About this villa rental
Sogni dei Santi is a beautifully restored hill top villa with the best of modern design and creature comforts. The house sleeps 14 (7 bedrooms, 5 bathrooms) has stunning views over unspoilt valleys and hills, a large private garden, a private out-door pool with pool-house and a large outdoor seating area under a shady vine. Sitting under a 12th century watchtower, in a SECLUDED POSITION surrounded by fields and woods, it enjoys lovely views. On the ground floor are a large fully equipped modern kitchen with two ovens, US style fridge/freezer and seating area, a large sitting room equipped with TV/Video/DVD, a dining room seating 14, a home office with SUPER HIGH SPEED WIFI (for those who want to work away from home), laundry and entrance hall. On the first floor are three double bedrooms with ensuite bathrooms, a twin and another double bedroom that share a bathroom. Up a spiral staircase under the eaves on the second floor there is a further double room, twin room (with restricted headroom) and bathroom .

There are marked hiking and walking trails up into the nearby mountains. The ancient pilgrim route to Assisi runs through Aliforni hamlet. The Gola della Rossa-Frasassi National Park (30mins away) features a series of towering limestone gorges providing a habitat for rare golden eagles, peregrine falcons and eagle owls as well as Italy's largest and most interesting network of caves at Frasassi. The Cistercian Abbey of Fiastra (35 mins) is an inland nature reserve and home to a wide variety of animals and rare birds. 1 Hour from the house are the breathtaking mountains of the Sibillini National park. Monte Conero National Park, just south of Ancona, provides Le Marche with a dramatic and rugged stretch of coastline with secluded beaches & coves. It features thousands of species of maritime flora, is rich in bird life and has stunning views over the sea. European Blue Flags beaches.
Food and Wine: Situated in central Italy, Le Marche represents the meeting point between the culinary traditions of northern and southern Italy. It has a vast variety of local foods - from the strong flavours that dominate the food in the mountainous areas, such truffles, mushrooms, salami & tasty 'porchetta', to the more subtle flavours of the coastal cuisine - such as 'brodetto del mare'. Large and juicy olives are another feature of Le Marche's gastronomic tradition. The famous Italian 'gelato' is also something to be enjoyed! The cultivation of vines in Le Marche can be traced back to Roman times and viticulture in the regions thrives to this day with 24,000 hectares under vine, a third of which is doc. The most famous DOC wine of the region is Verdicchio, a white wine produced in Jesi and Matellica (30mins away). Excellent reds are Rosso Conero, Rosso Piceno and Lacrima del Morro d'Alba. Good sparkling wines and spirits are also produced in the region.

Look no further if you want a fantastic and relaxing place to stay in Marche. The house is extremely comfortable and the garden and pool absolutely perfect. The views from the house are stunning. We were so well looked after by Alessandro and Ricardo - very attentive but in no way intrusive- a thoroughly warm Italian welcome. We would not hesitate to return to this wonderful house.

Spent a beautiful week with our family, including 6 grandchildren celebrating our Golden wedding anniversary. Had their recommended chef cook for us 4 evenings which was a real bonus. Amazing food. Upstairs rooms only suitable for children rather than adults. Trampoline a little worry, as no safety net. Highly recommend everything.

We loved this beautiful house in the hills above San Severino. It accommodated our family of 14 comfortably and the facilities were generous and good quality. The pool was a fine size and was kept clean and could be seen from the house but was not fenced. The grass lead to the pool and was ideal for ball games. There were two shaded verandas so all meals could be enjoyed outside and the views were stunning.
The property manager, his assistant and the cleaners were helpful and friendly. We were introduced to a cook who prepared three delicious evening meals for the 8 adults and brought a smiling young woman to translate. Extra cleaning for an hour on three mornings was also arranged and helpful.
We hope we shall be able to return!

A beautiful place
Our family had a wonderful stay. The property is maintained to a high standard and is well equipped. The garden, pool, and views of the surrounding countryside are spectacular, even better than the pictures. A beautiful part of the world.

