Welcome to our mountain home on the ridge. This property is perched on the mountain side facing the North west with amazing views of Lake Tahoe. It gives the feeling of being in an eagle's nest perched high in the Sierra mountains. Close to world class skiing and mountain biking. This is the perfect place to come back to after a day of Tahoe adventures. Unwind and reflect on your day as you sit in the hot tub and watch the sunset behind the mountains. The home is close to everything: 13 min to the casinos, 12 min to Edgewood golf course, 13 min to Nevada beach, 20 min to hot springs, 20 min to historic Geno. It is a great location with a breathtaking view of our beautiful lake.
To get these amazing views you will need to walk up and down stairs to get to the home. As you can see in the photos showing the location of the home. Once inside you have 3 good sized bedrooms with 2 bathrooms. The master bedroom is on the top floor. The family room is an open concept with 20 foot ceilings and great views. On the lower deck you will find the hot tub.

tolerated. This neighborhood is monitored by a 24/7 call service.
• Quiet hours are 9 pm - 8 am. (Douglas County Ordinance)
• Two (2) car maximum allowed.* Renters will be issued a parking permit which they must display on the
driver's side dashboard of their vehicle. Failure to park in the designated parking spaces and/or display the
parking permit may result in a citation and fine of $500 to the owner of the vehicle.
• Fireworks, wood fire pits, and charcoal BBQs are strictly prohibited.
• During inclement winter weather either 4WD and snow tires, or 2WD and chains are required to
access this Unit. All guests must move all vehicles within 24 hours of a snow storm.
• All dogs must be on a leash at all times and owners must pick up feces immediately and dispose of
them in an appropriate trash container or dumpster.
The following must be prominently posted near the entry door of the Unit.**
• A current copy of the Summit Village Rules and Policies Packet dated May 2022.
• A map of the designated parking area, restating the number of parking spaces and the area(s) where the
parking spaces can be located.
• Information and map location for garbage disposal and wildlife precautions. (Copies of this information
can be obtained on the HOA website.) Owners are responsible to inform and ensure VHR cleaning services
only put trash from a Summit Village VHR in the dumpsters. Combining trash from VHRs outside Summit
• Village is not allowed. The Owner will be fined for violations of this rule.
• Inclement weather: A statement explaining that all cars must be cleared of snow within twenty-four (24)
hours of the beginning of the snowstorm. All cars must be moved within twenty-four (24) hours after a
snowstorm. Include a description of snow removal responsibilities, to include shoveling walkways if
applicable.
The following must be prominently posted near the entry door or openly displayed within the Unit if applicable.**
• Pets: Pets must be on a leash at all times while outside and all feces must be picked up when it
occurs. Dog owners must use plastic bags. The instructions must include where to dump the bags.
• Also, dogs incessantly barking, attended or unattended, is a violation of the noise ordinance.
• Hot tubs: List quiet hours and any other restrictions prominently near the hot tub or exit to.
• Outdoor Smoking: Provide “butt” cans and information where the appropriate place is to smoke
outside. Please prohibit smoking in any place that may affect neighboring Units.

My friends and I kept saying how beautiful the view was! We would love to stay again. It was clean and there was plenty of space. We went on a very hot weekend so we wanted to open windows… the only thing was it looked like there weren’t a lot of windows that had screens so we couldn’t open very many windows without letting some bugs in.. but still we had a great time and would definitely stay there again!

We chose this property for the view and it didn’t disappoint. However, there were certain aspects that really need to be addressed. Both toilet seats looked like they were original from the 80’s with paint missing, chipped up and worn. This is a very cheap fix but shows there is little upkeep being done on this property. The dishwasher is not secured to the cabinets so when we loaded it preparing to checkout, it completely tips forward on itself when the door opens. Quite dangerous actually. The thermostat is not secured to the wall and falls off when you try to adjust it. The center window seal on the top floor is blown out and fogged over so it really ruins the view from the master. There was a very bad moth problem likely due to windows not having screens. There is a portable air conditioner for use but the exhaust has to go out of a window without a screen, thus creating an opportunity for insects to enter the house. Also, the room downstairs with the door to the deck is not as pictured or described in the listing. There is not a king size bed in that room (queen at best) and there no coach as shown.
Even with all of these inconsistencies and issues we still had a wonderful time and would book this location again for it’s beautiful views and sunsets.

Everything was great. All the beds were comfortable and the house was well equipped. My only complaint is the deck was covered in ice about a foot thick and made it impossible to sit out there. Next time I go to Tahoe i will be renting this place

Would I stay here again? Yes. There are some quirks about the property, however. The person who stays in unit “A” let his dog out to potty on the deck which froze in the snow/ice. Also, the wine cooler had no where to be plugged into. The bathrooms had no heater or vent. The jacuzzi jets in the bathtub weren’t the cleanest. All in all, the views were amazing and you can’t beat the location.

