We’ve stayed here before but were so shocked and saddened by how run down it now is. Our 2 rooms were dingy, desperately dated, had threadbare torn carpet, dark walls with no pictures etc, dark brown tatty furniture, ancient bathroom, and not even bedside lamps. To be fair the bed was comfortable and the room warm but honestly that’s as far as it goes. We were offered different rooms but told they were all on the same corridor and all the same. The whole hotel is in desperate need of care and attention with exceptionally poor tired decor, peeling walls/ceilings, torn carpets etc. A security door which should only be opened with a bedroom keycard is located between the bedrooms and an outside back door which anyone could wander into (despite notice saying it was locked and alarmed, it was actually propped open all day every day) however the security door would not close properly unless you physically pushed it really hard, and people would just go through it and leave it to “close” behind them, not realising it stayed partly open, so anyone could walk into the area with all the bedrooms, from outside. Breakfast was appalling on 1st morning, clearly cooked a long time earlier (and we were not anywhere near the end of service) despite the waitress claiming it was freshly cooked. The bacon in particularly was literally inedible - overcooked/burnt and then obviously been sitting for some time. 2nd morning we were in breakfast as soon as it opened, and it was not great but better.

All staff cheerful, friendly, helpful making it a super friendly environment but professional distance at the same time. The pool and Spa were fabulous and the dining experience top notch. Debbie Dean our room cleaner was so helpful, when my room card failed she ran to reception to change it and was back in a flash!!

I’m sure this was a magnificent hotel in its time. With a bit of investment it could reclaim that position but it is sadly now a 2/3 out of 5 experience. The staff were lovely. You could not fault them at all.
If you aren’t fussy about things this is good value for money but don’t expect anything more than that.

What a shame used to be a lovely hotel, unfortunately now its a crumbling mess. Room we stayed in was a standard double with multiple holes and dirty marks across the walls , furnishings were outdated and many broken. The standard double bed was too small leading to an uncomfortable stay.
Bar area is again run down and shabby , the restaurant again is very tired , food way overpriced along with drinks. Would not recommend at all if you are planning to stay any longer than 1 day. Cannot comment on the gym/swimming pool as we didnt use them.

Stay was ok. Main problem was the amount of stairs involved to get to our room on the 3rd floor as no lift/elevator. I counted 30 stairs from the hotel lobby to our room.
OK for able bodied people with limited luggage but definitely not recommended for older folks carrying lots of bags/luggage on a week’s long trip.
Also, limited time for food/snacks - seemed very regimented. When restaurant opened at 6 pm no snacks available at the bar & very lax opening time at the bar.

Had been once before, not planning on returning again.
£100 deposit taken incase you do damage. I don’t mind giving my card details and being fined if I were the the type to do damage. But £100 holding fee seems excessive. I wouldn’t be able to stay here if towards the end of month because I rack up a lot in work expenses on top of being a mum and main house income earner. So that is a put off.
I didn’t find service that welcoming or accommodating compared to other hotels I’ve stayed at.
My room was next to an extractor fan or generator outside so it was noisy with window open. Pretty certain the staff/ people go for smoke breaks below that room and I thought at one point could smell 420 substance.
The bar had limited soft drinks options.
The best thing about the place is being able to go use the pool/spa features.
The bathroom was nicely decorated and clean but overall the room was not the most comfortable stay I’ve had.
Didn’t stay for food so can’t comment on that.
I returned there because it was one of the first hotels I went to 2 years ago with pool/spa and had a better experience then, but I think also being new to staying away then I had rose tinted glasses on. I don’t like giving negative feedback and do usually try to find the positives with every stay. So for that I’d say I’m glad for the time in the pool. It was the redeeming feature.

Second time i have stayed here.
I was a little let down by the cleanliness of the room, the furniture and wall laps need a good dusting.
I also found the menue was limited as items were not available and there was a limited selection of beers

10/10. Gorgeous hotel, fabulous spa area with sauna, steam room and whirlpools. Very very clean. Only downside was the thin walls of the hotel and a bridal party shouting in the halls at 6am but I would be stressed too so I’ll let them off :)

Dirty sticky floors and tables in restaurant. Terrible room with a view of a wall with Aircon units. Can't even see the sky from the window lol.
Food was poor. Both dinner and breakfast.
Carpets gaffer taped throughout. Really poor experience.

