The view, the staff
No mixing valve on the shower so you had to regulate by hand, but the worst part was when my spouse turned on water in the sink outside and they shower went ice cold.

Loved the location, up on the hill overlooking the ocean so beautiful! (And you couldn’t be closer to ptown, about a 5-10 minute drive to Commercial Street!) We had a corner room with a nice balcony, spent a lot of time sitting out there listening to the birds. The pool and breakfast were a nice addition too, hit up breakfast everyday and everyone was so kind and helpful too! Lots of nature and the stars look stunning at night. Can’t wait to come back here :)

I’m Gluten Free so there really wasn’t any options for me except cereal and fruit
Ty would have been nice to have a love seat in the room

The location is so beautiful you walk out of the parking lot and you are in the Park! We had our dog so it was really nice, the room isn't anything to dwell upon but it was clean.
Not very nice at check in.

The location is great and the view from our room looked directly at the bay. We enjoyed being able to view the sunset as well, the benches provided to do so was a nice touch. Also enjoyed being able to hike around the hotel grounds some, too.
Short drive to Cape Cod National Seashore, which was not crowded at all, historical sights such as Cape Cod Light, and Provincetown. Would definitely stay again.
The walls seem very thin. We could hear the people in the room next to us along with their dog barking.

excellent location and value… some things still need to improve
repave the road and add more items to breakfast

Always a great place to stay, good view, good price, nice pool and convenient to Provincetown, Truro and Wellfleet

The location was ideal and has beautiful views of the bay. The room was comfortable, clean and the air conditioning performed well.
There is no place in the bathroom for personal items. I suggest installing a towel bar for guests to hang wet towels on, a shelf to hold toiletries near the sink, and a hook near the tub to hold a dry towel for use after showering.

Loved the location. It was super hot but there was a nice breeze and the views were great. Really dog friendly. Loved that. The pool was wonderful. Watched the sunset from our balcony. The free breakfast was nice.
Hot water was slow in coming. Not a big deal.

Nice property and close enough to town. Was able to bring our dog with no problems and site had walking areas for dogs. Nice large room and breakfast area. Would definitely go again.

location good, room very clean, TV was awful....pool was great, deck needed staining, no umbrellas for the pool. lighting at night on the grounds fair/poor.

Everything was great.

Location
The bathtub was dirty and had two dead bugs in it. The back door would not lock and the actual door knob was loose and the mirror on the wall had a dirty handprints and marks on it.

Very quiet location
Impossible to move without a car

location was fabulous, beds were comfortable, they had full size not short
pillows, two sinks
a little dark at night, but being in the National seashore dunes, that is to be expected for the wildlife safety

the setting
It really needs a lot of remodeling! Windows are almost falling out. Doors don’t fit the frame so a lot of weather came through. I can see why it’s cheaper. The fronts of units looks good but not the backside. I’ve stayed here twice now but probably not again.

quiet and beautiful. We were going to bring our dog but changed our mind. The room we booked was pet friendly, so I worried it might smell but it was so clean and fresh smelling you couldn’t tell.
the parking lot and some of the recreational facilities were run down. The comfortable rooms, bed. towels and view for the price more than made up for it.
3.5
Gorgeous sunset view and close to the beaches
The Wi-Fi was unstable and the property needs upkeep

The view was stunning, the beds very comfortable. The building and bathroom are dated. The walls between rooms didn't mute noise. The continental breakfast was good but start time of 7:30 late, especially on departure date. The location was good, close but not in Ptown.

The room we got had an AC that didn't work, when asked the team said it is what it is. We had to fight for more than 2 hours to get another room. The lady at reception was too old and couldn't understand a thing.

Beds were wonderful! Great location!
No curb appeal. Grounds not taken care of. Looks like a very old resort.

A decent place, but the location is outstanding! Gorgeous view, real old style Cape Cod. great place to bring dogs, right next to a National Seashore trail.
I wish we had more choice in which units to stay in.