Most Magical Villa in Le Marche!
I can't thank Joss and Alessandro enough for such an amazing stay in this villa. I celebrated my 30th birthday with 9 friends and it was everything I could have asked for.
Joss was very communicative and connected me with Alessandro who helped me book many activities (and provided great recommendations in San Severino) for us. They put us in contact with Marco who drove us around to two wineries and to Country Home Salomone (highly recommend) for lunch. The whole excursion started at 9 a.m. and ended at around 7 p.m. for such an amazing price. Also, Marco was simply the most amazing guide. Alessandro also helped us book an Italian chef to come and show us a cooking presentation and made dinner for us. This was probably one of my favorite nights because the kitchen in the villa is perfect for this kind of "showing" and Franchesca was incredibly kind!
You might not want to leave the villa because it truly is perfect. The trampoline is also a great addition! Everyone back home was a bit jealous of the pictures I shared with them, haha.
My only regret is that I wish I stayed longer. One week wasn't enough to explore the beautiful region of Marche + just hang out in the house and relax. Will be booking another stay here soon!

Wonderful family holiday
This was the best equipped and well kept villa that we have stayed in. The gardener does a great job in keeping the garden maintained.
All indoor and outdoor space was superb. The views are glorious and there are many spots around the house to sit and read, eat or talk as a whole group or in smaller groups.
The pool was also perfect for adults and children with excellent sunbeds.
Kitchen was well equipped and easy to cater for our whole party of 12. The host also provides two highchairs on request, as we had two one year-olds in our party.
The property is remote but not too far to nearby towns.
The only slight downside, which we didn't realise before arriving, was that the top floor rooms have low ceilings and were not the easiest to get to. Therefore they would mostly be suitable for children and teens, but not young children as the stairs are not easy to climb.
We would definitely stay here again - thank you!

Siamo stati molto contenti di essere stati ospitati in questa favolosa Villa durante il periodo delle feste natalizie, con un'ottima pulizia, un favoloso arredamento confortevole hanno reso il nostro soggiorno fantastico. Grazie anche all'efficienza della proprietà abbiamo fatto delle escursioni nelle vicinanze, mangiato prodotti locali e ristorato con il BBQ all'aperto.
La posizione della casa isolata e sulla cima di una valle, dà una vista incredibile.
Grazie infinite per la disponibilità, speriamo di tornare verso la primavera per sfruttare anche la piscina. :)

Wunderschön
Das Haus ist wirklich wunderschön und bietet einem alles was man für einen entspannten Urlaub braucht. Die Ansprechpartner vor Ort waren sehr freundlich und hilfsbereit. Das Grundstück ist super weitläufig, der Ausblick ist atemberaubend und der Pool ist auch ein absolutes Highlight.
Gerne kommen wir irgendwann mal wieder.

Perfektes Haus mit Garten und Pool
Das Haus ist sehr gepflegt, die Zimmer geschmackvoll gestaltet und die Küche ist sehr gut ausgestattet. Wir haben die unterschiedlichen Terrassen, das wunderschöne Grundstück ebenso sehr genossen wie den großen Pool.
Auf unsere Wünsche wurde umgehend positiv reagiert. Wir würden jederzeit wiederkommen.

Die Marken - so wie sie sein sollen
Wir (zwei Familien mit insgesamt neun Personen) waren für zwei wunderbare Wochen in diesem grandiosen Haus. Man kann den anderen Bewertungen nur zustimmen: Das Haus ist sehr gepflegt, gut aufgeteilt und bestens ausgestattet. Ideal sind die fünf Schlafzimmer im ersten Stock, wir haben nur diese genutzt und sehr genossen (die anderen Schlafzimmer/Betten befinden unter den Dachschrägen ein Stockwerk höher und sind nur über eine Wendeltreppe erreichbar). Das Erdgeschoss mit der großzügigen und bestens ausgestatteten Küche, dem Wohnraum und dem Essbereich ist sehr einladend und gemütlich, der Ausblick aus der Küche ist sensationell. Die Außenbereiche, der Garten und der Pool sind sehr gepflegt - Joss und insbesondere Alessandro vor Ort sind jederzeit rasch erreichbar, wenn irgendwelche Fragen oder Problene auftauchen oder man lokale Tipps braucht. Die Marken sind immer wieder eine Reise wert, in diesem Haus wird der Aufenthalt perfekt!