Stayed here many times over the last 20 years this time for a wedding and it had really deteriorated. Rooms are clean and comfy but had 3 rooms before we ‘moved in’ due to problems such as no bathroom light. Last room we stayed in had no remote for the tv in the room. Breakfast was extremely poor. Little selection-just 3 cereal with no fresh fruit or croissants just plain bread, pre-cooked hot breakfast but mostly inedible, with little choice and machine coffee which was shocking. Hotel was understaffed however the staff were friendly but stations ran out I.e. juice jugs and bread for toast as not enough staff to replenish. Sadly I will not stay here again. The wedding room for the ceremony, breakfast and evening was super.

I was very impressed with my room at this hotel. It was very large and comfortable, with a nice big window overlooking the garden. There was more than enough space to put everything, including a nice large desk. The bed was very comfortable and the room clean. The hotel itself is quite impressive looking, especially the lobby. The staff were very friendly and helpful. I had a very light dinner there, which was tasty. I thought the price of the room was excellent.
It was unfortunate that during my two night stay, the internet was down for most of that time, but it eventually got fixed by the time I got back in the second evening.
The only thing I didn’t like was it was a long way to the room with many up and down stairs along the way, which was difficult for carrying luggage.
I would definitely stay here again.

Service was excellent, hotel needs some refurbishment, some of the furniture showing its age. Think that it has started a refurbishment already. Large wedding took place but the staff coped well with both and residents weren’t inconvenienced.

Room was dirty with hairs all over the bathroom floor, it was sooooo noisy doors banging at 4 in the morning 2 in the morning shouting the doors slam shut no gentle soft close literally a massive bang! Hotels very dated old and grubby could be amazing needs a total refurb! Breakfast was ok small and not worth the 70£ it cost us ! My daughters were expected to sleep on the sofa bed with no mattress and they out a duvet down as they had no matress very strange would not stay again!

We had a really nice stay. The parking availability was good and allowed for parking right outside the main entrance or down the side of the hotel, which made unloading the car easier as was closer to room.
The room was comfortable. Nice big bed as well as bunk beds (although we didn’t use these but still had space to put out a travel cot and make a play area for our toddler).
There was a combined hair and body wash in the room but as we forgot toiletries, it would have been nice if there was a separate shampoo and conditioner, and shower gel (but this wasn’t the end of the world!
We had tea and coffee facilities in the room as well as some tasty biscuits but there were no spoons so I had to use my daughter’s travel cutlery to make a cup of tea. I’m sure if I’d called reception they would have resolved this but we didn’t have a chance at the time.
Reception were very friendly. We wanted to order from the bar menu in the evening but found it rather limited with mainly sandwiches and soups so ended up eating elsewhere. There weren’t menus at the bar so the barman had to leave the bar to get one which took around 5 minutes to retrieve, leaving bar customers waiting but he was very polite about it and accommodating to guests needs.

I will not be going again. I was placed behind the hotel due to taking my dog. The bedroom next to mine was having a deep clean l could hear the carpet cleaner and drying machine all day. The fire door was the only entrance/exit to my car/spa leisure centre. When l needed to use the fire door for the spa once back it was closed with my dog/mobile car keys. I needed to walk through the hotel which is on four levels up and down corridors to find reception. The receptionist told me that l could use the fire door to gain access however the maintenance men kept shutting it thus my frustration. I have booked another date with this hotel through yourselves which will be cancelled. I am also making a complaint to head office

Myself and 3 friends had a brilliant 2 day stay here.The staff are lovely - reception,cleaners,and the 2 wonderful young ladies on breakfast duty.My room ( 162) was large,comfortable and had a good view.We had dinner here first night and the service and food was first class.There is a leisure club which is free to enjoy if you stay here.The hotel is well placed for exploring Townley Hall and Pendle. The hotel also is ideal for get-together and weddings.Incredible value overall and 5* experience

As an old building its beautiful. Inside is disgusting. Theres torn carpet, my room was filthy. Old tissues under the bed. Questionable stains on the walls. Thick dust everywhere

We had an amazing experience. Everything was perfect from the moment we walked in until we left the next day. All the staff were friendly and helpful. We came for my birthday and we’ll be back for my partners birthday next year. The use of the leisure facilities was a wonderful experience, just what we needed. Thank you!

There was no info in the rooms about the heating consequently the room was cold, but we only slept there, duvetsneed replacing single ones too small, twin rooms are at the furthest end of the bui!ding so walking back and to for info was not the vest plan at 72 yrs of age. Understand the no lift as the building is beautiful and the bathrooms and rooms were very clean breakfast and service was very good in the restaurant it needs the litte things tweaking a phone in the room, info in the room andbigger duvets on the single beds

Booked a room with double bed, the rooms are actually 2 single beds pushed together and they just split apart. Awful nights sleep and would completely avoid in the future. Would not reccomend.
