'Wake Point' - 3BR/2BA modern home in the heart of Lakeway, located on a quiet wooded lot. The open-concept plan has a fully-equipped kitchen, dining and living spaces with a shuffleboard table and bar. Enjoy comfy beds, luxurious linens, Smart TVs, full-size washer & dryer, salon-quality shampoo, conditioner and body wash. The private backyard offers a fire pit, loungers, multiple seating areas, cornhole game, and an outdoor dining table! Same-day bookings!
'Wake Point' - a hidden gem located on a quiet wooded lot. The interior has been recently updated with an eclectic modern vibe- perfect for your getaway! With super close access to the lake, you can rent a boat or jet ski from multiple marinas nearby, or even bring your own boat and/or kayaks! Within an 8-minute walk is also Sundancer Grill which offers great food, drinks, an amazing view of the lake, and large amount sailboats in the marina! Lakeway also offers tons of other great eateries, beautiful topography, great shopping, and activities for all ages. The Lakeway City Park is a great place to take the kids or furry friends and also has a great beach entry to the lake... all while being close enough to downtown Austin to take part in festivals, concerts, nightlife, and more!
Aside from the amazing location, the 3 bedroom/ 2 bathroom eclectic home offers a great place to relax with everything you need. The private backyard offers a fire pit, loungers, cornhole game (a Texas favorite!), and an outdoor eating area! Coming back inside, there are multiple areas to spread out with TVs in each room and open space in the main living to all gather together! The kitchen is fully equipped with:

- Pots/pans and baking dishes
- Blender
- Crockpot
- Cooking utensils and more!
The primary bedroom has a king-sized bed, Smart TV, a separate sitting area with a couch and a second smart TV, and an ensuite bathroom with a walk-in shower. The primary bedroom attaches to a home office with a computer desk, perfect for remote learning/ working. The second bedroom holds a king-sized bed, a smart TV and a desk in case you need more than one space for remote learning/working. The third bedroom holds a queen-sized bed, smart TV, and a lot of natural light! The second and third bedrooms share the second full bathroom with a double vanity, a tub/shower combination, and we supply plush linens, soap, shampoo, and conditioner. A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.
***Identification must be presented for Guest**
Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:
100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

A comfortable clean home where the living area is great, the beds are comfy, the kitchen well equipped. We enjoyed our family time together here. I unfortunately do have to point out a few negatives about the area. First, the house next door, the back yard is so overgrown, not a great sight. When we took walks there were a few neighbors who had all sorts of stuff out in their front yards, ex: washer, dryer, sofa, mattresses, abandoned cars. From the pictures we expected a pretty lake vacation neighborhood. And then the lake itself, which was a short walk, was a very visual disappointment. The water was so low, with the boat docks so far from the water level. We had envisioned seeing a beautiful active lake for water activities based on pictures with no communication with how it is now. Nothing was going on at the lake at all.
Unfortunately due to the neighborhood and lake we will not be returning.

The neighborhood wasn’t anything special (though it’s walking distance to a restaurant and the lake), but the interior was EXCEPTIONAL. The property is immaculately maintained, there are so many things to do in it, and it is fully stocked in terms of kitchen appliances and tools. The property manager is so responsive to everything you need, and they even helped us out when a member of our group accidentally left a wedding ring there. If you want to stay on the lake, I highly recommend this property.

Our family of five enjoyed our Memorial Day weekend stay at Wakepoint. The house was in great shape and had everything you could need. Great response from Destiny when we couldn’t find paper towels. She sent the housekeepers right over. We enjoyed walking down to the restaurant by the marina. Thank you!

Overall was perfect for the 3 couples to stay. Plenty of room for all of us! The bar and outdoor area was a hit for us but the overall great stay. Kitchen was well stocked with all the things. We enjoyed our time celebrating a dear friend.

We enjoyed the property with our dogs as a quiet sanctuary and base of operations outside Austin. In between fishing and visiting some friends, we relaxed and enjoyed the big TVs and kitchen inside, the big backyard and fire pit outside, and this quiet little neighborhood around the corner from the marina. It was the perfect getaway.

The property was very clean inside. Beds and couches were very comfortable. Property management company was very responsive. The issues we encountered seemed to be deferred maintenance or attention. We were without fully operable AC for several days and after two different technicians serviced the issue, the second tech diagnosed as neglected regular maintenance. The front porches had a lot of tree debris on the decks upon arrival. The shower drain and shower pull device both malfunctioned on first use. However, response time and professionalism of property management was good. We would stay here again and recommend to others.

This house was very clean and had so many extras we typically don’t find in a rental. Great assortment of cookware, spices and utensils. The shuffle board was a huge hit with our teen boys and the backyard would have been used more had it not been a rainy week and if we were there over the weekend. Communication with management was always very prompt.

We stayed here for a month while our house was being remodeled. Very comfortable home and I have to say it was the best equipped vacation home we’ve ever stayed in. Tons of kitchen equipment, dishes, utensils etc… well stocked with everything you need..Lots of towels and bedding which is unusual in my experience. Check in and out very easy and property management group. A Stay Above we’re wonderful to work with, very responsive and helpful. Would highly recommend this property or any of the ones they manage.

Nice home, great games
The games were fun and the home was comfy. A bit of confusion about pets allowed because the landing page for the property wasn't complete (said no more than 35 lbs in the contract but not in the VRBO page). Would love to see more secure fencing installed. Loved how responsive they were. Overall 5/5.