Luglio 2021 3 famiglie, 6 adulti 6 bambini, la ns vacanza prevedeva tante gite nella zona circostante, ma la bellezza e il fascino dell’intera villa ci ha catturati per tutta la settimana. Ambiente molto curato e attrezzato con tutti i comfort. Difficile trovare altra location in grado di offrire un livello così alto di buongusto funzionalità e bellezza nello stesso posto. Merito della proprietaria Joss.
Una menzione particolare alla cucina extra large e super accessoriata e all’incantevole finestra sulle colline marchigiane. Grazie infine alla disponibilità di Alessandro e Riccardo

Idyllic countryside luxury family home
This is one of the most beautifully appointed properties imaginable. Set in stunning lush countryside, the interior is tastefully designed with Italian stone floors, comfortable furniture, modern bathrooms and lovely bedrooms. This wonderful stone house offers breathtaking views for miles over Le Marche , and many an hour can be spent absorbing the peace and tranquility of this magical setting.. There's lots to do at home, as well as in the areas beyond. We enjoyed exploring many local medieval towns as well as two days at the beach. Excellent restaurants locally mean that dinner out is a very tempting option. This spot really is a taste of paradise.

Beautiful Property in a Stunning Location
After viewing literally hundreds of properties online in Le Marche and Umbria we settled on Sogni Dei Santi as it looked ideal for our group of 12 adults and 3 babies. As we drove up the lane approaching the property we instantly knew that we had made the right decision. It is fabulously situated between two small hamlets with the most stunning 360 degree views.
The house has been beautifully laid out and very tastefully furnished. The downstairs has a very large lounge/diner and a very well equipped kitchen. We spent many a happy hour cooking up some real treats using the fabulous local produce and enjoying a glass or two of local wines. The first floor bedrooms are beautifully done - the Master bedroom with its huge four poster bed and massive en-suite bathroom and double aspect views is quite breath-taking.
Outside, the gardens are very thoughtfully laid out with lovely lawns dotted with Mulberry trees for a bit of shade (the Mulberrys were very tasty too), a gorgeous rose bordered path to the pool area and very pretty borders alongside the fabulous veranda. There is also a herb garden next to the vine covered seating area on the north side of the house - very handy to be able to pick fresh herbs. The pool is lovely and I have to say that the table tennis table got loads of use whilst we were there. At night the place is ideal for star gazing.
The local area is absolutely gorgeous with many little hill top towns and villages. San Severino is a lovely little town and is the closest town with decent supermarkets. The town square is beautiful and comes alive in the evenings. The local cafes and restaurants offer tremendous value - 12 euro for 10 coffees. Cingoli is also well worth a visit and is only 20 mins or so from the house. Again, we were amazed at the prices in the I Ponti restaurant at Lago Di Cingoli . The restaurant is full of locals and I can understand why. The food was amazing, excellent quality rustic fare at incredible prices - a plate of pasta with local wine and coffee for less than 11 euros per head.
In the house information pack Joss makes some excellent recommendations for things to do and local food producers. One trip that you absolutely have to make is to the pig farm that produces the most wonderful salamis and prosciutto at very reasonable prices.
In summary, we couldn't have been happier. We spent a wonderful fortnight at Sogni Dei Santi and were very upset to leave.

