Mostly positive experience. The only issue was the chirping smoke detector LOCKED inside a closet on the lower level the last night. I can’t tell you how maddening this is. The guests on the lower two levels got a terrible, constantly interrupted night of mostly no sleep. That really matters when a long day of travel is coming the following day. Pretty upsetting for a couple people.

Our family enjoyed the condo .. only thing I would say is it had a lot of stairs to go up to the condo so beware of that . But we enjoyed our stay here and it has everything we needed .. close to a lot of stuff and in a nice area with beautiful view … doesn’t have central ac just a window ac in upper loft we weren’t here during the day so it wasn’t bad and got cool a night .

Great location, Patricia was a great communicator, and the place had lots of beds for a big group with a nice hot tub on the deck.

We had a fantastic stay! Tahoe was busy over the 4th of July weekend. Great location- easy to
Get everywhere. Nice clean place to stay with our family. Can see the lake. Watched fireworks from above the lake. Great location for our group to hang out and have some
Fun.

Pros: Great location, a little cheaper than comparable properties, good communication with owner.
But several issues. Most importantly, the listing showed 9 beds but there are only 7. Big problem since we are a group of 8 and everyone had been assigned a separate bed. I'm still waiting for Vrbo to make it right. I talked to the owner and I trust it wasn't her fault but Vrbo's.
Weird layout: kitchen/living room on third floor, you have to pass through two bedrooms to reach it, so no privacy in those rooms. Small beds are quite uncomfortable for adults. House would be good for 3-4 adults and 4 children, not more adults.
Using 3 appliances at the same time in the kitchen causes the breaker to trip. The breaker box is located in... the lower level bathroom!
We spent an alright week-end but will definitely not rent this property again.
And VRBO still owes me a partial refund, or I'll dispute the charge with my credit card company.

Had a lovely time! Beautiful views! Quiet location.

Other than the many stairs in this 4-level townhouse, it was a nice stay. Everything we needed. Neighborhood was very quiet and not far from Stateline and beaches.

Great place to stay for a nice getaway and lots of room!

We stayed here for an adult family ski trip and couldn't be happier. They house layout is a bit odd with four levels, so there is a lot of up and down stairs, so keep that in mind for kids or elderly, but for us that was not an issue (though a great workout when the person sleeping in the loft forgot something as we were leaving).
Skiing was great and the bus does pickup you up right outside the condo which was perfect!
Internet worked great, and TV worked without problem. Definitely coming back here next time we come to Heavenly!

perfect for skiing the Nevada side of Heavenly. Shuttle stops across the street. Easy walk to the Fox and Hound. We had a blizzard so we had to shovel our way into the place. Crazy amounts of snow. Great exercise. The only suggestion I have for the owner is to get a new coffee pot. Looked like someone replaced the original with a smaller 1 and needed some support to ensure the coffee poured into pot correctly.

The rental was exactly as described, in a beautiful location and ideally located for easy access to Boulder Lodge or Stagecoach! Our group loved the location and a historic winter storm during our trip ment there was TONs of powder everywhere. The kitchen was stocked with everything we needed to cook and the number of beds was perfect for our group! Would highly recommend!

This cabin was perfect for a few couples and a few singles - we all came up to the mountain for a few days of skiing and it was amazing. Kitchen is well stocked to cook food, a bathroom on every floor, and perfectly cozy interiors made for a great stay. The hot tub on the front deck is to die for. I will say this condo has 4 floors, and only one truly private room (all other beds you have to walk through the various rooms to get to the next level), so it would be best for a group of friends that are comfortable being in each other's space. The kitchen is on the third floor, so it's a bit of a hike. We didn't mind trekking up and down but it's something to note if you have small kids or can't do alot of stairs. Location was perfect - you can take either the bus route to the mountain or one morning we walked, it's that close! And Patricia was very communicative and helped us route a way out when a snowstorm blew in while we were leaving. We felt at home for those three days, we'd love to come back in the future!

Great location. short drive to Stagecoach and Boulder parking lots but they fill up fast on weekends. Shuttle picks up right out front too.
The Townhouse had everything we needed. Layout is perfect for a large family or close friends. We used the lower level with the Murphy bed for all our equipment and had 3 couples in the other 3 bedrooms and the loft.

