Love the location and staff here! Our room was a bit stuffy, but otherwise, gorgeous and comfortable. We used the portable fan and it was helpful. The staff are amazing - so helpful and kind!

I would highly recommend the Franklin on Rittenhouse for the location, friendly service, plush beds, ambience and comfort.
The free continental breakfast menu was perfect with a good variety and seating area was inviting.
We walked everywhere and only took Ubers when necesary. I can't wait to return!

What a delightful spot! This hotel takes it to another level. The rooms are adorable, homey, yet modern & redone. The staff is super friendly and top-notch. I’ll be staying there the next time I’m in town.

The amount of noise around this hotel makes it unbearable. It’s insane how much noise was made all hours of the night with the city works and night life. I would never recommend this place. They should have at least offered ear plugs

The Franklin is a nice hotel but not worth the $500 plus that they charged me for one night. The closest parking is 2 1/2 blocks away and if it was raining, I would've been soaked. It's a nice small hotel but again not worth the money.

Very nice hotel, friendly and helpful staff. Nice continental breakfast. Great bar through the green door open in the evenings. Note that there are stairs to get to some of the rooms. The recommended parking garage is a couple blocks away, so not the most convenient.

This hotel is in a great location, very walkable and everything. Lots of good places to eat and lots of good things to see in the area. Staff is especially nice, thoughtful and helpful.
I felt very safe and taken care of here as a single person.
The breakfast was outstanding, having been an owner of a bed-and-breakfast for many years surprised at how much thought they put into the buffet.

One block from Rittenhouse Square Park; near shopping on Chestnut and Walnut Streets; near Kimmel Center for Performing Arts. Staff is friendly and helpful. Breakfast is elegant but limited. This was our second stay at the hotel. We've met interesting people at breakfast both times.

A lovely hotel with a prime location. It's an older property, so it doesn't have some of the amenities you might be used to in other hotels (such as thermostats for air conditioning in the room; the plumbing is old and the rooms are fairly small). But it is cozy and comfortable and a hell of a location.

Hotel is in a great location. A great launching point wherever you may go. We are a family of 5 and the Armond room, with its multiple levels and spiral staircase was not only hip, but really spacious and practical. The pillows could be better but overall the stay was great and wouldn't hesitate to return.

Exceptional staff... Super friendly, super helpful, and super knowledgeable about the area. The hotel is in a great location with plenty to do and see. Some of the amenities were glitchy though - TV worked intermittently and the AC unit positioned on the wall right above the bed, above your head, made this load screeching noise every time it kicked-on. Would wake you several times a night. Staff and location made it so I would definitely return to this hotel, maybe a different room though.

Stayed here on a whim when a friend and I got stuck in Philly during the recent global IT outage. Found this hotel and saw great reviews so we booked it about an hour before arriving. This place was great! The building and the decor are historical and charming. The location is fantastic. Only a couple blocks from center city so you’re near all of the action, restaurants, and historical sites but the hotel is situated on a lovely, quiet side street. Also the hotel has probably the best continental breakfast I’ve encountered at a hotel. And lastly, the staff was so kind and friendly. Paige at the front desk is awesome and her four-legged assistant Addison is so friendly and cute. All in all I would 100 percent recommend a friend to stay here and I would for sure stay here again myself if I find myself in Philly again.

Charming and very friendly. I wish I had more reason to visit Philadelphia so I could stay here again.

Never stayed in this area as I always have been in Philadelphia for business and stayed at one of the mainstream hotels. I was only there for one night but love this place. There’s a speakeasy on the ground floor which basically where my room was so I don’t know what the other rooms were like. It’s like an old converted brownstone all spruced up. All of the staff are awesome and very accomodating and friendly. It’s located right in the middle or near a bunch of great restaurants and night spots. The location is fantastic. Rittenhouse park is a gem. :)

Had such a wonderful stay at The Franklin!! It’s so cute and beautifully decorated. The cocktail bar is great and the breakfast was well beyond a typical continental breakfast. Would absolutely stay again and would recommend to anyone!
