About this house rental
Note: though our property is still one of the most private and walking distance to town, a single-family home construction is ongoing in the neighboring 9-acre lot. The construction is visible from our house and can be noisy during normal business hours. We have reduced our nightly rates to reflect this disturbance, we apologize for any inconvenience.
Relax in this charming getaway on 2 wooded acres with bucolic stream. Fully renovated designer home on landscaped property surrounded by trees, walking distance (.5 mi) to center of Woodstock: boutiques, bookstores, cafes, fine dining, antique shops, art galleries, performance spaces, Tinker Street Cinema and seasonal flea market and farmer's market. Fully-equipped kitchen with high-end appliances. Three bedrooms, two bathrooms, indoor wood stove, living room, dining area, reading nook in loft, deck with propane grill and outdoor fire pit. Close to Catskills hiking and skiing, and the Hudson Valley towns of Phoenicia, Saugerties, Kingston and Rhinebeck with many local festivals, farmers’ markets, family activities, swimming holes and live music year-round. In winter, ski at Hunter, Belleayre (40 min), Catamount, Windham (1 hr).
Enjoy the bright, wooden-clad and spacious living/dining area with working wood stove and huge skylight. Ascend the spiral staircase to the cozy second floor loft with library and daybed, full of books & a guitar. There are two bedrooms upstairs, one with a queen-size bed and private sink. The other features two twin beds. Both get a lot of natural morning and afternoon sun. The master suite with queen-size bed is downstairs. All bedrooms have large closets. The master bath has a tub/shower. The second bath, also downstairs, has a walk-in shower. Enjoy breakfast with sweeping views of the surrounding woodlands in the large, eat-in kitchen. The kitchen is fully equipped with double oven, an electric four-burner cooktop -- two conventional and two induction -- pots and pans, china, utensils, standup mixer, microwave, toaster, coffee maker and dishwasher, and a full pantry with coffee, baking items, oils, and spices. There is also a full-size dining table in the dining area with woodland views. We provide a baby booster seat, portable crib, gate, and baby bowl, cup and utensils. The HE laundry is located right off the kitchen, we provide soap and instructions.
In addition, we provide: bed linens, blankets, pillows, towels, Dr Bronner’s liquid soap, shampoo and conditioner.
Our guests will have access to the entire house and outdoor areas. In the interest of safety, we ask that you not leave small children unattended on the second floor, or allow them to play on the spiral staircase. Please note that the spiral staircase provides the only access to the second floor. Both bathrooms are on the first floor.
The section of driveway leading to the house is private. The garage is not included in the rental, but there is ample outdoor parking.
This is a non-smoking property. The house is not suitable for parties. We ask that you refrain from loud music or other noise after 10 pm.
Small, well-behaved dogs, up to 50 lbs, are welcome for an additional fee. We permit one dog per visit only, no cats or other animals. Please do not allow your dog on the furniture or beds. Please clean up after them outside. Please do not leave your dog alone in the house unless fully potty trained. Please do not ask to bring multiple or larger pets.

We had a wonderful stay at Woodstock. The house is beautiful, well equipped, great interior and exterior design, located in the woods in a quiet location, and at the same time within short walking distance to the center of town. Very fast and solid communication with the owner. We had great time and we will be back!

This adorable little house is just a short walk to Woodstock's town square while still nestled in the woods. We watched a pair of fawns from the breakfest nook window each morning while sipping coffee and even saw a blue heron.

We had a great time at the house. It was very clean and organized and the design was perfect for my wife, 2 daughters and me. My daughters especially loved the twin beds upstairs which allowed them to have privacy and feel like they were in their own space. Wifi and TV worked great and the AC units kept the house cool. Easy walking distance to downtown Woodstock. Hardly had to use our car. Host was easy to communicate with. We would def come back.

The home was clean and spacious. We had everything that we needed. The owner thought of every little detail, thankyou! It was also a close walk into downtown Woodstock, so we could easily grab a cup of coffee.

Beautifully redone house, quiet in the woods but walkable to town. The beds were okay for two nights, but longer than that would have been too much as the mattresses were very hard for us. Overall we would definitely stay again! Owner also provided tons of stuff for our baby which was extremely helpful.

Our family of (4) had the best Woodstock experience - This property was a key part of the formula!
Being within walking distance of downtown was huge for us. A quick stroll led to mornings with coffee and treats from the bakery and evenings with live music and cocktails. It was perfect.
The house is oozing with character… Great design - architecturally, interior layout, and outdoor chill spaces. We especially loved the ‘extras’ inside:
- Lots of great artwork on display
- Books! Titles that actually compelled us to page through them
- Games - we played an epic monopoly game during a rainy afternoon
Finally - our host provided clear/detailed instructions and was incredibly responsive whenever we had questions.

