About this house rental
“Sandy Dunes” are easy to find at this coastal four-bedroom home. At just steps away from the sugary sand beaches and emerald hued waters of the gulf, beach living is easy here. This three-story home tucked in a private neighborhood, also has upper balconies that overlook the pristine waters of our gulf, so that you can take in the sunrise and unwind.
Downstairs on the first floor, you will find a comfortable seating nook adjacent to the small bonus kitchen that includes a fridge, range, microwave and dishwasher. Here, you can enjoy the convenience of an “indoor cabana”, crafting your favorite foods inside, to enjoying drinks at the sparkling pool outside. Natural vines wind up and over the white fencing for a courtyard style retreat with tall palm trees bordering the patio. Ample seating is available to relax and lounge in the sunshine. There is also a guest bedroom on the 1st floor with a king-sized bed, and with the kitchenette and seating area, can serve as separate living quarters for any guest or family member.
The second floor has a large open living area enhanced by coastal décor and honey toned floors. Seating flags the large flat screen TV, with two sofas and additional lounge chairs. One of these sofas doubles as a queen sleeper sofa. Access to the balcony is just steps away overlooking the patio area. The large kitchen features wrap around granite counter tops, accentuated by a large island with additional bar style seating throughout. There is also a separate formal dining room with seating for eight. The surrounding windows allow for natural light and exterior views to enjoy your meals.
The top floor gains you access to the King Master Suite, along with a private luxury bathroom that contains a walk-in shower and soaking tub. Access to your own private balcony is here as well, where views of the distant gulf and the breezy beach air can be enjoyed. Down the hall are two nicely decorated guest bedrooms, with two queen sized beds in one bedroom and two twin bunks with a single trundle in the other. These rooms also share a bathroom with a walk-in shower.
While the neighborhood is private, you are in the heart of Miramar Beach with access to grocery stores, wine shops, coastal restaurant destinations, and upscale shopping locales a short distance away. Silver Sands Premium Outlets is a popular locale with discount designer ware and boutique restaurants, or you can head to nearby Sandestin, and enjoy The Villages of Baytowne Wharf for family fun and shopping.

POOL HEAT
A $50.00 per day fee is added to reservations booked between October 1st - April 30th for Pool Heat. If you prefer to have an unheated pool, please email or call after booking and the fees will be immediately refunded.
PLEASE NOTE: The pool cannot be heated if it is below 52 degrees or above 80 degrees. As your stay gets closer, we will do our best to keep you informed of the forecast during that time period. We will immediately refund you if conditions do not allow for this.

Beautiful property with very close proximity to one of the best beaches we have had the pleasure of enjoying! Host was very attentive, the check-in and out process was effortless and we had everything we needed while staying. One of the best Florida vacations we have had so far!

Easy check in. Nice location to beach. Definitely needs a good update, even a good cleaning would do wonders. Bachelorette party was there before us and our young kids found some leftover party favors of the x rated variety. Pool was rather gross as was the outdoor area. Needs a good landscape cleanup. Windows won’t close in one room so early risers should take that room.
Don’t expect to be wowed by kitchenware, utensils, dish detergent, toilet paper, paper towels, or even hand soap anywhere. Seriously lacking in any comforts.

Location, location, location!! The beach is out your back door, with shopping and food at the end of the road. The house itself checked all the boxes from and open kitchen/living area for all our guests. The house itself is in good shape, but could use some TLC. Carpet in the bedrooms are dated and not very clean. Furniture in living room had holes and stains. The pool area is nice for enjoying the weather, but outdoor furniture is plastic and brittle. Many outdoor furniture was cracked or on the verge of breaking. Overall, we enjoyed the space and location that the house offered. Just needs some upgrades to make it a can’t miss rental!

My wife and I stayed with my daughter and her friends for spring break. The house was perfect and in a great location with just a very short walk to the beach. The home was very clean and just as advertised. More than enough room for our large party. Only hiccup we had was the pool heater was not working for the first 2 days of our stay but the property manager called and let me know before we even arrived. She said it would be fixed ASAP and by Monday afternoon it was up and running and she refunded me for 2 days of pool heating. Really great company to rent from. Would definitely and probably will stay here again.

Unfortunately, the home can use some major updating. There isn’t comfortable living area furniture, the master bedroom had no storage for our clothes so lived out of a suitcase all week. The property wasn’t very clean, walls need painting and carpet needs to be installed over “padding”. The area was very noisy with parties and fireworks every night. Therefore, our babies were woken up each night. I reached out to the property management regarding our issues but have not received a response yet. The location to the beach was great.

The location of this place is hard to beat! The street is relatively quiet and it’s just a short walk over the “bridge” to a portion of uncrowded beach. We loved it for this reason!
The layout was good for our group but the house and furnishings did show wear and age in some places. The electric can opener was broken and we just happened to need it, but the neighbors were friendly and let us use theirs.
Overall, the communication was great and location even better!! Enjoyed our trip.

House location to the beach was its #1 quality. Beach equipment/paddleboard/kayak/games for use at the house were a money saver. House cleanliness was slightly above average. Response from rental company to problems with plumbing were prompt. One minor concern was kitchen equipment was somewhat lacking: 1 pot holder only for both kitchens, lack of a enough plates & glasses, lack of enough serving bowls/platters.

The house was exactly like the listing. Very comfortable beds!! And just a few steps to the beach which was perfect for us with young kids and an 8 month pregnant daughter. We LOVED the house and property and will be booking again!!

We had the best stay! While not right on the beach, its proximity was just as easy. The patio area was very nice and pri aye although it could use a patio table for enjoying meals. The pool looks small but it was perfect for a relaxing dip or to sit and enjoy the sun.
The main floor of the home was open and full of light and was great for our large group.
The master bedroom had the best view in the house and was very private. The bed was super comfortable the only drawback to this room was there wasnt an outlet next to the bed to plug in a charger.
The property manager was very attentive and had great communication.
We will definitely stay at this property again if it is available for our next big trip.

I Definitely recommend this property. Fantastic location, great Beach access, and beautiful ocean views from the third floor balcony. Property was very clean and well kept, the manager checked in with us to see how things were going and if we needed anything during the week. Would stay here again in a heartbeat.

We felt very safe at our visits to Sandy Dunes. Not only was it just a few steps away from the beach (probably closer than what it seems on the pictures,) but the home was very spacious and fit all our group well. We had 4 couples, so 8 people total, so the only thing we wish could have been different was putting one of the two queens in the room with the bunk beds. Other than that, we have no complaints and had a great stay. Thanks for being so easy to work with and making our trip great.

We 100% enjoyed our stay and have 0 complaints. The host was amazing, kept in touch, and gave us advice and tips for the rainy day! The neighborhood was super cute, quiet, safe, and close to everything INCLUDING the beach. Great view and very short walk to the water, like under 2 minutes. The property was so nice and comfy. Pool was nice and a maintenance guy came to make sure it stayed clean. Really am amazing overall experience.
