About this house rental
Only 5 minutes from TSMC, this remarkable AZ themed 4 BD | 2.5 BA | 1,733 SQFT two-story home, is meticulously crafted for traveling professionals, family gatherings, and groups of friends.
1. We only release door codes to the person who booked the reservation, and you must provide valid, government issued photo ID. Once your booking request has been accepted and the reservation confirmed, in accordance with safety and privacy protocols you will receive all the necessary details to access the property at 9am on the morning of your check-in day.
2. All guests sleeping in the home must be accounted for in the reservation. This practice enables us to provide an ample supply of toiletries, towels, and other essentials tailored to the total number of guests booked for the home.
3. No parties/events. This is not a party house, if this rule is not followed, a $200 Fee will be charged or the cost of damages, whichever is greater, and you will be immediately removed from the unit.
4. Not for commercial use or special occasions without pre-approval. We will consider your request if you notify us in advance. Failure to inform us in advance will lead to termination of your reservation and a $150 Security Deposit will be charged or the cost of damages, whichever is greater.
5. This residence maintains a smoke-free environment. However, if smoking or vaping is unavoidable, kindly do so off the premises and responsibly dispose of cigarette butts. Any evidence of smoking/drugs/cigarette butts within the unit or common areas will result in a $200 charge or the cost of damages, whichever is greater, and eviction from the unit.
6. No pets please. If any pets are brought inside the unit, a $150 Fee will be charged or the cost of damages, whichever is greater.
7. No excessive noise or loud music. Quiet hours begin at 10:00pm. If any noise complaints are reported by neighbors, a $150 Security Deposit will be charged or the cost of damages, whichever is greater, and you will be immediately removed from the unit.
8. While we strive to accommodate our guests, early check-in is not guaranteed. To secure an early check-in, we suggest making a reservation for the night prior to your arrival. To prevent a $50 late checkout fee, please check out on time. Request early check-in or late checkout in advance for accommodation. If not approved, staying after 1pm will incur an extra night charge unless a late checkout is pre-approved
9. We kindly ask that you refrain from blocking the driveway of our neighbor when parking during your stay. As a short-term rental, we strive to be good neighbors and it's important that we respect their property and space. Please park in designated areas provided for our rental property and ensure that your vehicle is not blocking any driveways or access points. Thank you for your cooperation
10. Guests are assured that the space will be in clean and working condition. No compensation will be given for non-working items outside of our control, including but not limited to, power outages, internet outages, etc. (ex. A.R.S. § 33-1361, the landlord has 5 calendar days to make adequate air conditioning repairs). For items inside our control, we will make every attempt to rectify any problems that may occur. It is the Guest’s responsibility to notify us immediately if there are any problems. No refunds or other compensations will be given for problems we are able to rectify within a reasonable timeframe. Guest will be responsible for costs of any repairs for problems caused by actions of Guest or due to Guest’s failure to immediately notify Host.
11. Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.
12.The Home Rules Book must remain within the property premises. If missing, you will be held accountable for covering the reprint cost of $85. Utilize the mobile version (given the morning of check-In) for instant updates on home details (thermostat operations) and real-time GPS information for local attractions while you're on the move.
13. In accordance with VRBO guidelines and policies, all parties commit to utilizing VRBO chat for communication, except in case of emergencies. Upon confirming a reservation, you acknowledge that you have read and consented to all the House Rules for Carefree Living. To indicate this, kindly mention "I have reviewed your House Rules" when submitting inquiries or utilizing Instant Book.

We regretfully cannot accommodate mailbox deliveries to this rental property (we do not have a mailbox key). Registering bank accounts, credit cards, national insurance, and similar activities are strictly prohibited. We value the privacy and security of all guests. Kindly make alternative arrangements for mail delivery.
If a package must be delivered, we recommend using UPS, FedEx stores, or the post office for delivery as all mailbox-delivered items won't be received. We appreciate your cooperation in maintaining property integrity and a smooth experience. Thank you for your understanding.
