Good location. Not in the tourist area.
It’s a charming boutique hotel, just a short walk to the main commercial area, and close to museums and other sights. The staff seemed nice.
My wife and I stayed on the top (3rd) floor, and it was hot up there. The air conditioners cooled well, but they were noisy, making it hard to sleep with the AC unit 6 feet from the bed, cycling on and off, all night long. Opening the window allowed cool air in, but also the noise of the neighbors AC units in the alley, going on and off, all night long.
On the last night of our stay, in the middle of the night, it got even hotter. My wife was up, and smelled smoke. Little did we know, that at that moment, our son-in-law, who was staying on the 2nd floor with our daughter, had also smelled smoke, heard an alarm, and went downstairs to investigate. He followed the smoke and sound to the manager's unit kitchen behind the front desk. He could hear the smoke detector going off. After knocking, then pounding and shouting, the manager came to the door and explained that she was cooking, and fell asleep with her partner, with a pot on the stove, unattended! Somehow, neither she nor her partner heard, or responded to the smoke alarm in their own unit! This terrifying, irresponsible act could have turned out a lot worse for everybody in the building, if it were not for the quick actions of my son-in-law.

the breakfast is great. location is very good.
we did not get a room re-fresh as we did not understand the procedure to make it happen.

I really enjoyed all of the added amenities like free breakfast, parking, and added extras. The location was also great considering the price.
Overall, it was a good experience and Peter was especially helpful. However, we were told we did not need to do anything for housekeeping but the lady seemed to pass over us without cleaning the room. Also, when we were checking out the woman at the front desk did not greet us, and just told us to drop the keys without even a smile. She left a bad taste in our mouths and she really could have been friendlier and more attentive if she expects guests to come back.

We loved the location and the way they decorated our room.
The only complaint for us was the water wasn’t hot enough in the shower. The tub water got hot enough bit the shower did not.

Our second time at Attwater and already booked another stay. Rooms are comfortable and charming. Staff are friendly and accommodating. Breakfast was delicious!
This has become one of our favorite spots in Newport. Thank you!

Wonderful location and breakfast! And we booked a queen room but either it was much larger than expected (it had an adjoining room with seating and a second tv) or they upgraded us. Not sure which. We stayed in room 3 in the Beach House property next door to the inn. Loved that they had tea, coffee, and cookies available in the lounge. There was also a good sized fridge in the room. The shower was great, with a rain fixture above and an hand wand. Bed was very poufy and comfy. Very quiet room. I'd would stay there again in a heartbeat.
WiFi was a little slow and a bit confusing on how to turn on and off the TVs.

The atmosphere and the decoration of the hotel were perfect.
The breakfast was amazing: homemade and so so good! There were fresh fruits salad, cakes, omelets etc.
It was very quiet and very well located.
Staff had great advice on places to visit.
I definitely recommend this hotel!

The hosts were extremely helpful and catered very well for my gluten free allergy at breakfast. We were made to feel welcome and they were very helpful on advising where to go and what to see in the local area. The decor of the hotel was super, really refreshing.
Our only slight downside was the size of the room.

A wonderful hotel in a convenient central location for walking to Cliff Walk, the mansions, and the wharf. The staff were very helpful, friendly, and eager to share ideas of what to see and do around Newport. The rooms and bathroom were very clean, well maintained, and the bed was very comfortable. The breakfast offered a variety of delicious choices in a single serving style buffet. A welcomed addition was the convinient free parking either next to or adjacent to the hotel in open lots alleviating the hassle of finding a spot in the already scarce parking situation around Newport.
