Great location, really convenient place to stay for visiting friends and being out in the city. Would stay again. Nice and clean room and well stocked. A bit of noise in the surrounding streets at night midweek but nothing much and the staircase is a bit of a hike and narrow up to the top floor but its fine.

I enjoyed staying at the Hamptons this past week there was nothing wrong what so ever and really helpful when I couldn’t get in on one morning due to the lock broke

The location of the property was great - very close to the beach and just a short walk from the main attractions.
The condition of the hotel, and our room, was poor: worn carpets, incredibly uneven floor, bathroom sink had a big crack and taps weren't fitted propely, and the bathroom generally felt grubby. We were also unfortunate to be staying in a room below some extremely noisy other guests who were banging aroind loudly at 2am.

Stayed for 3 days it was lovely. Easy check in/out and the bedroom was nice and sharing a bathroom was fine. Cleaners come everyday and were friendly. Very near to everything and it's a chill walk to the town Definitely recommend.

You get what you pay for.
Area is descent, accomodation is sufficient.
Wardrobe was used as a utility cupboard. The fan was super old, intermittently functioning and dusty.
Toilet was clean but cramped.

Hotel was ok for the price paid, room was very small with a separate bathroom and toilet however bed was comfortable. Only negative was it was very noisy from the street however this is purely subjective given that I don’t live near a main road normally so notice every bit of noise. It prevented me sleeping. Service from staff was excellent and bags were stored prior to departure

Blinds didn’t shut properly so you had sun coming in
Reception at check in suggested there is a 24 hour reception and when we went at midnight the told us that his job is to go around the hotel not reception so better not leave the keys.
We had only one key for 3 people and there was no spare
We could hear everything… no sound proof at all, a shared bathroom was outside our room and all night we had people from the whole hotel going up and down, banging doors. Very bad experience…

We were less than a block from the beach. Although the room was small, it was painted light and felt airy and roomy. The only downside was the shower. It was tiny, which is manageable, but the rain shower head made it so there was no place in the shower you weren't getting wet. There was not a shelf for soap or anything and the door wouldn't close. Other than that, we enjoyed our stay.

We were greeted with a warm welcome. Do not be fooled by the pictures on their website of this hotel. The mattress & pillows were very uncomfortable, the carpet was stained & not fitted very well, there was mould residue in the so called en-suite, the shower was very dated & fixed, there was dust/dirt inside the cupboard, some sort of brownish coloured stain on the lampshade. Overall for the price we paid, we were very very unhappy to say the least & would not recommend this hotel. Such a shame as it is in a very good location.

The room was reasonably clean, the beds mattress was ridiculously soft, the 2 pillows I had were uselessly soft I asked for another and told that wasn't possible. I ended up barely sleeping due to this.
I had to run the hot tap for nearly 10 minutes for water to shave with.

I upgraded to a onsuite room to be told it was on the 3rd floor when I arrived I had to climb 4 flights of stairs to my room. The room was very small no room to sit and relax bi dressing table to put anything carpet was all threaded and the mattress was very uncomfortable and was very stained for the Amout of money u paid I did expect a little better as the pictures on the web were nice. one positive was chap on reception was very helpfull he helped me carry my things upstairs. as I had to make 3 trips if he hadn't Really not a good experience at all .

The pictures are definitely taken when newly done, the carpets are tired and stained, if you are staying ground floor you’ll definitely hear all passing drunks at 3/4am, the exterior light came on at midnight and came through the window shutters as it was a car shining it’s light straight through. The bathroom was pleasant alone with the location, it is very close to the pier. If you don’t mind hearing the door open at all hours, followed by the heavy door bang repeatedly through the night and the all night lights shining through the windows you may enjoy your stay! Not recommend by me personally for a family with younger kids. Beds clean and made up well, bathroom perfect condition! I can’t give more than 3 stars as none of us slept well with light show in room all night.

I had hoped to be able to check k in earlier although they did offer me an alternative solution which was absolutely fine.

Room was very basic. Not really that clean - stains on the carpet, mould in the shower, cracked sink basin, cracked toilet lid, dirty skirting boards. The rooms on the picture look brighter and airyer than they are.
Also, you can hear anyone in the corridor very clearly. And people upstairs.
Only good point - is the bed was very comfortable! The mattress was soft. Also, good location - close to the beach and Queen’s Park.

Good service & overall room & shared bathroom were great, small TV, small wardrobe, table with tea/coffee supplies. My single bed had a huge dent right in the centre so it was incredibly uncomfortable, I had to sleep right on the edge. Checked in just before reception closed so didn't feel it would be necessary to call any out-of-hours/emergency line. Would stay again if I was guaranteed a better bed.

Really enjoyed being there. Room was nice and comfy and the staff were great. Eat walk into town with some good restaurants and bars on the way. Will definitely be going back again.

Good location, close to seafront and LGBT+ area. Good for gay bars! Check in ia as another hotel owned by same company a few doors up the road. No reception or staff on the Hamptons property itself.

Have stayed in similar priced properties in Brighton, so far this is definitely our favourite. Great value for money, lovely sea view. Super comfy bed, large spacious room. Small issues were the windows being broken and therefore impossible to open, meaning the room did get hot. However, reception swiftly provided us with a fan, which was appreciated. Shower was good pressure but very very dodgy heating. The bed was lovely but the sheets were really hard to make fit, and we ended up sleeping on the bare mattress each night as the sheets were so easily disrupted. Overall though- definitely recommend for a budget stay!

It was horrible and heartbreaking mostly because I had my 2daughters with me for this trip. Firstly, we were given a room in the BASEMENT. The room had minimal ventilation and no A/C. When I complained they offered a very noisy fan that made a cosy night sleep seem like fantasy. We were not offered any refund even with the appalling conditions for a HOTEL. The shower room had mould on the wall tiles, it was also clogged making shower time a nightmare. We could smell the stench from the drain every time other occupants used there toilets. The blinds were outside the room so I couldn’t close it, meaning we had no privacy. £534 for 3days of horror, never again! 👎