The view from this home is amazing. The home it's in a bit of disrepair but still functional. The majority of the windows have broken seals making the home a bit drafty and impacting the view from inside the home. Water damage is apparent around most windows. Dead bugs are on all window ledges and even in between the two panes of glass on the windows making the place feel unclean. There was a water leak in one of the downstairs windows that got our luggage wet. The thermostat was not easily operable. The jacuzzi was not clean, it had hair and bird poop in the water. The man that was overseeing the care of the property was very responsive and kind. Not sure I would stay here again.

we manage to enjoy our stay as much as we can. I'm just listing the part all of us were unsatisfied about:
- property stated newly remodeled and with beautiful indoor view with wide and clear windows to look out on the website.
- in reality the windows are dirty with posts and moisture that blocks the view, especially from master bedroom. such disappointment.
- dishes were dirty in the dishwasher without being cleaned.
- many dead bugs on the windowsill and floor upon arrival.
- no extra towels for jacuzzi use.
- pest control working on property while we were still occupying the property.
Overall it's a property with decent view had it been maintained well/properly. unfortunately it was not the case during our stay. items listed above could be easily prevented/improved if asking the same price for next tenant.

This was the worst place we have ever stayed! The 45 steep stairs with the rickety railing and zero lights was beyond dangerous and unsafe. To make things worse, the entire house was infested with moths

We took the kids on a surprise trip and this condo was great. We had everything on the list. Views, Hot-tub, and a cozy condo. The staff was great answering all my question prior to arrival. Recommend to all our family. Hopefully we can back soon kids loved the trip!!

Beautiful location with amazing lake view. We especially enjoyed soaking in the hot tub at night and stargazing. Very accommodating for an early check in and late check out. We did have some issues dealing with moths, but management was quick to respond. The only recommendation is to make sure the outside light is working. It was really dark walking down the stairs to get to the entrance.

Great place with a great view. The only downfall is that the carpet is pretty beat up on some places. It looks like whoever installed the carpet did not properly fasten the carpet or finish the trim. Other than that awesome place, the view is unreal and the hot tub is amazing!

Here is just some of the issues we encountered when arriving.
1. Smart lock doesn't like up with the door jam, so even if you enter the code to lock the door the deadbolt doesn't actually lock. You have to use the physical key to make sure the door locks.
2. When we arrived the inside temperature was 40 degrees, the house did not heat to 70 degrees until late in the evening. We all we wearing out coats inside it was so cold
3. Left over dirty dishes from the previous guest.
4. The frame of the built in microwave broke off while we were trying to use it. Tried to put it back on and it fell off again
5. Lamps in the master bedroom, downstairs bedroom where broken. The bulbs were dead I'm assuming. Half the light bulbs for the dinning room chandelier were dead. The lighting downstairs was so inadequate I had to borrow lamps from the other rooms so we could see each other in the dinning room and living room.
6. The TV set up was missing power cords. I had to the hotel property management services and they had to walk me thru setting up the service. Eventually they told me to borrow a power cord from another device in the house. It worked and the TV did work, but the fact that cords were missing is very unprofessional.
7. Grease splatter stains on the walls in the kitchen.
8. Cookie trays were beyond use and disgusting. We ended buying aluminum disposal trays because we didn't want to use those.
9. The property is not cared for at all. Missing paint along the entire baseboard in the house, broken window seals, paint bubbling from water damage, wallpaper pealing off, carpet on the stairs peeled off and you're walking on the wood, several blinds are broken- once you open them you can't get them to come back down.
10. The house came with a Xbox and the controller was horrible. The buttons had been mettled and the corners looked like it had been chewed by a dog. Not even usable.
11. There is at least 3-4 different locations where the wifi instructions are posted and they all say different username/password. Not organized or professionally managed.
12. The second exterior door looks like it was broken into at one time. You can see where the door frame was broken and possible crowbar broke it. Because of this the door is not closed properly and you can feel a cold draft coming through.
13. All the vents in the downstairs bedroom where under the furniture and closed. We realized after several hours that the bedrooms weren't getting any heat and they discovered the vents were all closed! We had to move the furniture to even access them.
14. Dinning room table has so many stains and burn marks. I was literally using the table mats to try and hide the damage.
15. The heating system was so slow that we resulted to using their portable plug-in heater we found in a closet. The heater is a 1980s radiator heater with a busted leg on it -- doesn't stand straight, doesn't give heat, probably a fire hazard.
16. In the Luxe confirmation emails and notifications they literally say call or text this number. I texted several times and never got a response. Each time I ended up having to call, which is not convenient when you are on vacation.

On the negative side the Next dog bark late at night a lot. And wasn't able to get in hot tub foam off cover was everywhere. Other than that had a great time

The condo is down 49 stairs which isn't a problem because we knew about it ahead of time and it looks out onto a beautiful landscape. However, the carpet is coming up in multiple locations with tears and rips. Only half the screens are on windows and with NO AC you have to open windows. But with no screens, wasps and other bugs come inside. The master tub doesn't seal properly so it drains constantly, but the hot tub was great. Also, in the master bedroom bathroom closet there is a window that is warped so wasps are coming in through the cracks during the day/evening and sometimes at night. Killed over a dozen wasps with hairspray and raid to prevent them from expanding into the rest of the condo. The light outside is burnt out, but we had flashlights. Also, there are NO curtains or shades in the master bedroom which means no blocking sunlight but the view is breathtaking. All in all we made it work for us but will likely NOT stay again for the price they charged.
