We checked into the house. The location is great. But everything in the description is incorrect. The Air conditioning is suppose to be a main highlight of this place. The main AC was out in the living room/main house. The mini split in the master bedroom was completely out of order. The mini split in the back kids room has a blocked condensation line, and flooded the back room that we had to mop up.
We communicated this with the property manager; they said the owner was just there.. and knew that all of the issues were present; but they did not jump on anything to sort out the issues before their guest checked in. Its not like we were not paying a hefty amount to stay at the house.
Of all the HVAC units, 1 out 4 worked. The house has a heating unit, and it had a warning message on the screen that there was a humidity alert in the house; 86% humidity.
The reviews of people saying the house has limited linens stock are accurate. There is very limited towels for a stay over a day or two. We stayed for a longer time; and we checked out early.....
Also there is a resident on the third floor, and you can hear every footstep of the older gentlemen. He is up until 2am at night, and he wakes up super early. Its almost like he is doing some kind of workout; you can hear every step.

This property is top shelf, 5 star, true luxury. We were extremely pleased with all the accommodations. All of our needs and wants were satisfied and then some. The location on mission beach is perfect and the view is outstanding. I would strongly recommend this place to anyone looking for a luxury ocean getaway.

Listing was as accurate as it gets. The property is spotless and has everything you will need (plus more) on your vacation. The view of the beach is amazing and amenities near by made for an easy and accessible vacation. Easy check in and check out process. Worth every penny and plan on staying here again!

Upon entry of this beautiful condo I was stunned by the spectacular ocean front views, and impeccable and tasteful decor of this well-stocked, comfortable and highly updated home. It has everything you will ever need during your stay with high-end dishware, linens and bedding. The secure building and excellent location makes this the perfect location for your beach vacation. The internet worked really well, the check-in was super easy and efficient, the communication with Drift Vacation Rental was also great. I love this condo and hope I can come back to stay again soon.

We really enjoyed the view - watching dolphins and sunsets from the family room was amazing. The pictures were very accurate. The kitchen was well stocked, beds were comfortable, the full size washer and dryer were a big bonus, and location was great. Plenty of beach chairs, toys, mats, and umbrellas. We loved the paved path along the beach in both directions, many good restaurants in easy walking distance, and it was easy to walk over to the bay side and walk along the bay if you were looking for a quieter walk. The property management was very responsive and easy to communicate with through text. We all loved it and want to return.

The condo was exactly as described. It was wonderful! The views of the water are amazing and the location is perfect. The condo is located right between the pacific and mission beach busy areas right on the beach boardwalk. So you can walk to either easily, but it is much less busy in front of the condo both on the boardwalk and on the beach. There was anything you could possibly need inside and out. We were two adult couples and it was a great amount of space for us all. The condo is stocked with everything and has lots of toys to use on the beach. The management's communication and flexibility are extremely responsive. We wanted to check in early and add an extra day and they were very accommodating with reasonable rates. Christy was fantastic for anything we needed. We had an amazing vacation and we'd love to come back again!

The unit location is wonderful- so convenient, right in the center of it all but not overly populated. Easy access to the beach, beautiful views, and many amenities are offered (boogie boards, chairs, tent, grill, etc. the kitchen is well equipped. The property manager was courteous, understanding and responsive. Unfortunately the air conditioning didn’t work during the entire visit, flooded the area underneath it in the living room and made our stay uncomfortable (we stayed in July). Additionally, the lights throughout the unit flickered regularly so we had to turn them off. The refrigerator randomly shut off and as a result the items placed in our freezer melted. One other minor item - the short supply of towels in all rooms.
Overall, the property is ideally located but in serious need of repair. Sadly, would not stay here again.

We have stayed at this home for 4 summers...it is in a great location, has beautiful furnishings. The best part are the windows and side porch where you can watch the dolphins in the ocean for hours....

We vacation frequently in Mission Beach and this is our favorite home to stay in. The views from the second floor are spectacular and you don't have people on the boardwalk looking in on you. Everything in the home is top notch and the owners keep updating the property. Very comfortable for 6 adults. We didn't use the bunk beds. If you like cooking, the kitchen is well appointed. Obviously, the draw is the beach. Tons of beach toys - chairs, shade easy-up, boogie boards, a surf board and kids toys. Walkable to great restaurants and Belmont Park. Highly recommend this condo.

This place is everything you want and more! Right on the beach with the most incredible views! We slept to the sound of the ocean and woke up to dolphins surfing the waves! The house was immaculate with a gorgeous kitchen and lots of seating for all. We will definitely be coming back again!

This is the 2nd time we have stayed at the property. It is in a great location and they have plenty of beach toys, chairs, and umbrellas to use. Will definitely be back again

We stay here with great regularity. With places along this beach, the marine layer causes so much rust and decay that maintenance is a constant need. With Kingston Vista, this is never a worry, because the owners spend a lot of time at the place and they love tinkering and fixing, adding and improving. We've observed the great rapport they have with the local folks who manage the rental and we've observed them working in tandem to resolve even the minor issues that may come up quickly. This place is not for you if you want to engage in wild and reckless partying - you'll get thrown out. But it is elevated beach living for anyone else.

Very well appointed. Everything we could have wanted was at the unit to include towels, mask/snorkel/fins, boogie boards (all I had to supply was sunblock).
My wife really enjoyed people watching from the comfort of the unit looking down on the boardwalk. Great location.

Immaculately renovated with modern features and clean design, well-stocked with everything you'd want - from kitchen items to beach towels to beach toys, etc. Safe electronic entry, a dedicated parking spot, and spacious accommodations with 3 full bedrooms and room for sleeping 8 people.
Of course, the wall to wall, floor to ceiling views of the beach and ocean are spectacular. Steps away from the beach, right in the heart of the Mission Beach boardwalk, this property completely delivers. Property management staff are responsive and friendly, a pleasure to work with.
