The room was great. Front desk staff was super helpful and friendly. Most of the kitchen staff was friendly. My children really enjoyed the salt water pool. I bought a basketball and we played a while on the outdoor court. There were 2 gas BBQs available by the court if one felt like grilling a steak. The gym was clean and set up to make it easy to get a workout done.
One female kitchen worker was rude about my wifes vested service dog being in the dining room. We stayed and ate anyway as we were legally entitled to do-but when our 3 daughters came down for breakfast, that same lady was looking at my kids as if she wanted to kill them. She didnt stop glaring at them until she saw my wife informing me of her behaviour. It was crazy. I let the front desk manager know. The fact that 2 out of 3 kitchen workers tried to tell us to remove our vested service dog who was registered with the hotel as well, from the dining area was a bit off putting. One would think they were aware of the law regarding this as the front desk was well versed on the rules.

The staff were all so friendly and accommodating, and I could see that they are like family to each other, thus making the stay heartwarming. Breakfast was great - balanced meal with different styles of eggs and potatoes and proteins like sausages, ham, bacon, etc., waffles, cereals, toasts, pastries and yogurt, with free flowing coffee, cocoa and juice. Though honestly, having fried potatoes for 14 days straight was a bit much, hoping to add more days of sweet potatoes, and non-fried potatoes.
Rooms were spacious, suites were very functional - with fridge, microwave, dishwasher (but as Asians, we prefer manual washing). The hotel was very generous with supplies (since we rarely request for housekeeping, we ask them for supplies instead). There was a mini mart at the lobby with snacks, beverage, a few microwaveable food.
Location was great, it's a block away from some restaurants, Tim Hortons, Smith's Deli (which had the best pastries btw), and about 2 mins drive away from Giant Tiger.
Because the property is a bit old, the rooms are not sound proof - we could hear the guests from the other rooms/floors, children running around, especially during weekends when some local families have their short breathers in Sudbury. And I'm sure that they could also hear our voices through the walls. (though looking at the real estate properties in Sudbury, I think not many have modernized architecture).
Also, since there are only few tourist spots in Sudbury, we mostly stayed in, and though Wi-Fi was very strong/fast, a wider variety of TV channels might be a room for improvement.
Although the location was great, the sidewalk in front of the property (Regent) is not paved, so it was difficult to walk on, especially for elder people. And no direct path from the hotel to Loach, even if one side of the hotel was at Loach. The path along Regent was sandy/gravelly, and was sloped down which one might fall accidentally. Even if we wanted to frequently go to Smith's, we could not because of the longer displacement. Hopefully, there would be a shortcut from the hotel to the intersection of Loach and Regent.

The HVAC units in the rooms are very noisy. I prefer a duvet cover rather than flat sheet.

Great breakfast tho sweet potato tots are not yummy. All else was very good and worth coming back for. I called in the morning and was able to get early checkin, which was good because I had emailed a week before and the response back ignored the question and quoted a 3-11pm window only.
The Suite sitting area did not have a separate chair to sit in. It was not comfortable to use a kitchenette table and the love seat is too small for 3 people to sit comfortably. I asked to have a chair added and it was not possible. I was offered conference table chairs that also would not have been comfortable. (They were supposed to be delivered but were forgotten until later in the evening so I declined then when the front desk called to offer to bring them up finally.) The suite I rented in February had a chair so I was disappointed that one could not be borrowed from another room. Definitely downgraded my satisfaction.

the gym is well equipped and there is even a basketball court out back
the pull out couch worked well and the kids were fine on it, but it didn't feel very comfortable when I laid on it.

Breakfast was hot and great, pool, gym wasn't cowded, we had a suite so the room was a 2bed apt. Big with full size appliances, 3 TV's. Pro tip: Be sure to ask for a room I'm the back facing the court yard. Staff was great too! Thier was extra towels in the pool area
Insulation wasn't good in the walls. It was our first time with hotel room for just the parents and dorst time for two days. So romance led to other fun things and we could hear an older gentleman coughing right after! Please insulate the walls and don't stick the beds facing eachother in the different rooms to make sure people hear eachother! It was pretty cold in the dinning room down stairs so bring a Sweater. I'm usually hot wherever I go. Thier was lots of bench seating and comfy chairs so that was super. Location was a little far from everything so not great if your using a bus or taxi. It was ok with a car. Also the heat was off in the room. Pro tip: So sign in asap and make sure all the thermostats are up to 22c. They light up to 20c but you can put it up but it takes a min to figure it out.

The pool was very cold!! Also, many used towels were littered around. But a staff member addressed that problem immediately and brought us plenty of fresh towels.
