) and some kind of a refund as this was their mistake with the wrong apartment and then with not paying the electricity bill.
Once again she basically sent me to ***. I had no choice but to stay as we don’t have the option to look for a different kid friendly apartment without any notice in advance.
Not to mention that half of the pools are closed for maintenance.
This was by far the worst experience ever!

Recently built and top quality residential building. Apartment was fabulous. Clean and with everything you may need. Pool area upstairs is lovely and plentiful with lots of pools and loungers/umbrellas. A short walk to the main areas and the beach. Loved it.

Cumulus d’eau chaude très petit suffit pour une douche très rapide, l’insonorisation est pas top on entend tout mais après 10h on doit pas faire de bruit donc ça va! Juste nous avons eu un concierge qui était pas aimable du tout …

Nos encantó el departamento y las instalaciones. El gimnasio está impecable, las piletas en la terraza son excelentes para relajarse post playa. El anfitrión contestó siempre rápido cualquier duda que tuvieramos. Todo muy completo, con cafetera, tostadora y todo lo necesario para cocinar.
La única crítica sería que hay que bañarse algo rápido porque era chico el termotanque, pero la verdad increible todo, volveríamos sin dudas!

Le rooftop est magnifique !
L'appartement est catastrophie (appartement C116) aucun confort, bruit de climatisation insupportble, impossbile d'utiliser la terrasse et même dans la chambre on entend le bruit impossible de dormir. Literie inconfortable. Cuisine tout est pourri et une seule casserole pour se faire à manger donc impossbile.
Sachez que j ai réservé un appartement 1 chambre avec 1 canapé lit, malheureusement il n y avait pas de canapé lit donc cela n est pas de ma faute si vous avez du trouver une solution pour que nous puissions dormir. Ensuite j ai eu les toilettes bouchée la douche bouchée et j ai à nouveau réclamé ce qui me paraît normal ! Ensuite j ai aussi réclamé pour le bruit et le mauvais état de la cuisine et par Wathsapp vous m avez demandé d écrire directement à Booking que cela n était pas votre problème donc je ne pense pas que vous aiyez répondu à toutes mes réclamations. En effet, je ne vais pas me remettre en question surtout que j ai dû dormir parterre avec mon époux vu qu il n y avait pas canapé lit. Par contre vous il faudrait vous posez la question. En plus pour la climatisation à l extérieur qui fonctionne 24h/24h donc impossible d utiliser la terrasse et d ouvrir la baie vitrée la aussi vous m avez renvoyer à Bookig. Je vous laisse songer à votre honnêteté et comment vous avez été correct avec moi puisque nous avons vécu un enfer dans cet appartement.

We really enjoyed our stay here, great pool on the roof and good and priceworthy drinks at the roof bar. The only minus is that it sounds a lot from the main street.

The pool, location, bed was very soft
The bed was too small, chairs were not comfortable for working remote and there is only one gym for too many people. My room was on the first floor and there was not enough sun, was very dark.

It was clean and the pools were nice
So bad we left early and then the host called me stupid and a liar after we left! We were given 1 bath towel, 1 hand towel and 1 fork for 9 nights. They did offer to rectify but we declined as we were kicked off the rooftop for watching the sunrise *before pool hours* We were not in the pool just minding our own business when the security guy (in Spanish which we told him we didn't understand) points to his watch and the camera. Later the bar tender told us the Rooftop opens at 7 so which is it? The host stated the hours were in the ad which is false. Ad states NO PETS yet there were dogs everywhere which my husband is allergic to. This is a follow-up review to include statements from the host following my previous review.
You do not understand what compensation is.
The other things included are things that do not depend on us, such as the schedules of the common areas (which are published in the advertisement).
We refunded a non-refundable reservation as compensation to avoid this. Now we don't have the money and a bad review.

Over all the facilities and location are excellent. The roof top pool, the gym are well equipped. The room was spacious and comfortable. Communication with the host was fast and efficient.
Our room was facing the interior courtyard and had potential to be noisy depending on the neighbors. For the most part it was quite during the hours of 10:00 pm - 8:00 am. Unfortunately our direct neighbor would play his tv or music first thing in the morning that disturbed the whole complex. Eating breakfast on the balcony was also subject to smokers in the immediate vicinity - not pleasant. Unfortynately the cleanness of the unit was sub-par to my standards on arrival. I found a drop of blood on the floor, a used bandaid in a different location and hair that didn't belong to me or my spouse. There was no offered housekeeping or linen changes during our 9 night stay.

Ipana exceeded my expectations. Checking in was easy and convenient and the unit itself was exactly as pictured. Clean, modern and very comfortable. The rooftop pools and views were amazing. I used the gym a few times and it was clean and well equipped. As a solo traveller, I felt very safe walking around this neighborhood day and night. The location is perfect if you want to be close to 5th Ave but still away from all the noise. Plus there was a great supermarket on the same block and plenty of great restaurants close by. The beach was just a few blocks walk down picturesque Calle 38. I highly recommend this condo and would definitely stay again!

The location is good, the rooftop pools were nice and it is convenient to have an underground parking.
The rooms weren’t very clean, there were hairs on the shower’s floor, the towels had stains on them and one had holes.
In the description it was written that there was a safety deposit box in the room but instead it didn’t, when contacted the owner he said that the description in booking was wrong.

Great location, la 5nta, supermarket, spa, clinic, car rental company are within walking distance. The building is clean and safe. Parking garage is Available on a first come first served but there were many spots available. Front desk staff was very friendly.
No major concerns or complaints, this is a nice and modern property. Pool area was clean overall but there was a broken glass panel by the pool that should be fixed asap for guest safety, two weeks later the broken glass with tape is still there…
We had to call maintenance to drain the shower, they came the same day and fixed the issue right away so that’s good but if the cleaning person had done a more thorough job, they would have noticed the problem right away. Same with chairs and blinds in the unit, they require your attention.

I had a fantastic family experience at the apartment in IPANA! The property was excellent, with three spacious rooms and top-notch amenities. The rooftop pools, a total of four, were a standout feature, making it one of the best rooftop pool experiences in Playa del Carmen for families. The added bonus was the delightful couple's massage we enjoyed and the well-appointed gym that had all the necessary equipment. I highly recommend it for a fantastic and enjoyable family getaway.
