The Space:
Welcome to Splash House! A reincarnation of vintage 1990s, colorful and beautiful Palm Springs, California!

*The pool can be heated upon request for a minimum duration of three days, with a minimum charge of $285. Each additional day of pool heating requested will incur a charge of $95.*

This large vacation rental with its oversized backyard is nestled in the back corner of a private charming cul-de-sac located in South Scottsdale, just a 10-minute drive from Old Town Scottsdale as well as ASU campus! Walking into the kitchen area leads you to our multiple premium kitchen appliances and large offset dining table guaranteed to impress. Everything being brand new and top of the line, your next home cooked meal will undoubtedly leave your friends and family begging for seconds.

The two guest bedrooms, both oversized, feature stunning retro décor with large closets and mirrors as well as hangers for your personal items. The master bedroom, featuring a king bed with beautiful accenting furniture, has a massive walk-in shower and closet, which is perfect for getting ready for a night on the town! Our unique bunk-bed room equipped with its own full ensuite bath is perfect for larger groups or families with younger members!

Last, but not least, our additional detached casita comes with a half bath, brand new felt poker table, and vintage retro arcade machine with over 400 games preloaded!

PETS-
Pets allowed upon host approval. Please disclose the type of pet, breed, and weight. Pet fee is $100 per pet


PARKING-
The home offers a long two-car driveway for guests to park their vehicles, no street parking is allowed. All cars must be parked exclusively in the driveway.


QUIET HOURS-
Quiet hours per City of Tempe ordinance are from 10pm – 5am. If the police are called during these hours for any type of noise violation guests will be held financially responsible for up to the potential $2,400.00 fine.

OUTSIDE VENDORS-
Outside vendors may be allowed but must be approved prior of guest arrival by host.

EARLY CHECK IN-
Check-in is at 4pm. We offer a complimentary early check-in (when possible) of 2pm. Any check-in earlier than 2pm is subject to an additional fee due to its disruption of our cleaning schedule. If arriving prior to 12pm we suggest booking the night before.

GUEST COUNT-
If you have additional unapproved guests, your reservation may be subject to cancellation. The number of guests you book for is the amount allowed at the property, no exceptions. If a change to the guest count occurs, please contact the host prior and let them know.

MUSIC & SPEAKERS-
We provide a Bluetooth Sonos surround sound system connected to the inside living room TV. Please do not unplug or move the sound system, it will not work if it is moved. Please do not blast the volume on the system as it can potentially cause damage to it. Guests are liable for any damage to the system. We employ noise decibel monitoring devices within and outside the home.

LATE CHECKOUT-
Check-out is at 11am. Late checkout is possible if approved prior with host. Any unapproved guest checkout is subject to an additional fee.


*Disclosure Regarding Pool Heat*
Before requesting pool heat, please be advised of the following:
We cannot make the pool into a hot tub! The maximum temperature we heat the pools to is 85 degrees. Please also be advised that in the winter months when the overnight temperature drops below 50 degrees, the pool heaters will simply shut off to avoid mechanical damage to the heat pump system due to the ice that will form otherwise on the internal coils. The heaters will turn back on automatically when the temperature outside goes back up/when the ice that was forming to cause the shut-off melts, but this means that we cannot promise the pool will stay heated to our normal of 86 degrees. Even with the cooler temperatures, the pool heaters do tend to keep the pools within 5 degrees of the desired temperature. This turning on and off the heater is very expensive for the homeowners, hence the pool heating charge. Therefore, please note, we will NOT be able to refund the pool heating charge if you feel the pool did not stay warm enough during your stay. The pools have been heating up to 75-86 degrees, which is 35-46 degrees higher than the average outdoor temperature.

Guest Access:
The entire home & property is yours and yours alone to use for your stay. Custom access code and instructions for entry will be provided via email prior to arrival. All cars must be parked in driveway,

Security: We have exterior cameras pointing to all exit/entrance points on the property for guest and host security. There are also noise monitors that measure dB levels inside & outside to comply with city regulations. These monitors do not record audio.

This property is located in north Tempe right on the border with south Scottsdale in a charming quaint cul-de-sac. This stunning gem is truly located in the perfect location for your next trip! A 10-minute drive to Old Town Scottsdale as well as a 5-minute drive to ASU Campus.

A multitude of additional services is always available before check-in. Please contact us via email or phone after booking to make any request you wish fulfilled before your group's arrival.

Pool can be heated for an additional fee. No pool fence, practice caution with children.
