About this cottage rental
Pond Cottage is one of 6 cottages within a large converted 1700s stable building set among beautiful scenery with ample farmland & woodland walks. Take advantage of the peace & quiet relaxing in our gardens, taking in the scenery. Or go exploring around our grounds, enjoy the duck pond & see the wonderful wildlife. Children will enjoy the games barn (open all year, wrap up in the winter) with a pool table, Air hockey. table tennis & toys to enjoy. There are swings & climbing frames around the grounds.
Located across the farm (a 2 minute drive or 10 minute walk) at the north end is our outdoor heated swimming pool & Grass tennis court (open from May to the end of September). We operate a booking system for those that would like a private swim and there is also a free swim session where all guests can use the pool at the same time. On the opposite side of the farm there is our hard tennis court which is open all year round.
If you need more space for your family and friends, Swallows cottage can be booked alongside this cottage as they interconnect via the lounge doors.

We had our wedding at Spixworth and it was absolutely perfect. Sheela and Jack put so much hard work and love into the cottages and grounds and made us feel so welcome and at home. Everyone of our guests loved it. The place is georgeous, the facilities brilliant and they really do set the bar high. Thank you to everyone for making our time so special here.

Pond Cottage is a lovely, clean and well-equipped home from home :). The surroundings are peaceful - just right for a quiet getaway. My grandchildren enjoyed playing in the games barn and the playground when they wanted to let off a bit of steam and a good time was had by all.

This is my third time back now at the Spixworth hall cottages. And just like the other visits, it was perfect.

Honestly, staying here was an absolute treat for my grandson and I.
The lodge was better than the pictures and it had everything you need to be relaxed, spoilt and the welcome from the owners mother was just lovely.
I attend with my 4 year old grandson who really enjoyed the playground and play barn where he beat me at air hockey. The woodburner in the living room was the icing on the cake. Everything was clean and spotless and there were leaflets and information in the kitchen which was very helpful.
Pond cottage was right by the pond so the setting was just perfect. I must say the floor in the main bedroom does creak in some places but that goes with an older building but that just added to its character.
Overall I cannot praise staying at Pond cottage enough and it’s definitely worth for money.
Can’t wait to go back.

A lovely cottage. Spacious and homely. The staff were very helpful and friendly too. The cottage is directly next to the pond with a more private outside area and lovely views.

Stayed here with my wife after completing my offshore training at Petans. Lovely quiet location which we used as a base for our further exploration of Norfolk.

Another excellent stay at Hall Farm Cottages. We love staying here, very quiet, comfortable and so friendly, we have stayed several times.
The new games barn is really excellent with a full size snooker table, new table tennis table, darts and tv. Great for adults and teenagers.
Looking forward to returning in better weather and using the fabulous tennis court and swimming pool.

These are lovely cottages, we have stayed in two and wish we had found them before. They have everything you could need whatever the reason for your visit. The owners are very helpful.

A very nice holiday home with very friendly owners and welcoming.
Lovely setting with a very warm pool and quoit with the ducks on the pond.
We will be going back next year.

We enjoyed our time in Pond cottage. It was very well equipped and had a lovely garden. The swimming pool was warmer than expected and we enjoyed being able to go for walks in on the farm. The location was fantastic. I can’t think of a better base to explore the broads, coast and other fantastic attractions. Would definitely recommend

Pond cottage was just perfect for us. Communication with Jack and Sheelah was always clear and very friendly. The cottage was clean with a lovely new bathroom and kitchen. The site itself is great, a massive games barn on site and a walk or bike ride to the pool or tennis court. The pool was warm even though the English weather was unpredictable, so we swam everyday. Just a shame the local pub didn’t serve food, but there is another one in the next village.

We had a wonderful time staying at Pond Cottage. Everything was very clean and well equipped. The kitchen and bathrooms looked brand new but the cottage still has a wonderful old cosy cottage feeling to it. Very well done. We very much enjoyed the large windows in the master bedroom allowing us to see the beautiful countryside and pond from our room. And the attention to detail with the grounds is fantastic. Highly recommend.

we thought the cottage was great - a lot of thought had gone into what was provided, the water was hot and the bed comfortable. The information booklet was very useful.
Our only gripe was the neighbors - 4 men who sat in the garden and smoked, both in the evening and morning. We had to move inside instead of sitting in our bit of garden because of ths, and I had to get up at 6-30 and shut the bedroom window because they were smoking (and chatting very loudly) directly below the bedroom.

It was a lovely experience. The owners were quite helpful and we enjoyed waking up to the horses each morning.

The accommodation was very clean and comfortable and Jack and Sheila were fantastic hosts, catering for all our needs and requests. The whole site, with the games room barn was great. We used the barn for line dancing which was ideal.

We enjoyed two nights at this well appointed, comfy and cosy cottage which is in a lovely quiet setting. Our children enjoyed using the games barn and seeing the ducks on the frozen pond outside. The location is very convenient for travel to the Broads, coast and into Norwich. If you’re staying with small children take their cutlery & crockery as the cottage doesn’t have any.

Lovely stay at Spixworth Hall cottages. Owners very helpful, with suggestions of places to eat, of which on our first evening my husband and i walked to a local pub. Second evening a wonderful meal at the "Black Boys Inn" so good went back next evening.
So many places to visit for all interests. We will return.

We loved the relaxing time spent here. The hosts were friendly and accommodating throughout. Loved using all the facilities, warm pool, tennis, games barn. Lovely place to come back to after days out around Norfolk and seeing family. Beautiful sunsets, ducks on the pond, birds chirping, horses going by and hay bales around, strangely on the same farm my mum played on as a child! A little piece of heaven.
