We were very excited about our stay and, for the most part, it was terrific. The house and property is spacious. We were a smaller group but the property was suitable for much larger groups. Clean, quiet, safe gated community was just what we were looking for and made us feel very comfortable and relaxed. The pool provided an awesome and tranquil escape on some very hot days in July. Lots of great cuisine and nature-lover activities within a short drive away. Great a/c and excellent Wi-Fi. Communications with the concierge Sylvia was excellent. Unfortunately, though, there were some disappointments as well. The interior was superficially clean on the surface but in need of a deep-cleaning. Property and fixtures, including mattresses, sofa cushions, etc were much more dated, stained, and worn than indicated in the pictures. Also, while the property description is technically accurate, as others have noted the property and backyard border a muddy swampy area and does not provide access to the Reserve itself, though close by and accessible 9-5 daily from outside of the community. The private community beach is also close but still a 15-20 minute walk through the community to get to. In general, it's a peaceful and tranquil choice for a larger group looking for a pool, peaceful environment, and relatively close access to a reserve, "Cast A Way" type community beach, and proximity to good cuisine.

You are staying at a concrete home as most of the homes are in Puerto Rico. It is in a gated community about 100yds from Punta Santiago beach. Beautiful subdivision. This house backs up to a nature reserve(As we call it in South MS, a swamp). It has water in it that is extremely muddy.(We did stay in July, so I don't know what the water looks like at other times of the year). We had only 5 people in the house but It can easily sleep 10 people. The home needs a little TLC but was perfect for us. Walmart is about 4 or 5 miles away. From this location you can easily travel to the mountains or other local beaches. The host was very attentive to what ever we needed.. Now the most important question is, Would I stay there again? Yes would love to stay there again and probably will try in the future

My family stayed for a week and we enjoyed our stay. The house was exactly as described on the interior and there was plenty of room for our 8 person family which included my elderly parents, grown children, and teenage grands. The backyard was lovely and the pool was a private oasis. The hosts responded to most questions immediately. We enjoyed the backyard gazebo and were surprised that there were very few flying insects to bother anyone.
The gated community was quiet and we enjoyed fabulous food at the restaurants near the community and in nearby Punta Santiago. Many in our hroup and crabbed at the pier, swam in the natural pool at El Yunque, and walked the trails at the nature reserve. Lovely.
However, i was disappointed and had to read the description of the home multiple times to see where i misunderstood. The home is near a private beach, but not on the beach, nor 100 steps away. You drive to the end of the street and down a block to the path that leads to the beach. The nature reserve is 3200 acres, but the house borders a non accessible swampy area, to access the reserve, you exit the community and drive 5 minutes down the road. Everything was very close, but i thought it was more walking distance from the home.
Also, I was told the home was handicapped accessible and all on one level. There are stairs to the front door and two ledges down from the front entrance. Handicapped access was walking through the carport to the back door.

Clean, quiet, private. Sylvia was very easy to deal with. The location is fabulous. A short walk to a quiet pristine beach. Numerous local restaurants with awesome Puerto Rican cuisine within a short drive.
Would love to stay again.

Our stay was wonderful, it was just myself and my 16 year old son. My son as many teenagers was less into activities and more into hanging out at the house relaxing. The home itself is quite spacious, we wanted a pool and the nature trails and therefore went bigger than needed, this home could easily fit a much larger family. The house was clean, quite comfortable, had everything we needed, the check in process was very easy. I stayed in touch with Sylvia here and there with questions and she was amazing, always sure to respond promptly. The pool was very refreshing on those hot days after wandering around the trails behind the property. The nearby reserve is literally your backyard. I spent a great deal of time hanging out with the lizards and taking photos of all the beauty around me. This is the first vacation in a long time that I felt truly relaxed and this was in big part this beautiful home. Thank you so much for having us!

The property was very well taken care of and so much to do and see within walking distance. Take the paddle over to monkey island and make sure you walk to the nature preserve from the house. Only complaint would be the comfort of the beds, should consider upgrading mattresses.

The vacation home met our expectations. There was plenty of space for two adults, one 18-year-old, and two children to comfortably sleep and hang out. The air conditioning was powerful enough to combat the Puerto Rican heat and we were very comfortable. The property was inviting and the pool, once it was topped off to combat evaporation and we bought a skimmer to remove the mosquitoes each morning, was a good size and very enjoyable. The outdoor sitting area overlooking the edge of the nature preserve was lovely, and a great place to observe the large iguana who came out to feed on the mangoes and breadfruit that fell from the trees in the yard. 10am seemed to be iguana breakfast time. For our own meals, there was a delicious restaurant, Las Olas, right outside the main gate that we loved.

