This is a lovely hotel - comfy, well appointed rooms, great staff - lovely welcome at reception, help with luggage, excellent breakfasts. One of the best places to stay in Brighton and good value for money. Would recommend.

It was a cute and quaint seaside hotel. The staff were helpful. The room was small but had what you needed. Unfortunately the sinks were clogged both in my room and in the bathroom down the hall. Walking to the bathroom and down steps and up steps was a little inconvenient. But it was overall a good experience.

Pluses: The hotel was in a convenient location with lots to do nearby. Everything was very clean. The usual teas and coffee facilities were provided, but it was great to also have bottled water. The bed had a firm mattress, which I like, so I actually slept better than I often do in hotels.
Minuses: The central location does mean you can get some noise outside late at night. The room was very compact, which was a bit of a struggle with two of us. The walls were thin, so we could hear people in the room next door. The window blind needed replacing - it was hard to operate. The hot water from the bathroom sink was little more than a trickle.
All in all, it was good enough for the price and location, but some
could do with a bit of maintenance.

Really nice staff .Check in was nice and easy . Breakfast plenty of choices . Rooms was clean anp from a few bits under table and bed was comfortable and clean.
Only problems was room door lot of light coming through because of gaps where not fitting properly and no bottles of drinking water in rooms had to buy bottled water to fill kettle and to drink. Would definitely recommend this hotel

A really nice B&B at reasonable rates, friendly staff and a good breakfast. My single room was a bit small but had everything I needed. The location is great, just outside the centre to be quiet but very walkable and with excellent public transport just 50 metres away.

The most amazing man who couldn’t do enough for you, the ladies were fab as well, fab time had by all , breakfast very good, room a tad small but very clean, excellent position, legends Sunday lunch and show was fantastic, ( need to book) highly recommend no faults with anything other than the weather, which nobody can control that, we arrived early at the hotel and they were very happy to look after our bags until check in time, thank you so much to everyone at the hotel for making our stay so nice xx

When we arrived the male staff was very rude and condescending. He shouted at me repeating wait, wait, wait through a locked door telling me I was at the wrong door. No signage to explain this. He then ignored me and walked off until I rang the bell. He then shouted at me to wait again until he reluctantly let me in. I was then told that I couldn't park outside in the street at the discounted voucher price and had to pay full parking charge unless I parked in a permit bay in a different street. I'd just spent half hour looking for a parking space. I explained I had emailed the hotel twice regarding parking etc but never received a reply. It was my wifes birthday and was hoping they could do something special for her in the room. The room was okay but cold and needed some tlc. Burns on the carpet, cracked wall paper and the shower tray was blocked and overflowed. No towels in the room when we arrived although this was rectified. One small bottle of water between us for a 3 night stay. We also watched a crackhead from our window lighting up early morning taking his drugs and causing a disturbance. The rest of the staff were nice and the breakfast was okay. No fresh orange juice just orange cordial. Apple juice was watered down too. It wasn't an unpleasant stay but we expected a lot more for the money we paid. Not much information on the website either.

The location of hotel is good and you can find various shops, supermarket, restaurants and bars just around.
The view outside is nice as you can see the sea at a walkable distance. You can also enjoy a coffee and breakfast at the cafe at beach.
The indoor design is warm.
However the heater did not provide enough heat and the hot water supply at bathroom is not stable.
There is no lift and you may evaluate if you can take a big luggage upstairs although I guess you can ask for a room at lower floor.
It was a nice stay anyway.

It's always a pleasure to stay with New Steine, even as a solo single room traveller. My latest trip was to the "infamous" room 206. The room IS small, but hardly surprising considering the excellent price. Whoever came up with the idea of the in-room shower unit (I think this is new since my last stay in that particular room) hats off! Advertised as shared bathroom, should read shared toilet.

The heating was not working we hot 2 small electric heaters for the big room it was just barable. The shower was electric and super slow impossible to wash my long hair, the sinks hot water was just dripping impossible to wash ha ds when opening cold water the sink was fliiding as couldn't drain well. The floor in shower was tilted and showerdoor was leaking so ut went all to the bedroom we had 2 towels on the floor to preven this from happening. And the toilet was next to bew with folding doors giving absolutely zero privacy for anyone to use the toilet.

The room was well appointed but the wooden blinds were damaged, one curtain dropped down from the rail as hooks missing. Bathroom bin lid fell off so we fixed it and we fixed the bathroom light.
Breakfast was a little disappointing. Fruit on one day only, cooked breakfast served lukewarm on cold plates. Good quality ingredients but could have been served hotter on warm plates. Plenty of refills of hot drinks and toast.

In general, the room was nice, but I wouldn’t say it was worth £180 for one night. The bathroom was poorly designed whenever you had a shower it leaked and got underneath the laminate flooring you had to squeeze past the toilet which had the towel rail opposite to get to the sink. There was exposed pipe work and wiring in the bathroom and generally the fact that it was in the basement made it feel like an after thought! Although yes, it was five minute walk to the seafront it was quite expensive for a room only basis. Honestly, I have stayed in better hostels than this hotel!

Three of us stayed in a triple room over a bank holiday weekend. New Steine has a great location, staff and breakfast. While the property was clean, we had a room in the basement that was damp and had likely experienced some water damage. It was in need of new flooring and paint, at a minimum. While it was nice that they had a triple room, we'd likely request a room on the main (if they have any) or on an upper floor in the future.

Lovely stay, the room needs some attention. Broken window blinds in the room, couldn’t close the middle window blind therefore couldn’t get changed in the room as people could see inside from the outside. Otherwise a decent distance from the pier and attractions

Herve, Oscar and the team were so accommodating and welcoming for our visit to Brighton for my mums birthday. They helped with our suitcases up to the top floor (and there were a lot of stairs!), and into the taxi and nothing was too much trouble, and also helped me with an order of Prosecco for my mum and kindly gave her a card and put swan towels in the room. The hotel itself was in a very convenient area and close by to everything in Brighton. The room was clean, quaint and just what we needed. Has to be one of the friendliest hotels I’ve stayed at in Brighton and I’ve been here a lot! Thank you for making our stay 😊

Clean place, staff were excellent and courteous excellent rates on rooms and pet friendly, the hood had a couple of savoury characters but other then that a great place to stay, we will hopefully stay there again when next we are in Brighton.
