The hotel offers great value - large room, comfortable bed, spacious bathroom - and an excellent location with good access to the highway entry / exit.
My only gripe - as an expat living in Japan - was being asked to have a copy made of my ID; something (unfortunately) required of visitors to Japan, but not expats living here. This is a big one to my mind - personal details like this shouldn't be required / kept by the hotel for any purpose, especially since they don't require this of Japanese guests, and that they wouldn't check us in without my providing this was an unfortunate part of the stay. This aside though, it was a very good option for the price.
Be mindful that it is very much a love hotel and so if you're particularly prude it may not be so suitable...

The room was disgusting. I would say that it hadn't been cleaned in weeks. There was hair on the floor, and I don't mean just a little, I mean it looks like someone had a haircut and left the clippings on the floor. There was also a large amount of what appeared to be "bodily fluids" on the floor, which had not been cleaned up. With a copious amount of said stains in front of the toilet. Every surface had a noticeable layer of dust and there was mold in the bathroom. I felt uncomfortable in the room, having assumed that they would have even more impeccable cleaning than usual considering it is a love hotel. I can honestly say I have never stayed in a hotel that was as unclean as this one and it really wasn't even that nice a room. The room was big by Japan's standards, but the decor was tacky and worn. I think the staff and the 24h room service were the only perks this hotel had.

We especially loved the quite modern Aeon Mall right behind us. There's a nice grocery store and plenty of restaurant food as well as shopping of all kinds. There's a bus right on the back of the mall which takes you to the JR Naka station for only 100Yen. We just loved our stay, comfortable bed and very clean in everyway. Wonderful quiet place.

Location is good for staying in a iwaki area . Aeon shopping mall is in front of it . And the Book off shop is not far . Every Japan trip , I have stayed in Hotel Fine Garden anywhere . About the Gifu one , the bathing facilities are little bit old but not bad .

But if you are looking for a place to stay with a family, this wont be the place. Expedia really needs to put some kind of info on their site about advertising this kind of hotel to the general public.

We had a wonderful 5-night stay at Hotel Fine Garden Gifu. Spacious rooms outfitted with more comfort aids than what one would expect of a small hotel in Japan. Huge TV and massage chair in separate sitting area, personal sauna, 2 jacuzzis (indoor and outdoor patio), an up-scale Japanese toilet with warm-seat and 3 bidet flushes and more than 15 kinds of brand-name toiletries and lotions. The complimentary breakfasts were well-prepared and always promptly served in-room. The only drawback was that the hotel staff did not speak much English and could not give us much tourist information so we spent a lot on taxi-fares to get to and from the train station before we discovered a bus route nearby and, unfortunately, that was on our last day.

The hotel staff won't let you leave the premises with your room key - the doors and elevator are physically locked until you hand over the key. The elevator is broken, and took assistance from staff to get from the lobby to the car park.
Would not recommend.

As per the reviews in Japanese - make no mistake, this is a love hotel. However given the lucrative price this might be acceptable to some, considering the below positives and negatives of this hotel in particular
Postives:
- Huge, well-appointed room (massive TV, Bose sound, tons of toiletries)
- Bigger bathrooms than you would get in a 5 star hotel
- Free, unlimited car parking
- Free, fast (50mbps) WiFi
- 900yen in-room all-you-can-drink alcohol for 3 hours, for TWO people!
Negatives:
- All the windows have been blacked out so no natural light
- Weird awkwardness when passing other patrons in the hallways - no one wants to be seen here
- Adult toys sold from a vending machine in the room (could be a positive - your call??)
- "Massager" right next to your pillow, undoubtedly well used
- Poor WiFi security
Generally these places have pretty good noise insulation but you will hear the occasional squeal. If you are on a budget, there is nothing wrong with using one of these for accommodation. They are by far better value in terms of space and facilities than a business hotel.
The staff do not speak any English but they have a basic information sheet in English which covers off the necessities. There is an Aeon mall within walking distance and several well-priced restaurants on the main road.
This is definitely not a suitable hotel for children.

Here's what I got. 40-50 sqm room, 3 sets of toiletries, 9 sqm bathroom, queensize bed, free movies. And it's near Aeon mall! For an unbelievably low price!

There are also some cute cafés in walking distance and 2 rail lines going between the hotel's area and Gifu city's downtown. Walking around the area near the hotel is scenic and beautiful. In all of our travels around Asia this was one of our favorite places to stay.

The hotel is situated next to a light industrial area at Shin Naka on the Meitetsu Line. It takes about 20 minutes , but it is a pleasant walk in the early morning or late evening. I check the map upon my return home and found that there is a JR station next to Shin Naka. I travel frequently to Japan as a tourist and always stay in budget places, for the price I paid, I was over the moon for what I got in return. I intend to stay there again in May next year if the price is right.
