Enjoy waking up to the smell of saltwater air and the ocean's breeze & escape to our Raleigh Ave oasis! Just a few steps out of your front door will take you to the Raleigh Avenue beach and boardwalk. Our home is perfectly sized for a family getaway or weekend retreat. Relax in the private back patio that includes a grill (with stainless steel appliances)!

- Please note that to enter the building there is a flight of 9 steps to the front door.
- Unit is located on the first floor.

- Open concept area with large couch and a large Smart TV (There is no TV cable, only streaming apps).
DINING AREA:
- There is a table to seat 6 and the island bar seats 4.
KITCHEN:
- Kitchen stocked with appliances and many amenities for your cooking pleasure. *Drip Coffee Maker

- Located in the downstairs basement of the unit.
BATHROOMS:
- 2 full bathrooms across from each other in the hallway.
- 1 full bathroom in the basement of the unit

- There is keyless entry. Your host will provide you with the door code the morning of check-in.
PARKING:
- You will be given two parking passes. Make sure they are clearly shown in your front windshield. Please do not lose them as we cannot get new ones until the next year.
- You can park in front of the building as well as a parking spot in front of the building *Make sure you are in the parking space not a sidewalk!
- PLEASE NOTE: our parking is the space up against the building, there is ONE private spot, first come first serve.
- We are not responsible for parking tickets due to negligence.
ADDITIONAL PARKING:
- You can also park around the house where there is plenty of free on-street parking.
- We are not responsible for parking tickets due to negligence.
MAIL:
- Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you. However, please note that a $25 shipping fee will be charged for this service.
- Additionally, we kindly request that you refrain from ordering packages during your stay. Our mail is delivered to a lock box, and unfortunately, we are unable to access it on your behalf. If you do choose to receive any packages, please request that a signature be needed so you can ensure you get your package! Thank you for your understanding.
- We are not responsible for any items shipped to the property.

- Quite literally steps to the beach & boardwalk! Please be considerate of your neighbors. The property is still located in a city environment; potential for noise from cars.
SECURITY:
- The home is protected by exterior ring camera security.
- There is a Ring Camera in the front exterior.
The Neighborhood:
We are steps away from the beautiful Raleigh Ave Beach and minutes away from major hotels and casinos. This is one of the safest and cleanest neighborhoods in Atlantic City. You'll be able to take advantage of some of the top-rated eateries close by like Ryfe Bar, Knife and Fork Inn, Brittney's Café, and one of the best dessert spots in AC: Mino's Bakery!
Getting Around:
For travel around the city, parking in AC is generally very easy, cheap, and accessible. We also have the Atlantic City Jitney ($2.50), and Uber/Lyft which will get you pretty much anywhere you want to go in AC during your stay. But we always recommend seeing the heart of AC by taking a nice stroll down the boardwalk!

All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra. Here is the list of what is provided per stay:

Hand soap & dish soap

One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided. You will need to provide your own for the rest of your stay.

The kitchen is equipped with a microwave, toaster, blender, pots and pans, mixing bowls, salt & pepper, coffee maker and filters etc. The kitchen is fully stocked with plates, bowls, glasses, mugs, utensils etc.
**We also do not provide beach essentials such as beach chairs, towels, or umbrellas.
HOUSE RULES:
A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund:

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 12 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.
Do not park on the sidewalk or in the neighbor's driveway
SMOKING POLICY: Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.
PET POLICY:
We only allow dogs for a $150 fee. There will be a $300 fee for failure to notify us of a pet present in the property.
CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.
CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.
CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.
Interaction with Guests:
We do not live on the premises but are always available by text and phone. We are happy to answer questions and understand that you have come on vacation to get away from it all and relax so we will not be in your way. We want you to enjoy our place and have fun! This will be a totally touchless interaction, with keyless entry!

Not enough beds for guests reserved because lower level was uninhabitable due to terrible molds/mildue. Owner tried to accommodate by providing extra blankets & pillows, but stay was not what we were promised. Unfortunately, I would never recommend this property.

Pro: Location-one building away from the beach! Far enough from downtown AC that it is quiet and pleasant.
Con: Parking-there is NO free parking in AC. The check-in info said that that the sidewalk out front was the "driveway" of the property. The parking authority disagreed and ticketed our cars.
Pro: 6 bedrooms. Three of them are very nice.
Con: One of the bedrooms is literally a closet-hole with a bed in it and a half-curtain instead of a door. Two of the bedrooms are in the basement, which is a bit musty & dank. One of the rooms down there is windowless, tiny, and FULLY TILED. Tiles on the floors and walls. Its like sleeping in a bathroom. Or a dungeon. Or both.
Pro: the couch is big and comfy. The downstairs couch too. Its nice to have two living room areas, especially with kids.
Con: did I mention that the basement is musty & dank? We started calling it the FUNgeon.
Pro: kitchen is nice.
Con: the stairs to downstairs are these creepy concrete spiral stairs that can't possibly be right with any building code anywhere. There is a full mirror wall at the bottom which is just off-putting. Its like the set of a horror movie.
Pro: 3 full bathrooms.
Con: There was a broken door, a pencil holding up a curtain rod, and all of the towel bars were broken. Thats ok I guess, because there were only like three towels.
Pro&Con: Flipping light switches is like roulette. You might turn on a light here, down the hall, or the garbage disposal! Theres literally no way to know! Fun!

Unfortunately there were many problems with this location and the management company did not fix in a timely manner. We rented a 6 bedroom location and only 3 of the bedrooms were usable. The ones in the basement were musty and wet. After several calls the problems were never solved. Hopefully the owners are aware that their property is not being cared for properly.

House served its purpose and had plenty of space. Downstairs is just as big as the upstairs layout. Perfect location… minutes away from all the fun AC has to offer.

Ben and Ana were absolutely amazing. We communicated all weekend, easiest going people. Thank you for allowing us to stay. The location was perfect for our cheerleading family. Even with a few problems beyond ours and owners I would and will stay here again for sure, again thank you so very much

We had a great experience and the house was exactly as advertised. Plenty of space, beautifully decorated and very clean. Close to the beach and close enough to the casinos without being too close. Fantastic host that actively communicated with us. Overall 10/10 experience.
