Although it is quite far from the railway station,the place was clean and tidy. The breakfast was excellent and the service was fast and polite. Ilia and the stuff was thoughtful and flexible.

Location is great
I stayed at Gulson Estate B&B and had a very uncomfortable experience due to the extreme heat in the room. I asked for a fan, but the hotel could not provide one, and I had to resort to sleeping in my car for a few hours to use the air conditioning.
The lack of a cooling solution in such hot conditions was a major inconvenience. I hope the hotel will improve their accommodations for future guests.

Towels and pillows although initially missing were promptly provided when requested.
Room was very poorly equipped: spring mattress was very worned and uncomfortable; bed side table and bed side table lamp missing; bin bags missing in both bedroom and bathroom; chair desk broken; wardrobe very poor quality and unstable; room was unbearably hot although heating was off; shower gel box was finished; no hairdryer.

The availability and kindness of the staff was incredible. The place is also reasonably clean and especially warm - do not be scared of being cold.
It's is a strange setting to be - within a private house and adjacent to a bar. The main complain I would have is the lever of noise.
The guests should be advised to be quiet. I was constantly awake during the night by the person staying at the floor above, stomping around instead of walking. In addition, latecomers did not bother to close the main door quietly and, being my room very close to it... I got constantly disturbed. The mini fridge regularly turns on - very noisy too.
The soap dispenser was also empty.
Not exactly the most pleasant experience, but OK for one night...

Location was very good. Close to the city center. Breakfast was excellent. The portion was big and very tasty.
The staff is very responsive and helpful.

The facilities were very good, in addition to the kitchen, in the room there was an electric kettle, cups and glasses, as well as infusions available. breakfast is amazing. Refrigerator with Freezer, washing machine and dryer.
The bed was a bit small for two people and it was a bit far from the train station on foot. I recommend renting a car, paying for parking and using it as a base to explore different nearby cities.

I liked the friendlyness of the waitress and the clean room.
Much noise. No hangers, no chair, room too small, a lot of noise because of the wooden floors. I booked a room with bathroom and afterwards I have booked a room without anything and have to pay a supplement for a room with bathroom? What went wrong.

Loved the location, very handy for Half Marathon which I completed the next day. Plenty of coffee, milk and sugar but only 2 tea bags?? The food at the cafe was very good. However, during breakfast the chef was very foul mouthed and could be heard clearly in the dining room.
No terrestrial TV despite the cafe staff trying to rectify this. Internet signal wasn't strong enough. I slept well with ear plugs, but my hubby was kept awake by the stifling heat (with window open) radiator was turned off but there was heat coming from the fridge. Wouldn't recommend for families and constant swearing by breakfast chef was very unpleasant.

It's proximity to city centre and other amenities also it is attached to a cafe where they served excellent breakfast
It was chilly since the heater was off there's also a problem with the water leak. The room was flooded early hours in the morning. I was told it was due tongue adjacent bathroom.

The room was quite spacious, compared to other hotels/guest houses I've stayed at, certainly useful to know for longer stays rather than the single overnights I've made. The facilities in the room (even though I had no real need of this this time) - a toaster, microwave and fridge with freezer compartment, in addition to the kettle and tea/coffee - were certainly a plus.
I don't usually stay for breakfast on single-night stays, preferring to make an early move but as it was included in the price, I did on this occasion and am super glad I did. This was at the very convenient Lucky Lounge just next door, and it was exceptional and certainly set me up for the day ahead.
The staff were all friendly and polite, especially for the questions I had (end of a long day and brain was tired)!
There was a Sainsburys within walking distance, and several places to eat - though with the Lucky Lounge right next door, you might prefer the ease of that instead.
Definitely a place I would consider staying at again, hopefully for longer.
I thought the £10 a day parking fee was a bit high but have nothing to compare to other parking facilities/rates in this (I gather) close to central Coventry location. The private (but not secure) car park was again very convenient at the back of Gulson Estates/Lucky Lounge and did seem to fill quickly that evening so reserving a place is probably recommended.

The room has all that is needed to make the stay comfortable.
The host is very generous and hospitable.
The food is delicious and YES they make the best hot chocolate in the UK in their Lucky Lounge!

Clean room, good size and ensuite bathroom. Lots of facilities including kettle, toaster etc. Comfy bed and the breakfast was fantastic. Very polite staff, thank you for a nice stay.

We had the entire place to ourselves, and to top it off, there was plenty of parking available near the establishment, making it incredibly convenient for our van. The staff members were not only friendly but also maintained excellent communication with us prior to our booking, ensuring a smooth experience.
One of the highlights was that they provided us with a 10% discount at lovely restaurants nearby, where we thoroughly enjoyed delicious food. The staff consistently went above and beyond, showcasing their friendliness and providing service with a genuine smile.
Considering the overall experience, the value for money was exceptional. We were so pleased that we would definitely choose this place again when we visit Coventry in the future.

the staff was great and serve us some nice breakfast
the property had a terrible smell and could be a bit cleaner,the bed was not nice to sleep in, the matrress and pillows was just a cheap fix. On arrival at 23pm and in the mornings Albanian's was looking like i was police and blocking my car from going out,i do need to say they moved the car straight away but if i am paying 10 per day on the car park (wich is more than the fiver holiday inn charges) i would expect to have my own parking space for the property, also the gates close at 23pm so if you going out with your car you will need to be back before that if you want to park inside,if not you will need to park outside,remind me of when Dad use to tell you to be at home by that time. Also someone in the kitchen was shouting to the staff like they were dogs

We felt the price was very reasonable and so for a couple of nights it met our needs
Bed felt small and room was very warm, we opened the window but the street was noisy. The street the accommodation is on was very scruffy - lots of rubbish everywhere
No coat hangers at all in the wardrobe (though we didn't mention it while there so it might have been something they would have rectified for us had we asked)

The position, so close to the city and all the attractions. It's a very good atmosphere at the Lucky lounge, which is part of the property and where one has breakfast, it's open all day until late in the evening , plus the staff are super friendly

The room was very comfortable, good size, standard facilities and a nice shower. Under the eaves, so difficult to access the windows but as I was only staying one night that was no problem. Staff helpful and friendly, and breakfast was really delicious!
The outside is unpromising. And it's always slightly worrying when your check-in instructions refer you to the 'cafe next door' but once I was inside everything was fine.
Breakfast arrangements seem a bit odd, as the place has the feel of a private club, and I felt I was rather intruding. But the food was really nice - coffee excellent.

The café and staff were fantastic, breakfast was great.
The room was a shoebox room not £80 worth room, where u had to put the kettle on the floor to plug in. Also I brought myself milk to put in my tea and the fridge froze it. the fridge also was the noises fridge on the planet.