We had a wonderful time. The house was perfect for us. The air conditioning was awesome after long days in the sun. We would sit at the table each night playing cards or monopoly before going to bed. Plenty of out door seating. Having the grill was very nice for dinners. The pool was fun and relaxing. Being from Indiana when we saw lizards or iguanas in the yard we would all run for our cameras every time. I spent every morning sitting on the patio drinking coffee watching the birds and turtles in the lagoon. There is a number of restaurants in the area all with great food. The beech was fun for walks and trying to catch the little crabs that scurry around the rocks. We spent a lot of time in Fajardo, which is just a short drive. This is where we walked the rainforest and swam in the clear and very warm river. There are also great beaches for snorkeling and boogie boarding. We will definitely be back. Thanks Julius!

Overall, we had a good stay. I feel like the property description is a bit inaccurate. The pool is shared with the property owner next door and can only be used between sunrise and sunset. The laundry facilities are actually at the owners home, which is next-door, and can only be used between sunrise and sunset. That is a bit difficult when a family of six is on vacation and has activities during the daytime hours. I was very disappointed about not having access to laundry facilities when I needed them. The property is older, but was clean with good AC, Wi-Fi, and plenty of warm water. We were very grateful for that. The host was helpful and attentive to our needs.

My family and I enjoyed PR, but were overall disappointed w the property. Beds were very uncomfortable, not enough bed linens- I actually had to go purchase extra blankets and then leave them behind because of suitcase room! We were expected to wash all the dishes, but not given adequate dish soap or papertowels. Also had to purchase more toilet paper and paper towels- things that should have been supplied. Working outlets were hard to find, the yard had dog poo and a broken fence that ultimately fell down during our stay. We made the best of our stay, and appreciated the kayak availability- but more negatives than positives for the money I spent.

Wonderful! Subdivision with private beach - but don't be scared by word subdivision - this was the best property in it, back yard abuts nature preserve; it didn't feel like there were neighbors at all. All we heard was birds and frogs and coquis surrounding us. Walk 3 minutes to private beach (check rip tide warnings before getting in), and if you walk 3 minutes along the beach you get to walking/running trails inside nature preserve. There was never anybody else on the beach when we were there (2nd week of April). Two ocean kayaks provided (but you'll want strong hands to haul them down to the ocean). Kitchen adequately stocked; nice pans, some basic spices. Kids' bedroom has 4 beds (looks like 3 in picture but there's a trundle.) We had plenty of space for two couples with two kids each; never felt crowded. Very clean; concierge very responsive. Air conditioning adequately powerful but generally we chose not to run it. Kids loved the pool. Endless rounds of Marco Polo were played while adults relaxed. Room for one car in garage but no concerns about street parking for 2nd car (for this or any other lodging outside of San Juan you will need rental car).

This was a great choice for our first ever trip to PR. Humacao is a little off the beaten path yet convenient to everything — San Juan, El Yunque, beaches at Loquillo, etc.
The house was clean, comfortable, and well equipped. Great, private yard, pool, deck and covered patio overlooking the wildlife preserve. Observed numerous bird species in the yard, and in the water just beyond. Short walk to the beach — which, while beautiful, was very natural and ungroomed. Lots of seaweed, drift wood, etc, very little trash. You can easily walk down the beach and into the Humacao Preserve, including a short climb up to El Morillo for spectacular views.
The owners local restaurant recommendations were spot on, including Brisas Del Mar in Punta Santiago. If you weren’t in the mood for real local food, you can turn left and drive to an area with typical American restaurants closer to Humacao.
Check in process was a little disjointed but I largely attribute that to our slightly early arrival.
As the listing notes, this is not a resort — it’s in a real part of PR, and some of the homes in the neighborhood seem to be in disrepair or are still recovering from recent hurricanes. It is safe and secure — but like much of the area that is due people taking precautions (bars on windows, gates, etc.) As far as physical safety, we never felt threatened in any way — my wife walked to the beach on her own at night, and was perfectly safe.
Will absolutely consider again if we go back to PR.

Perfect place for families! Very private and peaceful gated neighborhood. We didn’t see more than 6 people in a week! The back yard is amazing and directly boarders the Humacao nature preserve. The pool was absolutely wonderful, especially since there were riptide warnings for the entire week. We walked the beach every morning and watched the sunrises and pelicans diving for fish and relaxed in hammocks under the palm trees in the afternoon. Hiked the trails in the nature preserve and fished in the lagoons. This is truly the place for nature lovers! I would highly recommend this property.