This was a great property and at the right price. Hot tub was nice. House gets plenty warm in winter. Only downside was the number of stairs to get to the condo and through the house, but shouldn’t be a problem for most people. Also, you have to go through the hot tub bedroom and another bedroom to enter/leave. But not a problem if you have a family or good friends! Finally, beds were very comfortable. We enjoyed this spot.

This was our first VRBO rental and it couldn’t have been better. Check-in and communication with the owner was easy; we were even able to check in early! Kitchen and bathrooms were stocked with everything we needed. Beds were comfy and sheets were nice. The view of the lake was awesome. Perfect stay and would totally recommend to friends!

We had a great time at this property. The condo was clean and had everything we needed for our weekend stay. Plenty of room for our group, with a bed to spare. We enjoyed the hot tub and other than the traffic below, which subsided at a reasonable time, it was quiet and peaceful.

Very nice condo with many rooms and a hot tub. Its about 15 min driving from the lake but the location is good overall.

This place was great for us. Located within a 2-3 minute drive of the Stagecoach lift or Boulder lift (Heavenly). There was a shuttle running with stops near the home, but we did not utilize those. 10-minute drive to South Tahoe Village (with Casinos). The townhome was very clean, slept 10 of us with no problems, the kitchen had all the amenities we needed, and we thoroughly enjoyed our stay. Great to have our own hot tub right on the deck where we did not have to go down the way for the community hot tub/pool. This place is just under an hour to Kirkwood and the same to Northstar. Great place, we would stay there again if we travel to Heavenly! The owner was very nice, informative, and quick to reply. Thank you.

We visited for a family ski trip. There is a very convenient free shuttle bus pick up literaly right across the street from the condo. There are a lot of steps leading up to the property (which is very normal for the properties in this area). Due to the unforseen stairs situation my sister-in-law was unable to make the trip (she recently broke her ankle). She was under the impression that there was a ground entrance.
It was a draw back and a plus that there are 4 levels. It was nice to have the opportunity to have your own space or sleep while others stayed up. The drawback was there is really only one private room. The other rooms and bed spaces are travel through areas meaning to get to the kitchen or outside you have to travel through 2 of the bedrooms. However, it was perfect for our family.
Nice fully stocked kitchen with plenty of plates, silverware, glassware.
Three full baths on all levels with bedrooms.
We really enjoyed our time here! The host is very quick to respond to messaging.
Another plus is that we got to see a black bear safely from our balcony at night!

Too much road noice and on the expensive side

Great TH in a fantastic location with everything we needed. As noted in other reviews, the layout is a little quirky, but it worked for us. Made use of the hot tub, and loved the views. Perfect location close to Stagecoach, and a short drive into town. Thanks for hosting!

Overall cabin was great, had all the necessary things to cook, do laundry, and have family game nights.

Great VRBO. Quiet due to having 4 stories.

Great property and management was really easy to contact and help us out right away with anything we needed.

We enjoyed our stay here! Slept in the Murphy bed which was very comfortable and allowed us to fit 2 families (total of 9 people). Hostess was very helpful and easily reachable.

We enjoyed staying in this townhome. The location is perfect, everything was very modern and clean and the price was affordable compared to similar options. Patty's communication was excellent throughout and she was very helpful when we left behind a workbag by accident. The house was stocked with everything we needed, including plenty of extra sheets and towels. The kitchen and living space easily fit up to 10 adults and there was enough dishes/utensils for everyone. Having 3 full bathrooms is also a nice luxury. We made good use of the hot tub and BBQ grill as well.
As for the minor downsides, there are A LOT of stairs so keep that in mind if it's an issue. Also, not having a key to enter the backdoor (where the kitchen and living space is) is inconvenient as the only entry is on the bottom floor where you have to walk up through 2 bedrooms and disrupt the people in there. This was an issue when a few in our group decided to have a late night at the casino. Lastly, we couldn't find a pump for the second air mattress so one person had to sleep on the couch instead. Overall though, I highly recommend this property.

We all had fun. There were four levels so there were bedrooms for everyone. The kitchen area was very nice with a great kitchen table in the middle. The view from the condo was beautiful with a view of Tahoe.

