The position of the property was great. That’s where it stops.
The furnishings were years old and terribly uncomfortable. The bed and pillows and bedding were terrible. The chairs on the patio were that old they were cracked and couldn’t sit on it. The so called sofa was old and propped up with timber. Out in the entrances and hallways the floors were dirty
And even the reception felt grubby. Won’t be staying there again and wouldn’t recommend it anyone. Another stayed in another room and it was terrible as well.

Location is great - Swanston St with a tram stop literally at the front door. A short stroll to Lygon St, Queen Vic Markets and The library. The view from the terrace was amazing but unfortunately the praise stops there. We booked the penthouse apartment for our family of 4 for a four night stay, which advertised a queen bed and a sofa bed. The ‘sofa bed’ was a dodgy old futon that barely fit our 9 year old..no bedding other than an old, faded doona and only 1 pillow. The bedding on the queen bed was old and ratted and so thin.
Everything felt stingy and cheap, not even any comfortable seating. It appears the apartment is privately owned and ran by Arrow on Swanston. We had to ask for extra towels and when I complained about the bedding their care factor was zero, but did provide a rollaway bed promptly which led me to believe it happens often.
We have travelled to many different hotels in our time so you expect a certain amount of ammenities when you spend your hard earned cash on the holidays. There weren’t even any wine glasses in the ‘fully equiped’ kitchen, just one stinky tea towel and only 3 of everything else. So stingy!
The staff didn’t give a hoot about my complaints hence this detailed review :)

Very basic and in a poor state. Family apartment with a sofa bed couch that you worried it would collapse if you sit on it. Used this for my daughter to sleep on, it folded up during the night. Most uncomfortable thing ever. Definately wouldn't stay here again! Location was good, close to Vic markets.

Fabulous location. The property is dated and photos dont represnt its cureent state. The pool in partcular was underwhelming. Holes either side of the airconditing unit where it had been installed. Amenities in the room were fabulous full kitchen much appreciated. Despite no smoking signs everywhere the hotel reeked of cigarette smoke. Had the window open our entire stay to help address that which meant extra noise as there is construction in the area. Could be a problem if you are a light sleeper.

The shower rose was so low that I was unable to get my head under to wash my hair. The bottom sheet on the bed was the wrong size, becoming uncomfortable during the night as it moved and rolled up.

Great location, otherwise hotel decor dated, no room service to change towels, replenish toiletries, make beds or empty bins. Small cockroaches an issue. On check in I was told room was ready & I could check in , then they demand an early check in fee so I could check in 30 minutes early. They need to revise what they do . Below average

The positive about this is there is a tram stop right out the front and also the lady who checked us in was lovely.
The downside was the cleanliness and lack of bedding for the pull out sofa. We had a room for 5 people so used the sofa. We booked and paid for 5 but no linen provided for the 5th. When we asked and collected extra linen they couldnt even provide a pillowcase for the pillow and the blanket had burn marks over it. Sofa was horrendously uncomfy and all you felt were the wooden frame under it. Not even enough cups for us all. This room wasnt set up for 5.
I am not fussy with much but i expected a pillow case for hygiene purposes at the very least

I recently stayed at Arrow Hotels on Swantson Street, and I wanted to share my experience. Initially, I was concerned after booking a non-refundable room; the photos online were inaccurate, and I wished I could have canceled. I read a number of reviews that raised my worries, but being a seasoned traveler, I thought it couldn't possibly be worse than a homestay.
With low expectations, I approached my stay. Surprisingly, I found the hotel to be just fine! It was clean and provided everything needed for a one-night stay. My motto turned out to be "bad that it was so good in the end," as my mom and I ended up having a great time.
The facilities were decent – a clean room and a shower, although the shower door did fall off (but honestly, it was manageable). Given the price and its excellent location, I would certainly consider coming back. The hotel staff were friendly and helpful, which made the experience even better.
Is it the Ritz? No, but for the value, it’s absolutely worth it. I’d recommend Arrow Hotels on Swantson Street if you’re looking for an affordable place that delivers more than you might expect.

Room was adequate but not cleaned well. Floor was sticky. Chairs were greasy from previous guests. Crumbs left on couch from previous guests. Door to balcony broken/unable to lock. Bedding was limited and of poor quality. Toilet seat was loose. Overall everything just needed a good clean and an update in quality.

You get what you pay for. Is a good option as a student. Good undercover parking available at a cost. Illegal parking in alley ways can make it difficult to get out. Shower tiny and need to be a very slim build to fit comfortably. Need instructions on how to operate stove in room rather than trial and error. Good size fridge. Remember to pack an extra blanket as can be cold.

There is no doubt that the staff interaction is the best part of this property. They tend to have very relevant conversations and offer to help with local tourist attractions/ shops etc as well, a bonus is that they're really great with kids as well!
