When you get to the address provided, it directs you across the way to Kamiobo where you do the actual check-in. The attendant then leads you back to the actual location of your room. The ryokan only provides one towel per day. If you visit their onsen, you're supposed to bring that towel there with you, but they will not exchange a fresh one after you used the onsen so you will take that towel back with you to use in your room. The towel is also extremely thin so bring your own to use in your room and save their thin towel for the onsen. The hand towel provided is more like the body scrub towels hotels normally provide. A toothbrush and toothpaste is provided with your daily towel. The room has a mini fridge, electric water kettle, yukata, and slippers.
The price of your stay includes free access to the onsen at Kamiobo. It was the scariest place I've ever visited in Japan. At Kamiobo, you get led through a maze of hallways before finally reaching the doors to the gender-separated onsen. You get downstairs and you're greeted by a room that looks straight out of a horror film. Go look at photos of Kamiobo on Google Maps and you will see what I mean. The room should probably be refreshed so that it's more inviting. Something as simple as a new paint job would help. I couldn't even relax while in the tub so I got out pretty quickly. It was so off-putting that I didn't bother to return or try the other public ones around.
The mattress pad in the room was also very thin.

The distance to the hotel from the main street is walkable. But there is slope so big luggage will be slightly tough.

It was the first time we came to Arima and we very much enjoyed our stay. The ryokan was well located and had everything we needed. We appreciated the booklet they provided that shared information about Arima and the onsens. They also made sure we each had fresh yukatas and towels daily in a carry bag for our trips to the onsens—It was very charming. Finding the check in location even with the address was a little difficult when we first arrived, but once we did, we were warmly greeted.

Great location at Arima Onsen, right on the street but very quiet at night! The Onsen in the hotel is one of the best Onsen I had

A comfortable no frills ryokan smack in the middle of Onsen Arima. Very quiet at night and easily walkable in all directions to both onsens. Parking available. Very nice host across the street for check in.
