Lovely staff, good parking, warm comfortable room if a little dated. There are lots of up and down stairs from receptions to the rooms.

We’ve stayed here before but were so shocked and saddened by how run down it now is. Our 2 rooms were dingy, desperately dated, had threadbare torn carpet, dark walls with no pictures etc, dark brown tatty furniture, ancient bathroom, and not even bedside lamps. To be fair the bed was comfortable and the room warm but honestly that’s as far as it goes. We were offered different rooms but told they were all on the same corridor and all the same. The whole hotel is in desperate need of care and attention with exceptionally poor tired decor, peeling walls/ceilings, torn carpets etc. A security door which should only be opened with a bedroom keycard is located between the bedrooms and an outside back door which anyone could wander into (despite notice saying it was locked and alarmed, it was actually propped open all day every day) however the security door would not close properly unless you physically pushed it really hard, and people would just go through it and leave it to “close” behind them, not realising it stayed partly open, so anyone could walk into the area with all the bedrooms, from outside. Breakfast was appalling on 1st morning, clearly cooked a long time earlier (and we were not anywhere near the end of service) despite the waitress claiming it was freshly cooked. The bacon in particularly was literally inedible - overcooked/burnt and then obviously been sitting for some time. 2nd morning we were in breakfast as soon as it opened, and it was not great but better.

The hotel was clean, the staff were friendly and the grounds were well kept. We didn't eat there, so can't comment on that.

All staff cheerful, friendly, helpful making it a super friendly environment but professional distance at the same time. The pool and Spa were fabulous and the dining experience top notch. Debbie Dean our room cleaner was so helpful, when my room card failed she ran to reception to change it and was back in a flash!!

Grand old hotel just outside Burnley. Staff were polite and very helpful. The building inside is looking dated as was my room but overall a good rating given

I’m sure this was a magnificent hotel in its time. With a bit of investment it could reclaim that position but it is sadly now a 2/3 out of 5 experience. The staff were lovely. You could not fault them at all.
If you aren’t fussy about things this is good value for money but don’t expect anything more than that.

What a shame used to be a lovely hotel, unfortunately now its a crumbling mess. Room we stayed in was a standard double with multiple holes and dirty marks across the walls , furnishings were outdated and many broken. The standard double bed was too small leading to an uncomfortable stay.
Bar area is again run down and shabby , the restaurant again is very tired , food way overpriced along with drinks. Would not recommend at all if you are planning to stay any longer than 1 day. Cannot comment on the gym/swimming pool as we didnt use them.

Stay was ok. Main problem was the amount of stairs involved to get to our room on the 3rd floor as no lift/elevator. I counted 30 stairs from the hotel lobby to our room.
OK for able bodied people with limited luggage but definitely not recommended for older folks carrying lots of bags/luggage on a week’s long trip.
Also, limited time for food/snacks - seemed very regimented. When restaurant opened at 6 pm no snacks available at the bar & very lax opening time at the bar.

£100 deposit taken incase you do damage. I don’t mind giving my card details and being fined if I were the the type to do damage. But £100 holding fee seems excessive. I wouldn’t be able to stay here if towards the end of month because I rack up a lot in work expenses on top of being a mum and main house income earner. So that is a put off.
I didn’t find service that welcoming or accommodating compared to other hotels I’ve stayed at.
My room was next to an extractor fan or generator outside so it was noisy with window open. Pretty certain the staff/ people go for smoke breaks below that room and I thought at one point could smell 420 substance.
The bar had limited soft drinks options.
The best thing about the place is being able to go use the pool/spa features.
The bathroom was nicely decorated and clean but overall the room was not the most comfortable stay I’ve had.
Didn’t stay for food so can’t comment on that.
I returned there because it was one of the first hotels I went to 2 years ago with pool/spa and had a better experience then, but I think also being new to staying away then I had rose tinted glasses on. I don’t like giving negative feedback and do usually try to find the positives with every stay. So for that I’d say I’m glad for the time in the pool. It was the redeeming feature.

Second time i have stayed here.
I was a little let down by the cleanliness of the room, the furniture and wall laps need a good dusting.
I also found the menue was limited as items were not available and there was a limited selection of beers

10/10. Gorgeous hotel, fabulous spa area with sauna, steam room and whirlpools. Very very clean. Only downside was the thin walls of the hotel and a bridal party shouting in the halls at 6am but I would be stressed too so I’ll let them off :)

Dirty sticky floors and tables in restaurant. Terrible room with a view of a wall with Aircon units. Can't even see the sky from the window lol.
Food was poor. Both dinner and breakfast.
Carpets gaffer taped throughout. Really poor experience.
Can't upload photos for some reason.