A wonderfully peaceful haven in Le Marche
This was our second stay at this wonderful house. We love it! it is very secluded which is fantastic when we'd just arrived from the bustle and busy-ness of both Rome and the Amalfi coast! It has everything you would need for a big group. The kitchen is incredibly well stocked with every utensil, pot and pan you'll ever need and in a size that's suitable for catering en masse. The pool area was perfect and even though the pool wasn't heated, we used it all day and the sun had heated it up nicely. We love this area - it has the feeling of being quite untouched and the towns are so beautiful and charming. We didn't explore much, however, preferring to relax by the pool and have long meals on the veranda. We couldn't recommend it more highly.

Terrific family house in stunning surroundings
We had a wonderful few days in this lovely family house. Le Marche is an incredible region with beautiful old towns and stunning scenery. This house was the perfect base to explore, very comfortable and well-equipped with wonderful outside space and a great pool. We could have stayed four times as long!

A truly gorgeous house in a most beautiful setting
It really would be impossible not to love everything about this house. The property is absolutely gorgeous: beautifully spec-ed and looked after and lovely and luxurious whilst still being welcoming and friendly. The gardens are equally perfect: so well cared for, planted and laid out and a complete pleasure to sit in or wander through. And the setting - it is honestly spectacular. One of the most peaceful but positive places we've ever been.

Italian dream
We spent an autumn week with six friends in this wonderful house in the heart of the Marche region, and it was one of our finest Italian holidays ever. The house is just amazing: very well equipped, tastefully decorated, cosy, with enough privacy for everyone considering every bedroom has its own bathroom. Heavenly beds too, by the way. But the most important asset of the house is the view: simply breathtaking. We’ve been to Tuscany and Umbria before, but the hills of the Marche are even more picture-perfect, and especially around Sogni dei Santi.
We also made good use of the two ovens in the kitchen, the fireplace and the tips for walks in the property handbook (especially the area around El Cito is a true gem). It took a while to get used to the silence at night, but the lack of surrounding light was just perfect for star-gazing. The house is well situated: only 20 minutes to San Severino - where there are plenty of shops, bakeries and groceries - and within easy reach of Macerata, Jesi and other Marche town. If you want a quiet relaxing luxurious holiday with family or friends in an unspoilt and authentic Italian region, this house is just the place you are looking for.

One of the most comfortable holiday homes ever!
I can honestly say that this is one of the most comfortable holiday homes we have ever stayed in. Apart from the odd trip to the shops we didn’t leave for a week. The owners have thought of everything! The kitchen is better equipped than mine at home, the beds utterly heavenly, the views inspiring and Antonio on hand to help out if needed. Our days involved big meals eaten outside, swimming, book reading and endless table tennis competitions! Thank you for a marvelous holiday.

One of my favourite places in the world.
This house is spectacular. The setting is breathtaking and provides an amazing sense of space and the whole house has been beautifully and carefully designed. I know a number of people that have stayed here; I don't know any that have been disappointed.
In terms of getting there the Ryanair flight to Ancona is on the early side but it is great to arrive at such a small airport - you'll be out in half an hour. It's like a very smart aircraft hanger.
Antonio who looks after the house can do some shopping for your arrival and I would say it's worth it. He gathered a great selection of delicious things that kept us going until we got our heads around a supermarket shop. He is very efficient and friendly but speaks no English so prepare to use your best sign language.
The beds are all seriously comfortable and the linen far superior to the linen I have at home. All the first floor rooms are a really decent size. In fact only the double in the loft is a funny shape and even that has some charm!
Every last kitchen utensil you might ever need is available and even washing up is a joy when the view is that good. Having said that, there is a dishwasher!
I've been here in sunny climes and grey and the DVD collection and fire will keep you going in the colder months for some time. The pool needs high temperatures if you're going to brave it but it's a great size and there's plenty of kit to make it fun.
In terms of the local sites we didn't explore too much since the house provided sufficient entertainment, an evening gelato in San Severino at the It Bar is always a highlight as is a giant pizza at the local pizzeria with the great view on your way to the house.
As you can tell, I'm a fan and intend to return ...
