This bed and breakfast is the perfect place to stay for your trip to Napa. It’s within a very short walk to downtown Napa and has free parking! Each morning you are treated to a hearty breakfast and each afternoon you’re treated to wine and charcuterie. We stayed in the garden room which was spacious and had a lovely jacuzzi tub as a bonus! Our stay was perfect and Carrie is an excellent host. Stay here for your next trip to Napa - you’ll have no regrets!

Lovely spot and beautiful area right near downtown Napa… Convenient to everything. Five minute walk to downtown Napa. Very welcoming and thoughtful staff. Quiet. Delicious breakfast And other touches like fresh cookies all day and port for a nightcap.
The only thing I would say could be improved is the bed comfort… I’m a very sensitive sleeper and I found the beds a little too hard, but I may be an exception.

Staff was lovely, everyone was incredibly kind and personable. Food was excellent; breakfast choices were all delicious and the welcome truffles in the room were amazing. Bed and breakfast is a little off the main “strip” for Downtown Napa but certainly walkable to anything. Overall, a really nice stay!

1801 is a great place to stay. We stayed in the separate Carriage House cottage. It was well appointed and a delightful stay. The room is great and has a fireplace between the bedroom and bathroom, and has a lovely outdoor patio. The owner was fantastic and has a wine tatting every evening at 5:30. Breakfast was delicious and you are well cared for. We'll definitely stay here again when we return.

The stay was amazing, except for the mattress and pillows in Suite 1! I felt like the mattress was contemporary with the antique furnishings… the owner and her employees are great… but the mattress in that suite should reflect the luxury of everything else!

The location was very good. Easy walking to most things I needed. The bed and bedding was nice and comfortable. It is an old house and I needed to be mindful to be quiet for others staying at the location. The bathroom was big but the shower was difficult since it was very small (I am a small person). The staff was very nice and accommodating.

Our stay at 1801 was wonderful! We knew we would be arriving after check-in hours, and the owner was very nice about making arrangements with us to still get our key. The breakfast was wonderful each morning, and their were always cookies out throughout the day for a little snack. The bed and pillows were super comfortable! There is a lovely garden area to enjoy and the lots of pretty hibiscus and orange trees on property. It's also nice easy walk to downtown Napa. Loved it here!

Everything about our stay was great, except that we were looking forward to having a fireplace in our room but the fireplace wasn't working. Other than that, all other amenities, the food, the decor, the ambiance - all of it was great! It was a nice, festive place to stay over a holiday weekend!

We had the best stay in Napa for our 30th anniversary! 1801 First Luxury Inn is the perfect place to stay for that more intimate experience. The house is so homey and inviting. We were able to walk to a number of tasting rooms and restaurants. The Inn was quiet and offered great breakfast options. The evening wine socials in the garden area were a nice touch, as well! The staff was so friendly and we would stay here again for sure! Thank you for a wonderful experience!!!!

This was our first time in Napa and I am so glad we stayed here! The location is perfect, the hosts are hospitable which make the experience even more enjoyable! I would definitely stay here again and recommend family/friends to do the same!

My husband and I were delighted with our stay at the 1801 First Luxury Inn in Napa! Blair and Carrie were excellent hosts, and their assistant, Laura, was also great. The suite we had (#2) was beautiful, quiet, and comfortable. The daily breakfasts were delicious, and the evening eine hour was very enjoyable. All in all, we had a wonderful experience and highly recommend 1801 First!

Blair and Carrie made our visit exceptional. It was our anniversary. They made great recommendations, great restaurant reservations. The breakfasts and evening wine gatherings were tremendous.
A colleague from work recommended them… now I know why.

Wonderful: staff, location, breakfast, happy hour, quaintness (if that's a word), help with activities, value.
Area for improvement: The carpet in our room and on the stairs needs to be replaced.

The owner hosts wine tasting on Friday night and it was wonderful. The breakfast is top notch with fresh baked sweets to go with the meal. Always coffee available. There were plenty of amenities and it was easy enough to walk around everywhere.

They put us in a "suite" on the ground floor, like right in front of the entrance and outside the breakfast area. It was extremely loud, especially in the mornings when we wanted to sleep in. You could hear other guests and the clean staff vacuuming close by. The owner, Lauren, runs around stomping with her high heels during breakfast to serve the guests. Again, not my idea of relaxing. We asked for a late check out at 1:30pm and Lauren laughed in my face and said she would allow us to check out at 1pm instead. It was nice of them to accommodate but I don't think she needed to laugh in my face at my request. The breakfast was good and I enjoyed the cookies they left out for the guests in the dining area. The room was clean but we did not allow anyone to enter to clean the room because the room did not have a safe to store our valuables. I do not recommend if you're looking for something relaxing. If you're going to wake up early and go out and about then this does the job.

Owners personally greet guests and provide every thing guests could want in the rooms. The also have a wine & cheese reception that’s lovely and breakfast were incredible and complete. Great stay!

We loved our stay! The property was beautiful and they take good care of their guests - including a wine hour and delicious breakfast. Very walkable to downtown Napa which has great shops and restaurants. Highly recommend!

Very nice stay in updated 1900's house. Room was classic but with modern amenities including tub and large shower. Service was excellent. Breakfast was excellent at would have cost $40-50 at a restaurant for the two of us. Walking distance to downtown Napa and a quick Uber to many wineries. We usually stay in more contemporary properties but this Inn really changed our view on classic B&Bs.

Had a wonderful time in Napa. The service was awesome, ambience wonderful and they worked so hard to ensure our stay was special. Breakfast was delicious! Didn't get to thank the chef in person so shout out to the amazing cooks of this hotel! : )

Beautiful home, much larger than it appears. Our room was spacious and the host was sweet, polite and accommodating. She seemed very interested in you enjoying your stay. While there may have been 10 or more guests there she remembered our names, it is a lovely property. The breakfasts were awesome, and the late afternoon wine social was lovely. We had other choices, we are so happy we stayed here. Thank you Kerry, we would love to return. Thanks for a great experience... Robert and Jennifer.

Lovely Victorian house within walking distance to downtown Napa. Loved the complimentary wine, cheese and conversation at the 5:30pm happy hour. Very good breakfast and hospitable hosts. I hope to be able to come again when I can stay longer! The only minor issue was that we kept losing the wi/fi signal in our garden room.

Stayed in the Carriage House for a bit more privacy. It was a large space. We enjoyed our stay very much. Breakfast and coffee was excellent! Each evening you select one of three breakfast options for the next morning. We saw a variety of couples from younger to older. It was nice meeting the other couples at breakfast and chatting a little.

Love, love this B&B. Quaint, clean but with all the modern amenities you could need. Welcomed with coffee, tea and delicious cookies. Evening wine reception in the courtyard was a delight. Proximity to restaurants and beautiful waterfront, totally walkable. Highly recommend.
