Welcome to Blue Ridge Overlook! Blue Ridge Overlook is a lovely vacation property located at the top of Massanutten and offers breathtaking sunrises! At 2050 feet above sea level, the home offers stunning 20-mile year-round views across the Massanutten resort and Shenandoah Valley, and to the Blue Ridge Mountains beyond. The home offers 5 bedrooms plus a loft area with two, new futons and covers, along with 3 full bathrooms. Blue Ridge Overlook includes 2 decks, one being a screened porch with new chairs, a game room featuring pool and foosball tables, and a living room featuring a state-of-the-art audio/video system (including a large-screen HDTV.) The home has cable television service and wireless Internet access. It comfortably sleeps up to 14 people and is ideally configured for large families. This comfortable home is professionally managed by M Power, LLC, the leading, premier vacation rental home and management company in the Elkton area since 2010.

Blue Ridge Overlook is across the street from our Shenandoah Sunrise home. A short walk, around the corner, are these Massanutten Vacation homes: Acorn Lodge, Peak Retreat, and Stone Splendor! All are within walking distance to each other, and most can be seen from one another.
INDOOR LIVING:
Step into the foyer as you enter the home. A bathroom with a tub/shower combo is off the foyer, to the right. To the left and down the hall are three bedrooms. Bedroom one has two twin beds on new frames. Bedroom two has a queen bed. Bedroom three is a suite and has a queen bed, a private deck, and a bathroom with a full (bathtub-length) shower.
Back to the foyer and toward the back of the house is the great room. The dining table is expandable with 2 table leaves stored under the tabletop. Off the big eat-in kitchen is a screened porch with new table and chairs, for dining. Off the side of the porch is a deck with a charcoal grill.
The living room portion of the great room has a gas log fireplace, (Fireplace use 01 October through 31 March, ONLY), large flat-screen TV and a wall of windows with a spectacular view into Massanutten, out to the valley and to the Blue Ridge Mountains.
A stairway in the living room leads to a loft where there are two, queen futons with covers.
Back down the stairway and in the hallway, is a stairway to the lower level. Step into a large game room with a pool table and foosball table. Off the game room are two additional bedrooms and a bathroom with a tub/shower combo.
One bedroom is a suite with a door to the bathroom and a queen bed. The other bedroom has two, separate twin beds and one twin bunk bed set, plus a wall of windows so you can enjoy that amazing view as soon as you awake!

Do not park adjacent to any other homes or lots unless this home’s owner or property manager has told you he/she has explicit permission for you to do so.
Parking rules violators may be subject to having their vehicles towed.
If you cannot park all your vehicles on this property or on the adjoining shoulder of the road, overflow parking is available at the MPOA Owners’ Swimming Pool parking lot at 4007 Peak Drive.
NOTE: Buses, campers, and RV’s may not be parked at houses or along neighborhood roads. With prior MPOA approval, they may be parked in the overflow lot during your stay.

Overall the property is in a good location with adequate parking. It had enough bedrooms/bathrooms for our group of 7. All agreed that a few things could be improved. The living room only had seating for 5 people. Not all the beds or couches had end tables... a necessity for phones, glasses, etc. While the property was clean, it is definitely in need of an update and the carpet was stained and should be replaced. While we had fun golfing, biking and visiting wineries it was a mixed review from the group and it is unlikely we'd stay at this property again.

Overall the house size was perfect for us. The layout and openness were nice and having the great big table that could fit all 10 of us was even better. And the view out the kitchen window was great, but the house definitely does not give off that luxury appeal. It is more of a lived in feel and needing some definite updates. Nothing in the house was really updated. And while the property manager was responsive to our emails, the fridge/freezer was not working properly and they did not come to fix it the whole time we were there (Thursday to Monday) the fridge worked well enough but the freezer never cooled to temperature. We emailed with the property manager as well as called the emergency maintenance number. The emergency maintenance guy never even returned my call. That was really our biggest issue. The other things like several bulbs being out and the toilet handles sticking when you flush and some other minor things just have the appeal that it just gets turned over with rentals and no one actually goes to check on it. So while nothing was horribly wrong, this would not be a house that we would choose to stay in again.

