A 'Lookout' At The Overlook
Welcome to our All-season Chalet style home with Breathtaking Panoramic Views of the Mountains & Rangeley Lake. Snowmobile & Lake access. Close drive to Saddleback.
Our well-appointed home provides all the necessary modern amenities for the perfect vacation. The location is set in an Association neighborhood, “The Overlook”, where there are private homes & wooded lots near downtown Rangeley. It is great for gathering with friends & family anytime of the year. Taking in views & wildlife watching from inside the living room, kitchen, master bedroom or from the outside deck & yard will allow the relaxation one desires while on vacation. Barbequing while using the propane grill (May-Oct) on the large deck, enjoying the yard & sunsets while roasting marshmallows at the firepit (May-Oct), & stargazing at night from this secluded spot are more perks that this home has to offer. On colder nights one can cozy up inside by the wood fireplace or the propane viewing stove.
While the quiet setting creates a sense of being away from it all, allowing one to unwind & relax, the home is also nearby many local downtown amenities. Some include 2 local grocery stores (IGA & Oquossoc Grocery, 5 & 15 min drives), Rangeley downtown restaurants/shops (6 min drive), public swimming beach/boat launch (6 min drive), & a Bowling Alley (8 min drive) for family friendly fun. Saddleback Mountain, featuring a new high speed chair lift as well as “The Pub” for dining, is open year-round for opportunities including skiing, hiking, & biking (15 min drive). Sugarloaf Mountain is another year-round recreation possibility (30 miles/40 min drive) from this property.
If staying connected is a must, this home has Wifi internet/Direct TV options with the ability for the renters to sign into apps through Roku TV (Hulu, Netflix, etc.). The home has direct in/out snowmobile access to the ITS trails as well as shared private water access to Rangeley Lake about 1 mile from the property. The Association area includes a dock, picnicking space, & a swimming area. ATV/SXS trail system access is also only a short drive (minutes) from the property. Plenty of driveway space as well as garage use is available for vehicle storage when renting this property. The Rangeley location is perfect for relaxing & rejuvenating as well as enjoying many outdoor recreation adventures including swimming, boating, jet skiing, paddle boarding, kayaking, canoeing, fishing, listening to/watching loons, looking for moose, hiking, hunting, golfing (Mingo Springs), mountain biking, watching waterfalls, snowmobiling, snowshoeing, ice fishing, skiing, stargazing, ATV use & most importantly taking time to breath in some fresh mountain air.

Our Home
The space includes the first level living area, loft, garage space, & front/back/side yards, & deck (children should be supervised, gates are provided for additional safety). Adult access to the basement for amenities including firewood & yard chairs is permitted.
First level includes front hallway for unloading coats/shoes, guest bedroom with king bed, full bathroom across the hallway with a tub shower, open kitchen & living room with 2 sliding doors that lead to the deck/side stairs (limited accessibility in the winter months due to snow), new modern master bedroom with king bed & lake/mountain view, & new master bath with step-in shower stall.
Second level is a loft area with 3 full beds & 1 twin bed. Children should be supervised on stairs & in loft area. Gates are provided in the master bedroom closet for use. Handrail lighting is available for additional safety on the stairs.
Additional Details
Snowmobilers can access the ITS trail system (near the powerlines) from the property with the use of the Association roads (request further information if needed). Per the HOA, the Association roads are not for riding snowmobiles for recreation (doing loops) but may be used for getting to/from the trail system. It is requested that the same goes for the owner's property as well (with exception of the driveway use).
ATV's cannot access trails through the Association roads but instead must trailer to a trailhead or Depot Street lot to access a trail. ATV's are not supposed to ride on the Highway (Rt 4) or the Association waterfront area per the HOA.
TV Remote Use:
- Turn on TV with ROKU remote, using on/off switch
- Use ROKU remote to scroll to right to 'satellite TV' to activate – this will set you up with direct tv
- Switch to DirecTV (white & black remote), for use of DirecTV
- Use of any additional apps (Netflix, Hulu, Spotify etc) may be accessed with personal login information. Be sure to log out prior to leaving
Heat, Stove and Fireplace Oil heat is the main heating source to keep the whole house warm. Wood fireplace & propane viewing stove are in the main living room space for additional use with special attention to using safely. Fireplace & Stove should be put out/shut off when not viewing. Children should be supervised when fireplace/stove are in use. Gates are in the master bedroom closet for additional safety.
Propane Fireplace Instructions The remote, located in the Reindeer dish under the TV in Living room, is labeled 'propane stove'. Point the remote at the stove to turn it on & off. Temperature is set to 70 degrees which will warm the kitchen & living room nicely, adjust as needed. Please do not leave the stove unattended. Make sure to shut it off completely prior to leaving the house.
Fireplace Instructions (Please do not start a fire in the wood fireplace on the morning of departure)
Step 1: Open doors & metal curtain
Step 2: Open Flue – Reach in & up, grab lever to push up & outward to open (towards the lake) until it sets into the open position
Step 3: Light the fire & enjoy. Metal curtain should be closed & doors should remain open/partially open when fire is in use.
Step 4: When fire is extinguished, close the flue (likely the next day if the fire was lit in the PM the night before). Reach up to grab metal lever, push up to let the flue come back down into the closed (original) position. Use glove provided.
Step 5: Remove coals when fully cooled. Place them in the black metal bucket & close the lid. This is the responsibility of the renter to do so prior to leaving.
Step 6: Close metal curtain & the glass doors fully. (Press glass doors at the top & bottom for full closure.)
Bedroom Heat
Leaving the bedroom doors open will provide the best heating experience in both first level bedrooms, especially the master bedroom. Make sure to leave all bedroom & bathroom doors open prior to leaving the house.
*** Please leave the thermostat near the front hall/bathroom at 58 degrees prior to leaving the house.
Small campfires are allowed in the firepit. All fires must be supervised & put out completely when done with use. Once ashes are cooled renters should use ash buckets to discard ashes
***The Homeowner's Association asks homeowners to notify renters to obey the Speed limit signs posted (10-20 mph in varying places) to help maintain the quality of the roads as well as for the safety of people/dogs who may be walking.
*** No parties, smoking, hunting, or pets. Please be mindful of neighbors & keep noise to an appropriate level so they can enjoy their quiet space.
***Four-wheel drive vehicles will be necessary for accessing the house in the winter. Per the HOA, they are not responsible for stranded cars. Call AAA.
***Currently there are no bathroom fans, this is on the to do list. If you are familiar with those in your party please consider leaving the bathroom doors cracked to prevent major steaming in the bathroom when showering to save the wood walls. Please avoid cracking the windows in the winter months.
***Lighting: Additional lighting, controlled by various remotes, is available for ambiance. The remotes are in the green reindeer dish located on the cabinet under the TV in the living room. Point the remote, that is labeled “below moose”, below the moose (slightly to the right) to illuminate. Colors can be changed to your preference. Additional ambiance lighting in the kitchen is controlled by the switch to the right of the kitchen sink (labeled accordingly). Once the switch is in the on position, point the remote labeled “above sink” above the sink and to the right to control the lights/desired color. One last remote controls the front & back deck lighting, you will not need to adjust this. The lights automatically turn on at 5pm and turn off at 11pm. Window candles also go on/off automatically in winter months.

