‘VILLA ARDJOENO
This sublime Belle Epoque villa in the heart of the historic Capitou neighbourhood of Mandelieu La Napoule is close to the supermarkets and just a few minutes from the sandy beaches of Mandelieu and the town of Cannes.
A path passing in front of the house takes you to the Parc de la Vernède, just a hundred metres away. Nature lovers will love this villa, which is surrounded by 5,500 m² of terraced gardens featuring citrus trees, fruit trees, rose gardens and a mini Eucalyptus forest.
The town of Mandelieu is surrounded by greenery and offers a range of sporting activities, with 2 top-quality golf courses (Old Course Mandelieu and Riviera Golf de Barbossi). There are numerous walks in l'Estérel starting from the Vallon de la Rague, a sailing club for young and old, and electric or motor boat hire for trips along the river or to the Lérins islands.
Just 15 minutes away by car or high service level bus, the town of Cannes is a paradise for holidaymakers and conference-goers. After winning the European title in 2021, 2022 and 2023 and the world title in 2022, Cannes has once again been crowned the world's best events destination.
The villa boasts panoramic sea/mountain views from every floor and bedroom. The infinity pool will allow you to relax while enjoying the view of Cannes and the Lérins Islands.
Although the Côte d'Azur enjoys almost 300 days of sunshine a year, a glasshouse with windows designed to limit the impact of the sun will enable you to spend quality time with your family, whatever the weather.
The villa itself covers an area of 250 m² and comprises a garden level with independent access and a staircase leading to the upper floors. This studio has a large 22 m² living room with a sofa overlooking a flat-screen TV with Dolby sound system, a double bed (140x200), a 9 m² dressing room, a small kitchen (fridge, sink, microwave and gas hob) and a private bathroom with toilet. This studio has reversible air conditioning in addition to centralised radiators.
You can then go up to the 1st floor via this studio or the 4 other independent entrances to enjoy the main 23 m² living room with its panoramic views. On the same level, an 18 m² dining room with a large table and seating for 8 allows guests to dine together in front of a beautiful marble fireplace and a genuine Crystal chandelier. The main kitchen is linked to these areas, and features a gas-fired hob with a powerful extractor hood for cooking in the best possible conditions. An American fridge and a separate large freezer can store food for a whole family. The first floor also has reversible air conditioning to complement the centralised radiators.
Moving upstairs, you'll find the 2 main bedrooms, each with a balcony from which you can admire the view. The largest bedroom (21 m²) has a king-size bed (160x200), a large wardrobe, a chest of drawers, a large flat-screen TV and reversible air conditioning. The second bedroom is divided into two areas, the first of 13 m² has a double bed (140x200) and access to the balcony and is linked to the 2nd area by a double sliding door. The second area (10 m²) has a convertible sofa, providing an extra bed if required, as well as a flat-screen TV. Both rooms have individual reversible air-conditioning. This floor has a large 10 m² bathroom with a large shower cubicle and washing machine.
It is then possible to go up to the top floor where there are 3 bedrooms and a bathroom. The first bedroom with a large balcony is 11 m² and has a bunk bed (80x190). The other 2 bedrooms, each with a single bed (90x190), are 10 m² in size and have sublime views. Each of the 3 bedrooms on the top floor has reversible air conditioning.
A mini telpheric lift enables you to take your luggage and shopping upstairs and avoid tiring yourself out on the outside stairs.

The villa is very comfortable and beautiful. It’s situated in a very good place and the view is just perfect. We could watch the fireworks of Cannes from here. The hosts were very kind and helpful.