When booking this property, I totally missed the fact that AC wasn’t listed as one of the amenities. So for those intending to go to Tahoe during the summer, please consider this. It was pretty brutal, especially for the kids (my kids run hot in the first place). The loft area was especially hot since heat rises. My husband and I (with our two little ones) stayed downstairs and the bottom floor where it was coolest, yet the kids still had a hard time sleeping at night due to the heat. There WERE fans provided which helped somewhat. This was my fault for not quite paying attention. I guess I just assumed all properties would have this basic amenity. There are quite a bit of stairs FYI. Also, everyone had to enter through the downstairs bedroom as this is where the code lock is. There is also another entrance on the kitchen floor. There is no privacy for the ski room as anyone staying at the bottom floor has to go through the ski room in order to access any other part of the property. The stairs from the bottom floor lead directly into the ski room bedroom. The only really private room is the fish room. If you have little ones, make sure you bring a gate for the stairs (mentioned in the listing). The top staircase leading to the loft area is especially dangerous as there are gaps in between the stairs where little ones could potentially fall through. Not sure if it’s a downstairs issue only, but we had so many moths and random bugs, and TWO spiders (I’m deathly afraid of spiders). The downstairs bedroom has a Murphy bed and futon sofa, neither of which are comfortable. I can’t speak for any of the other beds. The white comforter in the closet was full of lint and didn’t look clean overall (had a blue stain). The downstairs shower stall had mold stains at the crease and the door didn’t really close properly. The upstairs bathroom in the loft area is updated and is the only bathroom with a tub. This is where I bathed my little ones. Unfortunately, there were also pink mold stains on the shower curtain. There’s no working lock for the bathroom in the middle floor. When I looked up at the staircase leading to the loft from the kitchen floor, I noticed lots of hair on the staircase (I took a pic of this) so guessing it wasn’t vacuumed prior to our arrival. The cement staircase leading to the townhouse is cracking and looks almost unsafe. Patricia was nice/responsive. Overall, we tried to make the best of our stay, but definitely would not stay again.

This was our first family trip to Tahoe. We had plenty of room and privacy for our married children and our unmarried children. They loved the hot tub after spending all day on the boat. The property manager was great to work with, and the area is beautiful.

We LOVED our stay in this beautiful home. The neighborhood is beautifully situated in a quiet neighborhood high above the lake (7,500 feet) so we had lots of snow to play in and even a peek of the lake itself from the upper levels of this home. This home was updated completely in 2020 and it shows. Everything is sparkling clean and modern, yet has the Tahoe/mountain feel to it. Perfect! Patty (the owner) was available 24/7 by email/text to answer questions and was very kind and gracious. We would definitely like to come visit again thanks so much Patty ! PS- We are not skiiers, but if you are, there is a shuttle that comes by like every 20 minutes or so right in front that takes you to lifts on Heavenly (probably a 3 minute ride only as we are right on the mountain). There is also a great little market you can walk to that has all the essentials in case you run out (Milk, eggs, beer, etc. etc.).

We enjoyed staying in patty’s townhouse. The major perks of the listing were the private hot tub (great after a long day of skiing) and proximity to Heavenly and attractions (e.g. casinos). We had a small issue with a keypad on the door not working, and there were quite a few stairs, which is something to keep in mind if your group has a lot of luggage. One other thing is that one bedroom is a loft bedroom (no door).
2.5
Nice and spacious with lots of bedding options. Very clean and we felt comfortable. Layout was unexpected, but it wasn't a problem. There were a lot of stairs which may be difficult for some individuals. Overall great location and cozy space, would definitely stay here again.

Had a wonderful time at Pattys Townhome! Very spacious - easy parking -beautiful views - nice hot tub and a great sledding hill for the kids (and adults) right across the street ! We’re coming back in June and I would definitely like to stay here again !You won’t be disappointed !!

Happy with the value of this place. The four bedrooms were nice but don’t expect too much privacy as two rooms are part of the walk up from bottom floor and the Loft is obviously exposed. Since we went as a family that didn’t bother us much. Lots of stairs as expected. Really great location and lovely hills and yard for playing and sledding with kids.
