Beautiful hotel with amazing views. The breakfast was great and the service was impecable. Check in and parking were easy. The restaurant was close on Monday but you can walk less than a block to a lot of restaurants.

Beautiful view however the place is a bit outdated. Would love for Villa Roca to remodel its rooms and bathrooms to a more modern and confortable style.
We had a couple of drinks during Happy Hour which we were told to be BOGO but at check out they charged us for both drinks at a “discounted price”. It was not a big deal but communication was not very clear.

The staff were exceptionally helpful and friendly. Our room had a story book view and a modernly unique bathroom. I would recommend anyone visiting Quepos to stay here for a positive and refreshing vacation experience.

Nothing but good things about this place. From the moment we checked in at the reception, very friendly, accomodating and helpful staff.
The views are amazing, very peaceful, lots of vegetation, very close to restaurants.
The lady at the restaurant is so sweet, kind and friendly. We felt very welcomed.
I would definitely without a doubt will come back to this place and will suggest to friends and family.

We stayed for 4 nights at the start of our vacation in Costa Rica, and feel that it’s likely nothing else on the trip will top our experience here.
The room was nice, though the main reason we will be back is because the resort property / amenities, and the amazing staff. This is a quiet resort and is LGBTQ friendly, the pool has an amazing view and the hot tub in a private jungle setting with colourful lighting was definitely a highlight! Go here on weekdays if you want quiet, or the weekend if you want a fun pool party! The area is very walkable to nearby restaurants, and a hike or short drive to the beach. We will be back!

The stay at this hotel was decent. As with all hotels, pros and cons:
Pros:
- View from the pool and hot tub is very nice and unique
- Each room has its own balcony/patio facing the ocean
- Carmen and Ismael at the bar are amazing. Fernando was helpful in the front office.
- Property is partially renovated and was continuing to be renovated while I was there
- Generally clean property, daily housekeeping
- Each room has a refrigerator and air conditioning
- Pretty close to Manuel Antonio restaurants, parks and beaches; most cabs/tours are familiar with the hotel
- Check out is at noon (instead of standard 11 am)
Cons:
- Property needs more renovations, such as a new shower tub in my room and updated decor, lacks color
- We had an issue with the power and water going out for a few hours during rain
- WiFi was spotty, FaceTime froze
- Wasn’t a huge fan of the bar and restaurants offerings
- The only body wash/shampoo are dispensers (no bars or small bottles) and housekeeping didn’t refill it until I asked
- The pool is cleaned daily (good) but should probably be cleaned twice daily due to the bugs that accumulate from being in Costa Rica and changes in PH which can irritate skin
- Hotel was sold by the old LGBT German owners to a man from Texas with a more traditional view who removed the hotel’s LGBT designation and most of the clothing optional space. This in itself isn’t an issue but communication to guests about the changes is lacking and caused some awkwardness.

Adults only means largely gay...but that wasn't a bad thing. There are steep stairs to and from your lower level room. Just so you know, two domestic Imperial beers and two margs totaled $36....during happy hour.

It was just great to see the wonderful view from the room and the pool area during the sunset and I am very disappointed to hear that the political system is allowing a condo development to be built in front of all of the bed and breakfast places as well as the housing in the area!!! This is not a place for that and it will ruin this beautiful place for just a few rich gringos 😢

I recently had the pleasure of staying here and it exceeded all my expectations. From the moment I entered, I was greeted with warm smiles and excellent customer service. The staff went above and beyond to ensure my stay was absolutely perfect.
One of the highlights of my stay was the delicious breakfast that was served each morning. The selection was vast, with a wide variety of options to cater to every palate. From freshly baked pastries to made-to-order omelets, there was something for everyone. It was a great way to start the day.
The hotel's infinity pool was truly tempting. With its breathtaking views and crystal-clear waters, it was the ultimate relaxation spot. Whether I wanted to take a refreshing dip or simply soak up the sun on one of the comfortable lounge chairs, the pool provided the perfect escape.
What truly stood out to me was the exceptional service from all the employees. Everyone I encountered was friendly, attentive, and genuinely interested in making my stay memorable. From Fernando at reception to Carmen at the restaurant to the housekeeping team, everyone went above and beyond.
The bed in my room was incredibly comfy, providing a restful night's sleep. The air conditioning worked well, ensuring a comfortable temperature throughout my stay. Additionally, the hotel offered flexible checkout, allowing me to relax and enjoy my last few moments in this wonderful oasis without feeling rushed.