We really enjoyed staying at this property. The house had all we needed! It was a bit different than our impression from the listing as it was in a subdivision with houses right next to it on both sides. Not that this was so bad but for some reason I had thought it was gonna be a bit more secluded. My children really enjoyed the pool and my wife and I enjoyed drinking coffee in the mornings under the gazebo in the backyard and walking down to the beach and watching the sunrise over the bay. The house keeper was very easy to message and responded quickly for the things we needed.

We had a wonderful stay. Luckily Julius was there to give us advice if places to visit and great restaurants.
The house was very nice and the yard beautiful and relaxing.
We enjoyed watching the wild life and a beautiful peaceful beach.

We stayed for a week in this house. The directions to get to the house were excellent, we got there with no difficulty
even though we arrived at night. Sylvia answered all my questions and was super helpful. Everything works, it has a gas grill, and a fully equipped kitchen. The kitchen and restrooms could use some updates, but like I said before, everything works. There is AC in all of the rooms and the house is big enough for a family to be in without feeling crowded ( the house fits 12).
The backyard is the best feature of this property. While kids and teenagers enjoyed the pool, the adults gathered around the grill to talk. The weather was perfect, everybody enjoyed it.
You can walk to the beach, which is also super peaceful (perfect for 🧘♀️ yoga, or to take a hammock with you and just chill). We also went to the nature preserve which we enjoyed a lot. The restaurants near the house open only during the weekends. Locals enjoy food, watching sports, and karaoke there.
Overall it was just what we needed. A quiet place to enjoy with family.

Our family of 5 really enjoyed our stay. The house was clean and had plenty of space for us to all spread out. But we spent more time outside, enjoying the pool, gazebo and short walk to the beach and nature preserve. The boys enjoyed some coconut basketball on the beach as well.

We love nature and walkability, so this rental was perfect for us. The beach and nature trails are a block away. Multiple towns are very close and San Juan is under an hour. We would definitely stay again. We met Julius, the owner and he was lovely. The backyard was our oasis. The AC works perfectly and no issues with anything in the home. If you want hotel amenities, this is not your place. Being on an island, backing up to a nature preserve, you will get bugs and lizards. This did not bother us, we just cohabitated!

It was a great escape to nature and great time with the family. House was clean and everything in order, taking into consideration Covid-19 guidelines. The pool was even better than in the pictures, private for us all the time. We even extended our stay!!! Communication was always clear and available with Sylvia. It really will Be our get away house for the future!! In looove. Highly recommend for a great time with family and in total contact with nature.

This property is "as advertised". If you are looking for a resort or brand new amenities, this isn't for you. If you want clean, working, everything how you need it, with a backyard you will never want to leave, this is it!
Our family of 5 had a great time with the hammocks, the nearby hiking, the beach, and just the peaceful serenity of everything. We bought groceries and ate breakfast outside. Then rest in the hammocks. Maybe go on a hike or hit the beach. Drive the El Yunque or somewhere nearby. Relax with something on the grill as the sunsets. Only thing we didn't like was leaving and going home.
Communication was excellent and everything was top notch working order. If you are fortunate to reserve this house, you will relax and rejuvenate and never want to leave...

Pros:
The place was spacious, plenty of A/C units for those picky people too. The pool is a nice size, and there's plenty of backyard to enjoy.
The place also had floaties for kids, 3 kayaks too but wasnt able to use the kayaks.
The co manager for the property was really nice and she was very helpful and if we had questions or concerns or wanted to know anything about the area or surroundings she was glad to help out or call us right back with more infos.
Cons:
The property is not managed through VRBO.
The property owners sent us to communicate with a second person through email instead of keeping in touch through the app and work out any details.
Which kind of defeats the purpose of spending tons of money through the website or app to be safe to then be told to work out details outside the website.
The pool is more personal but it is shared with the house next door. Luckily we didn't have any neighbors during our stay so it was all to ourselves.
No reason to kayak because the back space to enter the water stream to the nature reserve had too many fallen trees to even try to move the kayak from the back maybe that will change in time with nature reserves always maintaining their lands.

This property needs more attention. Refrigerator didn’t work, nobody came to fix it, and the beach isn’t clean. It is full of seaweed to the point where you can’t swim or walk. Puerto Rico has better beaches, I wouldn’t recommended this place for vacations if you want a good, pretty beach.
4.0
The owner was super nice and ready to accommodate - didn’t have a hair dryer - so bring your own if that’s important. It’s kind of reminiscent of indoor camping. We didn’t use the kayaks we drove to the rainforest instead. I’d say if you want an authentic trip and feel for the southeast side of PR it’s a good first stop. There’s a Walmart close by and a few local little bars.
