Had a good stay, staff friendly, room cold but when we turned heater up warmed up fairly quickly. Breakfast average-would have been nice to have gravy with biscuits and garbage can near waffle maker.

The location is great, right on the river and perfect for utilizing the River Run! The beds were super comfy and linens were crisp. We had three rooms, and they all had a heavy Oder, as though they hadn’t been used in a while. We killed two cockroaches in one,

The room was recently renovated, comfortable bed and pillows. Fan in bathroom needed to be replaced. Convenient location, close to riverfront walking path.

We were hoping for a comfortable and clean room. The room smelled like mildew and the bathroom was not deep clean. The shower water smells like mold

Our trip to support an athlete in the first ever Ironman Triathlon was a great experience in part due to our stay at this hotel. The staff was friendly, the breakfast was good and the pool was delightful. The location right on the river walk is superb. Highly recommend this hotel and plan to return next summer.

Checkin and interface with front desk was difficult and not welcoming. We asked for a late checkout and were granted it but then in the morning when confirmed, we were told it was not feasible. Housekeeping banged loudly on door interrupting a phone call and trying to enter at 11 when we had confirmed 12. Overall very disappointing even in the face of low expectations due to mistake on part of VRBO that landed us there. Won’t be back.

Property has been upgraded and is now in excellent condition, staff was helpful, the pool is the best in town. The restaurant on the poperty is great and the proprieter, Chris was fantastic behind the bar and provided amazing service. I won't stay anywhere else in Tri-Cities.

It’s a very old MOTEL not a resort hotel as it hills itself. It’s very convenient to the nice River Walk for walking, jogging, biking, even kayaking (though other hotels are more convenient for launching a kayak or even swimming in the River).
Service was great!
In mid August many of the guests were highway crews, some of which appeared to be visited by prostitutes. But there were many families staying too and the seedy activities were limited to one wing. It did not feel unsafe.
Location is near restaurants and grocery stores.

Noisy! Non smoking room smelled like smoke when i went to ask for a different room they said no. And when i asked for a refund the were rude and said they cant do anything about it since i went through 3rd party. Awful experience! Had to go find another room at different hotel

Beautiful view and walking trail. Terrible breakfast. All gluten items and no meat served. No coffee made in the hour we were at breakfast either. Pictures of the rooms aren’t accurate of the true condition of the rooms, they are very old.

72057054328599 It was awful. I'm losing faith in this service and I will never stay at this hotel again.
1) I called 24 hours after booking online almost a month In advance to make sure I was confirmed for an ADA king room. Yes I was.
2) I arrived about 430pm. They had sold their last king ADA. But I could have a 2 queen, that was ADA or a plain king. I was furious, what about my reservation? They passed the buck and said I could ask for a refund with you. Where am I going to get an ADA room now? Not acceptable.
3) it was not a legal ADA room. It was a regular tub that the shower chair rocked in with grab bars. Not a roll in shower, and not a hand held shower head. A handicapped person can get seriously burnt without this required feature. Not good. They could be reported for trying to pass that off as an ADA room.
I expect a refund!!! The room had an odor as well. This was a horrible experience for a wheelchair bound guest.

The pictures are deceiving. The rooms are just fancied up travelelodge ros. Huge space around the door which was very hard to open and close. Shower was a really bad paint job trying to make it look nice.
Lobby and facilities are where they put all the money. That part was nice and lounge was great.
Because of the rooms, I wouldn’t stay there again.

We needed a nice place to stay that was close to the hospital and your place was very beautiful and accommodating for us. Kind and very helpful staff, clean rooms and good breakfast. Pool , Hot tub extra game rooms and lobby games where perfect for kids of all ages!, loved it!

Rm #168 has a downward slope. We found ourselves feeling off balance while in the room. Very uncomfortable feeling. The sidewalk leading to our room was very visible downward slope. Not sure if the foundation was purposely designed this way or not.
Breakfast was low on supplies by 8:30 such as bread for toast and yogurt.

I have a disability wearing a boot after surgery. Few potential hazards outside. Ramp handle loose & water puddles with potential for slipping. Room was fine

The room I stayed in smelled of smoke very strongly. Breakfast was poorly distributed. No meat options oatmeal was instant, which is crazy. Overall stay mediocre to poor.

I booked a hotel for one week and the front counter Person said as long as I stayed for nights, they could refund the rest of my money. I ended up staying four nights and trying to get a refund and they charged me even more money. I’m not happy at all.

Best thing about this place is the large pool. Most of the outdoor sections of the hotel are run down. They do have a nice game area in the lobby.

Bed were comfy, rooms recently redone, at a glance nice, just don’t look at detail of any kind. Fine for a short family visit for baseball, fun pool, close to stuff… would stay again

An older property but in a great location for walking along the riverfront park.
The front desk staff was unfriendly if they were present at all. We tried to check in 1 1/2 hour early ( which is pretty common). Front desk staff tried to charge me $25 to check in to “ my reserved room” early. There were maybe 5 cars in the lot so any room would do and they were certainly not overbooked. I travel all over the world and US and have never been charged to check into a room early. We opted not to get charged to check in and got coffee instead. I don’t know if that’s a new gouging tactic but it made an impression.

I read a bunch of bad reviews after i booked and was scared to go but it was actually pretty nice and clean. I had a King room with a river view on the 1st floor. The bed was clean and comfortable. The air conditioning was really nice. The fridge was clean and functional. The pool was huge and looked well-kept (although I didnt swim). The river trail was nice and didnt encounter anyone who was even close to seeming creepy or suspicious. The breakfast set up was decent. Overall I felt safe, clean and cared for.
My only complaints were that there was no toilet paper in my room (the front desk apologized and gave me some) and there was not a complmentsry little bottle of shampoo. I would choose to stay here again.

I enjoyed my stay and will stay again. My niece picked up a small metal tube connected to a piece of plastic in our room. It wasn't thoroughly cleaned. The shower head was old and didn't spray, but kinda of dumped water on you. The shuffle-board table felt is falling apart. The staff were mostly polite but could have been warmer and more welcoming. I didn't realize the rooms had no balcony or view. I didn't realize our room would be in a separate building. There were overflowing garbage cans with garbage on the ground outside. The TV has no way to switch inputs so once I got it into HDMI mode using auto-detect, I was not able to get it back to cable. No potatoes for breakfast and the sausages were not hot. None of this was deal-breaking for me, but considering it all, the hotel is way overpriced. Using an online booking agency I paid around $150. I think the price and the attention to detail need to meet eachother half-way.

It wasn't easy to access the lobby from our room as we had an outside entry door. My husband uses 2 canes to get around, so had to walk far to get to breakfast. The pool was nicely kept up and the staff was very friendly. Crean room and comfortable bed.

Awesome, covenant, great location. Only bad thing cant order a drink from the restaurant bar and bring to the pool.
