About this house rental
This iconic 4 bedroom / 3 bathroom property has great original architectural details that will appeal to the midcentury modern enthusiast, including signature post-and-beam construction style, vaulted wood tongue-and-groove ceilings, concrete floors and clerestory windows. The updated, fully stocked kitchen is perfect for entertaining, overlooking the open concept main dining and living area with a large Frame TV and record player, including a diverse album collection to explore. Each bedroom features a new, hotel-quality mattress and Brooklinen linens for maximum restorative sleep, a flat-screen TV, wireless chargers, ample storage and carefully curated (often cheeky) artwork, decor and books to be discovered. Of the 3 updated bathrooms, two include walk-in showers with feet-massaging river rock floors and the third bathroom has a full-sized bathtub.
The attached casita offers an additional, separate poolside living and hang-out space featuring another flatscreen TV, vintage arcade game table, classic boardgames, magazines and a wetbar with wine fridge.
The spacious, private backyard features an extra large saltwater pool (heated upon request), along with ample spots to relax, play, and gather. Cushioned pool loungers offer stunning San Jacinto mountain views and shaded poolside relaxation. An outdoor living area, inground fire-pit and hanging daybed offer additional cozy nooks and hang-out areas. Meals can be enjoyed alfresco at the full size shaded outdoor dining table. The bocce ball court, Pop-a-Shot game, outdoor games will appeal to the young and the young at heart.
The Den is dog-friendly for well-behaved pups, complete with dog treats and a variety of dog beds.

Housekeeping - mid stay cleanings required for stays over 14 nights a minimum of every 14 days of your stay. Guest will be billed for additional cleanings every 2 weeks and scheduled to meet guest needs. These additional cleanings are $535 per cleaning and include a complete linen turnover and amenities refresh. Daily/Weekly cleaning are available if requested with additional fees.
Host with the Most can be available for anything you need & will greet you in person within 24 hours of your arrival.
Guest booking this home must be 25 year or older.
Parties and events are not permitted.
This home allows a maximum of 8 adults plus 2 kids 12 and under.
There are strict music, noise, and parking restrictions in Palm Springs and the booking guest will be responsible for any and all fines incurred during their visit. We reserve the right to immediately cancel any guest stay without a refund if any of the rental rules are violated.
No more than 4 vehicles may be parked at this home during your stay.
All activities must be taken inside by 10 pm to comply with the city wide quiet hours ... and to be good neighbors.
A copy of a government issued ID will be required of the booking guest along with signing an additional private rental contract acknowledging the rental guidelines and rules and all adult guest names listed on the contract.
Pool heating is optional at a rate of $95 per night of your visit.
• This home is not child proofed. Cabinets are not secured, there is a pool and hot tub without child locks, and we do have MANY breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise children at all times and do not advertise or guarantee that the home is in any way child safe /child proofed.
• NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day.
•There are noise ordinances here in PS, so NO MUSIC is allowed outside on any device at ANY TIME. In addition, there can be no outdoor noise after 10PM. There is NO MUSIC ALLOWED OUTSIDE. NO music on your phone, bluetooth device - NO MUSIC. If someone reports you to the City of Palm Springs, or the police, you will be responsible for ANY & ALL fines and you can and will be subject to removal from the property with no refund for unused time. The minimum charge is $500 if they are called out and if a complaint is made to our staff, city compliance, or the police, and/or citation is issues you will be asked to leave immediately with NO refund - so PLEASE have fun but bring it inside after 10PM and remember about the music being a NO NO at anytime outdoors - not even inside with doors open so it can be heard outside.
• 12.5% tax has been charged as a “Transient Occupancy Tax” per the City of Palm Springs requirements for any stays under 28 nights.
•Bookings over 28 nights are not subject to TOT tax.
•An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation will also need to provide a photo of their government issued ID as required for short term rentals in the city of Palm Springs and must be present for the stay.
•All guests will need to read and sign the Good Neighbor Form and a face to face greeting at check in is required.
-Surveillance or recording devices on property - Ring camera at front entry to monitor entrance and noise monitoring device inside main living area and pool area. It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). NoiseAware is a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is 100% privacy compliant and is required on this property. If you have any questions, please ask.
Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Furthermore, Tenant recognizes the right of the manager to ask Tenant and Tenant's guests to vacate the unit immediately if it becomes necessary without a refund of the rental amount.
•Missing &/or stained LINENS will be charged to the guest at the current rate for replacement. ANY BROKEN OR MISSING ITEMS will be charged to the guest accordingly.

We've stayed in a lot of vacation rentals over the years and own our own vacation home so I typically have three things I rate on, cleanliness, location and value.
In terms of cleanliness it was clean but overall the property is starting to feel worn, the bathroom, kitchen and outside area were clean but the blankets all need a good washing, the casita smells like wet dog and the old windows and trim make it feel worn. Same goes with the hanging bed, pac-man game and basketball game, all were cool but just sort of felt worn and dirty when you touched them.
Location was also ok, it's about 2 miles from downtown which was just far enough away to not be in the "cool" part of Palm Springs, the neighborhood had an up and coming feel to it and I felt weird going for. walk. If I were to do it again I would have chosen a closer location to downtown.
Value; this is where I had to knock a star off. After the nightly rate and fees (including a hefty host fee), the property just isn't worth that much because of the reasons above. I will say though the kitchen is well stocked which is always nice. And the communication was quick even if I received multiple responses and messages saying the same thing from different owners/hosts/property managers.

I booked this home for a week to celebrate my partner's birthday. It comfortably accommodated the eight adults who stayed. We were all very impressed by how comfortable and well-stocked the home was, with thoughtful touches everywhere we turned. Plus the hosts went above and beyond during the visit to make our stay really fantastic!
And the house is really as great as it looks! We loved our winter gathering over the fire pit and in the heated pool. It was so hard to leave.
I should let potential visitors know that I was thrown off by a bunch of paperwork (16 pages of legal forms!) with rules and registrations that came my way after booking without warning. It comes from the City of Palm Springs. Just a head's up—it's all worth staying in this amazing home!