The property and location was excellent. The scenery and views were breathtaking, and the place was peaceful. I advise adding a few things to embellish the appearance of the facility. I was surprised to find broken furniture in the living space, and some of the areas needed additional dusting. Some of the mattresses on the beds could have been better.

The check-in process is out dated! Drive off site to an office unattended, use a lock box to get your key than drive to the house. Just put an electronic keypad on or a lock box at the house.
No trash bags, no towels. Kitchen is well equiped utensil wise with the exception of no full size glasses. Refrigerator needs to be thuroughly cleaned inside.
Dinning room chair is broken, shades in the master are broken. There's no end tables in any room to place your phone and charger on. I wouldn't book again unless the price was lower or all the items listed above were addressed and corrected.
There is plenty of space for everyone though.

My family and I had a great time at the place. It was 10 of us staying there. The location is very nice, almost near the top of the mountain. Chasity, the property manager was very nice. The oven and refrigerator was on the modern side, but that was about it for “on the modern side”. TV wasn’t very modern nor was anything else. Only one tv in the house. Bathrooms and bedrooms were fine; everything worked. They just really need to be upgraded. Kinda stuck in the 80’s/early 90’s. Lights in the house are very dim. I went out and purchased some light bulbs personally because the game room area was so dim we couldn’t really see the pool table or foosball table. Would recommend changing all the fixtures in the house to either fixtures with more than one light bulb inside or changing all the light bulbs to a brighter wattage. It was just really dark in every place except for the dining room/kitchen area. There were other things that didn’t necessarily work or could have used an upgrade, but we didn’t let that dampen our weekend. The check-in/check-out process was simple and the amount of space available was just what we needed. Great place if you’re willing to look past certain things and just enjoy your stay. I’d give it a 3.75/5.

We booked this home for my sons 9th birthday and it was a big hit. Everyone loved the house, it was plenty of space for multiple family’s to hangout out the entire trip- no fights over bathrooms and plenty of comfy beds and bedding. The views are spectacular, and you are minutes away from everything. The fireplace was my most favorite part- it was beautiful. It is a very kid friendly home!! & You won’t find a better parking situation either- it’s has the perfect drive away and parking area)
BUT if it would have been solely an adults trip I would have liked some upgrades. Drawers in the refrigerator are broken, the door frame downstairs is broken (we used it as the kids room so we didn’t mind). It needs a solid deep clean- inside drawers, all kitchen stuff, appliance upgrades- toaster and blender are yuck. some chairs need to be fixed and replaced, a tv downstairs would have been awesome in the pool room (need new pool sticks) great for kids though. The grill is old but it worked fine(you need charcoal btw). Shower curtain needs to be replaced downstairs. My biggest complaint is, it’s cold downstairs- they had a little heater luckily we could put in the kids room though.
Over all the house is worth it, I would absolutely book here again even with the minor upgrades it needs, nothing major was wrong with this home.
The rental company girl in the office was top notch, any questions I had she responded quickly- she was very friendly. I have zero complaints going through them. Very Easy booking.

We met up with friends at this property this past weekend. Upon arrival we quickly realized the fire place did not work. I left a message that evening and did not hear back … it’s Monday afternoon.
We later discovered the tv remote did not work, which according to the instructions left was needed to change input in order for tv to work. I did not report this via phone message bc I assumed I would get a call back in regards to fire place which I did not get.
I rated 2 stars for cleanliness which may have been generous- we did not feel that the place had been cleaned in quite some time.
Kitchen was scarcely stocked- no cookie sheets, no scissors etc.
Only one tv in entire house and like I previously mentioned - was not able to be used.
We have used VRBO several times to stay at Massanutten and this house was a huge disappointment.

The house has a lot of space and privacy. Views were beautiful and enjoyed seeing deer roam. Repairs and cleaning/updates are needed. The covers on the sofas were dirty and the carpets were stained and dirty. There should be more seating in the living room for a house that size. The kitchen supplies need to be reassessed. The downstairs bedroom was very cold and the window needs to be repaired and curtains for privacy and warmth are needed. Comments provided to rental agency.