The location seemed remote, yet very close (walking distance) to town. Beautiful, peaceful property. Enjoyed greeting the deer every morning. So much supplies were provided and the house was very comfortable. Definitely rent it again if we travel to the area.

We had a fantastic time staying here for a girls weekend! The house was cozy, clean, and perfect for reconnecting with friends. We so enjoyed the quick walk to town balanced by the quiet location of the house. Highly recommend!

Our 4th or 5th stay!! Super cozy, super convenient walk to town! Lots of rooms and a big kitchen with a nook to watch the sunset. As mentioned by the owner there are changes going on to the property next door, but it did not affect our stay in any significant way. I am sure we will be back!

This was our first trip to visit area and could not have made a better choice. House is in a very private location; yet close (walking distance) to downtown! Vibe here is modern farmhouse, Tastefully furnished w/ interesting art, reading loft, beautiful kitchen which was very well stocked, beds comfortable and entire home spotless . We loved the wood burning fireplace and deck. Communication & Checkin smooth; instructions clear. No issues. We had tickets to Levon Helm Studios (order ahead of trip) and also visited Opus 40 (both 5 miles drive). Opus 40 is not to be missed. We ❤️ Woodstock and this beautiful cottage. Highly recommend.

This is a quaint, quirky house with fun and comfortable furnishings/decorations. It’s amazing how close it is to Woodstock because when you are at the house you feel like you are in the middle of nowhere! It’s quiet and serene. The spiral stairs are very cool but a bit tricky to navigate with a suitcase - or for older adults. We really enjoyed our stay, however - the location could not be beat!

Everyone was very comfortable at this place and the location cannot be beat. Kids had the upstairs to stretch out and do their own thing. The backyard was fenced in so our dog enjoyed exploring, too.

This is a spacious, quiet and beautiful property. The manager is an excellent communicator. We arrived during some of the heat wave of 2022 so it took a while for the house to cool but it was very comfortable. Excellent kitchen, good media access, great internet, and good beds. If I were to return to Woodstock I would definitely would want to stay here again!

We had a lovely two weeks. The house is cosy and well stocked. Surrounding woods are calming, and the unexpected bear and deer sightings invigorating. Walking to town is easy but you need to be careful of cars. We hope to stay here again. It was a delightful time.
One small recommendation, more outdoor furniture for lounging would be nice.

The location couldn’t be more perfect. Nestled back in the woods and secluded, it is incredibly peaceful and relaxing.
The house is surprisingly spacious with plenty of room and lots of amenities.

This is a lovely house, cleverly designed, beautifully furnished and well maintained, with every accessory you'd ever need and more. There are a few minor quirks as you'd expected in a unique house. The setting is beyond beautiful--private, quiet, with abundant wildlife. The location is walkable to the shops and restaurants in Woodstock. If you think it seems a promising choice based on the VRBO listing, you'll be thrilled by the real thing.

This was a last minute stay during a hectic New England college tour. We couldn’t have been more comfortable or felt more at home in this beautiful cottage. Lots of fun spaces inside and out to sit together and chat or curl up with a book. Really loved the interior design and decor. The new kitchen and baths were great. Overall an unexpected oasis during a stressful week.

What a great location! Just down the street from downtown. The house itself was really well appointed, like the owners actually stayed here and had things available that made it a home. Beds were comfortable, kitchen was super well equipped. All in all a great stay and I would come back for sure!

We couldn’t have been happier with our stay at Ann Marie’s house. It’s stylish, spacious, clean, and despite being on a large property (with a stream!) and feeling like you’re in the middle of the woods, it’s still only a 10 minute walk to the main street. Check in and check out were easy and simple, and Anne Marie was very response and helpful. Cannot recommend this place enough!

I really liked this house and the location was wonderful. Be advised that if it's the winter and it snows a ton and don't have 4 wheel drive, you may have to wait to be plowed out! It's a very long driveway and that happened to us!
The house is a bit drafty, especially upstairs.
The only other downsides were that the towels provided in the master bathroom were stained, there were some personal clothes from the owner in the master bedroom closet, and I wasn't 100% sure the bed was freshly made - the sheets were all wrinkly and not pulled tight when I checked upon arrival. I did alert the property manager with all of these issues and she seemed communicable and responsive, so hopefully those things will be remedied.
We really did like the house. The windows in the breakfast nook were a high point, the furnishings were comfortable, and the design elements created a cozy atmosphere.
I would consider staying there again.