This cabin was very clean and provided everything we needed for a wonderful carefree stay in Rangeley. We loved sitting on the deck watching the sunset and enjoying the wildlife around us.
Morton & Furbish are the very best at what they do. We have come to only rent their properties and/or the properties they manage.
They made the entire experience easy and worry free. We are planning a return trip soon!! Thank you for a wonderful stay!

The Lookout at the Overlook was amazing!...with an incredible view of Rangeley Lake facing west for great sunsets. If you like the charm of a post and beam house, you will love this house. The house was well equipped with everything down to light switches labelled which was very helpful. We loved the Vermont Castings gas stove which added a nice touch on those cold evenings.
My wife and I are avid snowmobilers however due to lack of snow we left the snowmobiles at home for the week and packed the snowshoes and had a great week of exploring backroads, lake edges, as well as the trails at the Rangeley Lakes Trail Center. Had a great week!
I am sure we will be back!

Beautiful home and location. Had a great stay for a few days of snowmobiling with friends. Home is well organized and very clean. The view overlooking Rangeley lake is fantastic.

This space was ideal for our group, which came up to ski at Saddleback for the weekend. It was super clean and the kitchen was very well outfitted, a huge plus since we love to cook! Would highly recommend this spot and will definitely try to stay here again.

All I can say is WOW! This cabin is extremely clean and has a very well stocked kitchen with utensils and pans. Plus a coffee maker, toaster etc. The beds are really comfortable and plenty of pillows and blankets to make your cozy and warm. I highly recommend this place to stay for the exquisite views and the wonderful cabin.

This house is more beautiful in person than in the pictures. Spotlessly clean with an incredible view of the lake. The kitchen was very well-stocked and had everything we could possibly need. Tons of dry firewood too! We truly loved our stay at this beautiful cabin!

We had a wonderful week at the Lookout at Overlook in Rangeley! The home was fully outfitted for our stay. We were so comfortable in the space, with plenty of room for the five of us to relax and enjoy. The view from the deck and sliders could not be beat! It was wonderful to look out over the lake and enjoy the occasional deer that walked by. The kitchen had everything we needed to whip up a few meals. We were so happy to
have access to the gas stove in the sitting area, as our morning temps were a bit brisk. The washer dryer was invaluable to us after several days of hiking. We will definitely stay here again!

My husband rented this cabin for my bday wknd to do some snowmobiling. We could not believe how clean n beautifully decorated this cabin was!!! The views of Rangeley Lake are stunning especially at sunset!!! The cabin has a great walkin area to hang snowmobile gear n shelves to put helmets n plenty of carpets in halls n entrance way to allow “no shoes in house” which we love that rule!! The master bedroom is so pretty n bed very comfortable!! Washer n dryer was a huge help which i love. They also have another king bedroom with bathroom across the hall on 1st floor n on 2nd floor there r like 3-4 twin beds n a full bed!! Kitchen is fully applianced n living room has a wood stove n gas fireplace!!! We definitely will come back here !!!

The Lookout was a perfect fit for our family of 5. The loft had plenty of space for our 3 boys. Absolutely beautiful view of the lake and Bald Mountain while we enjoyed breakfast. Quick and easy access to Saddleback and 'downtown' Rangeley. Roads were well taken care of despite some winter weather. Morton and Furbish had everything ready and the home was really clean and inviting upon arrival. And plenty of labels to figure out where everything was ;). Highly recommend!