Recently renovated, my husband and I had a gorgeous superior king room that was very spacious! We loved the balconies and the gorgeous views. Everything was very clean, although the towels were very old and worn for pool use and very small and not too nice for the bathroom. Brand new towels arrived for pool/beach use the day before we left so that was nice! The food at the restaurant was very good, but often they did not serve lunch when it was supposed to be available. Outstanding service by Gerald from concierge, Carmen who made excellent drinks and attended to us in the afternoon/evenings and Kenia in the mornings who got to know what our usual breakfast orders were. The pool was lovely, although new lounge chairs should be next in their renovation plans. A few monkeys were around the restaurant occasionally in the mornings, but not really any colorful birds on site. Gerald, Joanna and Carmen also spoke English the best, the others were not as proficient. The location was great, walkable to many restaurants. Easy enough to hop on the bus to the beach. Adults only, there is still a high percentage of gay male couples at this hotel, but there are also some straight couples there and it is no longer clothing optional, which was fine. It was a good choice for our family of 4, including our one LGBTQ adult child, for whom we picked this hotel in the first place, with their comfort in mind.

The place has spectacular views of the ocean, the food was really good and the staff was very friendly and personable. The only bad thing I could say about the place is that our bathroom had a septic smell to it, but after alerting the staff they looked into it immediately

I had an incredible time. The hotel has a very social atmosphere. The pool and jacuzzi areas have gorgeous views, as do all the rooms. The bar staff are amazing. However the reception staff could be a bit more welcoming. Also the safe in my room didn’t work and after a few trips to reception to try to get it resolved, they were unable to do so. Luckily the hotel felt very safe and I didn’t have to worry about my valuables.

Let me start by saying the staff was extremely friendly and the views from the property are amazing. It's an easy walk to local restaurants and just up the road from the National Park. I knew this was a very simple property and not what I would call Luxe, but I was hoping for standards like hot water and the ability to close the window in the bathroom. I had to take more cold showers than hot due to either lack of hot water or the fact nothing came out of the hot water faucet. There was a window in our bathroom that wouldn't close and the floors in the room were so slick you thought you were in an ice-skating competition. They were doing construction on nearby rooms - that didn't bother me but all the dirt and water from that construction was on our stairs and there was no way to get to our rooms w/out taking it with us on our shoes. On a side note, I had read a review on here that talked about how "aggressive" some of the guests were. I laughed when I read it, but unfortunately, I had the same issue, not once but twice. No, typically means no, but apparently not here.

Great Views But Room Conditions Very Poor. The room which was assigned to us was 5B and the view from the balcony saw some water but mostly obstructed by the building in front so only the top of the ocean was barely visible as the property is situated on a sloped hill.
Pros: all the staff were very friendly and hospitable except for the gentleman checking us in who was indifferent, unreceptive and a bit snarky. The breakfast was lovely and prepared well (we chose the typical and American breakfasts) with coffee and juice and fresh fruit plate. Service was attentive and quick. These are the only points which saved our stay!
Cons: the “upgraded” room which we were in the first night had a very disgusting sewer or smell in the bathroom which made the gag reflexes act up. There looked to be mold on the spot lights, the general condition of the room was poor; there needs to be some maintenance or refresh done.
The other room (5B) we stayed in looked to be more updated or was an addition to the hotel as we didn’t recall this building when we stayed before, but the room was really small. Opening the front door to the room all the way almost touched the side of the bed. There was mold on the shower floor grout, and it seemed like there wasn’t a proper clean of the room done before (i.e. dirty light switches, hair in the sink when we checked into the room).
Apparently the hotel is clothing optional at the pool, but this is not stated anywhere in the published

Very clean, nice rooms, good outdoor faculties. Most staff very friendly (except one when checking in- nothing bad but not particularly warm). Relatively expensive but pretty standard for the area. Stairs to rooms are difficult with bags. Breakfast was really good! Felt a little uncomfortable at times with how other guests were acting tweeds me when travelling alone but obviously not the hotels fault.

This hotel has soo much potential with its green spaces …the jacuzzis tucked away in the lush greenery ..the pool deck is great. It needs modernising and bring this hotel from just standard to something truly special.
The breakfast lady is super lovely and she makes the most delicious breakfast.