We enjoyed our stay at this lovely home. The house was spotless and the location was fantastic. It was a perfect combination of feeling that you were in the woods (privacy) but being close enough to town to go and get whatever you needed. The kitchen and bathroom seem recently renovated and were lovely. We were there during a particularly cold few days. I definitely felt cold in the house despite the heat working. More or less to be expected in a cottage like situation. We watched a family of deer from a beautiful nook in the kitchen, walked a bit around the property, and had a great time eating at the dining table and hanging out in the spacious living room with fireplace. My kids loved the little bedroom with the twin beds and the darling picture book window. The house has a very warm, cozy feel. We recommend the home for a future stay.

We had a great stay at this super cute house, cooking and making fires every night. The kids (11 yr olds) could walk the half mile to town to get treats at Bread Alone and the grownups had our choice of walks and hikes. The kitchen looks out onto woods with deer and their is a beautiful creek on the property. The upstairs can get cold if you don’t turn the heat up enough like we failed to do but there are plenty of blankets if you prefer it cooler at night like we do. We had an easy time checking in and out and overall felt super happy with the home! Will definitely go back when we need more Woodstock/Catskills, maybe in summer so we can explore the creek!

We (4 college friends) had a wonderful time staying at this property in Woodstock. We enjoyed a fall weekend and the colors on the property along with the setting, right next to a stream, were breathtaking. The house is a unique updated property with a fantastic kitchen, beautiful living room/dining room area where we spent most of our time and comfortable bedrooms. The bathrooms were updated as well. We were able to walk into town and enjoy the great food and shopping in Woodstock. We HIGHLY recommend this property!

We had such a wonderful time here as a family. She allowed our dog to stay with us so it made our stay so much more enjoyable. The property was very specious, super clean, cute, fenced in yard!!! and private. Everything you need was there including toilet paper, paper towels, laundry detergent and so on. In my previous experience, not all air b n b provides that. Location was great. Woodstock was very hip and upscale town and the house was walking distance to the town even for my 4year old. My kids enjoyed catching crawfish near by. Crawfish only live in very clean water and based on that, I can tell the nature around is not contaminated. The only downside was there was quite a bit of poison ivy in the backyard so I had to bath our dog constantly after he runs outside. But other than that, everything was great! I will definitely visit here again. FYI we visited Opus 40- sculpture park only 12 min away from the house and it was very special. Highly recommend:)

The inside of the house is better than what we saw in the photos. One room downstairs and 2 rooms up, there is a winding stairs to go up. Very peaceful surroundings. Nice getaway.

The house and property was a great match for our family of five. Close to the vibrant center of Woodstock, yet nestled down a wooded lane. The home was furnished with eclectic pieces of furniture and art work and the kitchen was nicely appointed. Many of the basic necessities from laundry detergent to kitchen essentials were in place and the layout of the home allowed for both gathering together as a family and Individual space. The property manager, Ann Marie, provided useful tips and recommendations and responded quickly to all inquiries.

Our family of 4, my husband and I, our daughters (ages 2.5, and 7 months), and our dog, stayed over 4th of July weekend. The house is situated back on the property with a "in the woods" feel. The decor is fun. The kitchen and bathrooms appear to be recently redone and function well, with new appliances including a washer/dryer. The kitchen has everything you need to cook/dine. It was also a great choice for traveling with kids- there was a pack and play, safety gates, potty, and toddler seat for the toilet in the main bathroom, as well as some kid friendly kitchen ware, and disney plus on the roku. The house also was stocked with books, games, and a guitar. The yard was fenced in which was great for the dog. Last, but certainly not least, is the location to the town. It was about a 3 minute drive to the free parking lot, and definitely walkable (we didn't attempt to walk with the little ones since it was raining on and off most of the weekend). The property manager was quick to answer any questions prior to our trip and provided lots of info shortly before our arrival, and everything was in order so we really did not have need to communicate while there. I would definitely book this property again if we return to the area!

Lovely property walkable to Woodstock. It had everything we could have asked for, and the girls loved finding crawfish in the stream. I'd kindly recommend that it may be time for new mattresses soon.

I used to come up to this area when I was a kid so I was so excited to take our boy up here as his first vacation. The house was perfect and he loved the creek! Playground was close by the house plus Woodstock the town is always amazing. I'd recommend this house to anyone it was the perfect location. So many good food places. Have not one complaint!! I really hope we can come up every year with our boy :) omg Nancy's for ice cream so delicious.
