About this house rental

Make no mistake, Pat's Folly will check all the boxes when your family is ready to experience a perfect beach vacation! This semi-oceanfront home has 6 bedrooms and a beautiful pool deck with furniture to relax upon, savor the sunshine and the ocean breeze. Pat's Folly is conveniently located in the Town of Duck to enjoy local restaurants, shopping, and entertainment choices. [Note: No dogs or other animals allowed in this home.]

TOP LEVEL:
An expansive Great Room has gorgeous views of the Atlantic Ocean and its glass sliders access the sun deck—a great place to see sunrise (or sunset) views. A screened porch with dining table is available for shade or outdoor dining. Indoors, the living area has enough couches for comfort or TV viewing. The dining area seats 8 and the kitchen bar counter seats 4. The kitchen is equipped to prepare family meals for everyone in your group. A Ships Watch is another place to admire the ocean views. There is a half bath on the landing going down to the mid level. [Note: gas fireplace is not for guest use.]

MID LEVEL:
Stairs down this level will reach 5 separate bedrooms. Each of the 3 King Master Suites have glass-and-tiled-showers in their private master baths. Two King Masters have access to the back covered deck on the east side of the house where the hot tub is located. The other bedrooms on this floor are Queen bedroom and a bedroom with 2 Twin beds which share a hall bath with shower/tub combo.

GROUND LEVEL:
A spacious Lounge is another room to hang out and enjoy viewing TV or use the Kitchenette for preparing drinks and quick snacks for the hungry beachgoers in your group. There is full bath (shower) on this level, also the laundry area and the sixth bedroom has 2 Twin beds. Outside, the pool deck has a pergola for shade and pool furniture surrounding the custom designed in-ground saltwater pool (pool heat is available for an additional fee). There is an outdoor shower to use after beach-going. The outside firepit is not advertised and it is not operable. There is parking for 4 vehicles in the driveway. EXTRAS:
On the west side of the neighborhood, across Duck Road, there are community amenities available which include a pool and tennis courts that also have lines for playing pickleball. The beach access is approximately 200 feet south of the home's driveway.

This is a wonderful property that honestly deserves 5 stars, which I could not give. The house is a wonderful intriguing design of various levels upon levels. It was a fun house to be in, with the cool architecture, design and unique home furnishings. We really enjoyed NOT having a large TV upstairs in the living / kitchen area since that usually facilitates the wrong kind of vacation for our family where the default can become leaving the TV on. Having the separate den with the large TV allowed us to use it for movie nights and otherwise not have a TV on except for some music upstairs. The internet is pretty good, although I had to fix the extender upstairs located behind the TV. It was not configured properly so we did not have internet except in the downstairs TV room upon arrival. Once fixed it all worked out great, so no complaints. There is a nice Sonos sound system upstairs we enjoyed upstairs, but you first have to download the Sonos mobile app and enable it to work with the TV while on the WIFI. The pool, hot tub and volleyball court was a real hit with the whole family. There was one glaring problem, the bedding in this house needs serious upgrades. The master bed sank in the middle due to no support underneath. Most of the other beds were really hard and the pillows supplied were uncomfortable. A small investment in new mattresses and bedding would move my rating to 5+ stars, because lack of good sleep really affects the whole vacation.

Pros: great location, tastefully decorated house, amazing views from top deck. Cons: smallest TV on main living area - normally this would not be a big deal except we love to watch the Summer Olympics and it was not the same on that small TV! Kitchen was not as well stocked as we are used to with adequate pans and utensils. There was also cockroaches as a previous review mentioned. We only saw 2 but feared there were more.

My family has been going to the OBX for over 20 years, and this has been the best house we've stayed in. So close to the ocean, beautiful ocean views. Amazing, private saltwater pool. Furniture and decor were very nice and comfy. The only areas for improvement would be the kitchen (on the small side, no pantry, not a lot of large pots and serving utensils), very small TV in the main living space, and the single beds (we had 4 average height teenagers sleeping in the twin beds and their feet hung off the ends). But overall, we loved the house and had the best week in Duck!

The house was beautiful and very roomy but a bit confusing at first. Wouldnt choose it if I had small children. The only large TV was in smaller room downstairs and not in the main living room where we all sat spend all of our time. The pool was not open and we could not get any of the propane appliances to work. The grill off of kitchen had no propaine tank. The dishwasher wasnt working right so we had to hand wash dishes for eight servings every meal. Took a lot of time away from just relaxing. The railing broke when my son was leaning on it. The bedrooms smelled horribly of must/dampness or cat urine. Last but not least there was cockroaches. The management company was quick to reply and fix things tgat they could but nonetheless it still put a huge damper on our vacation.
