The room was very nice, very clean and the shower was amazing. Location is amazing if you need to be close to the airport for early flight. Only 4 minutes away. Property is very nice and very quiet for good sleep.

We were late for check in (the time we put in Booking.com as a check in time frame). The check in took 5 minutes and we got our room. We were only here for one night, checked in late and then left early in the morning. Room was good, we are a family of 5 and had plenty of room. Hot water in shower was delightful. There weren't many in the hotel and it was very quiet. No complaints. Location is very convenient to Venice parking (15 mins drive) and there was plenty of parking at the hotel (Private parking) and gated. If we're in the area again, we will stay here again.
Pillows were a little too soft for my personal liking but it was a non-issue.

I just arrived here shortly after 3 PM. This is got to be the worst hotel experience I have ever had. It’s cold in the room on February 17, 2023. There is no kettle to boil water. You have to buy plates and cutlery to use. For 5 euros you can get two plates, large and small, a fork, spoon and knife, a teaspoon and one glass Tumbler. You call this a Kitchenette? You get two coffee capsules, but no milk, you have to buy that. It looks as though there’s only one channel and that’s Italian. This room cost C$180. The taxi from the airport was €15 and to get back to the airport in the morning I have to pay another €20 just to basically drive around the corner, a 12 minute walk if you don’t have extensive luggage. That’s $64.75 Canadian, plus I spent five euros $7.19 CAD just to get some crackers and milk.
That’s $ 251.94 CAD to stay from
3:30 PM to 6:30 am that’s 15 1/2 hours… eight of which I will sleep for 251.94.. the least you could do would be to provide a couple plates, glasses and cutlery. If you’re going to call it a kitchenette and a kettle. If you claim that the rooms are comfortable, then you have to turn up the heat or provide electric heaters.
I want a heater for my room… My fingers are cold, and I have to stay under the blankets all the time.

do Cadore and they had no restrictions on heat. This is not a concern for the environment. It’s a concern for saving money. I want a heater in my room please. I am 66, I am older, and I need some heat. It is necessary for my health and well-being. Please address my concerns. I do not speak Italian, so I cannot watch Italian television. I want a kettle to make a hot cup of tea so I can heat my body up. I would like some decaffeinated coffee and tea. Please respond immediately. I am awaiting your response.

The location is obviously very convenient, otherwise I wouldn't have stayed here. The place is very basic, not anyting fancy. I arrived late at night and left at 4 am for my flight so I didn't really care either way.
Would have been nice to have some silverware, Also I was under the impression that there was a free transfer to the airport, only realized afterwards that it was 20 euros.

The location was an easy 20 min walk from the airport, and with just hand baggage, it was easy. This is a perfect place to arrive to if arriving to Venice Marco Polo at night, and its easy to take the bus the next day from near the hotel into Venice island.

The hotel is 4 min drive from the airport marco polo. The owner speaks very good English and everything is well explained for early morning leaving.
The room was big, clean and enough for one short night.
Lots of parking in the place.

Food is a bit of a problem at night, there is one restaurant pizzeria within 1 min drive which is open till 21:30.

We had a great interaction with the woman who checked us in. She was helpful over whatsapp with public trans information regarding arriving at the villa and was very prompt and attentive during check-in.
The room reeked strongly of a floral odor. It affected our breathing, sleep and gave us headaches. We opened the windows to air out the room but that did not seem to help. Perhaps their cleaning products are overly strong - or air fresheners gone wrong. The mattress needs an upgrade as it was very used - sagging towards the middle and uncomfortable for two to sleep on. Between those two things, our sleep was nonexistent for our one night stay.

Beautiful property and location.
Super loud in villa all throughout the night and super early in the morning. Not sure if the owners live in the property or something? Mattress was not comfortable at all!

Lovely stay on our way through Venice. The owner was very helpful, providing us with info on public transport / how to get around Venice, including booking us a shuttle / taxi to the airport early in the morning. Elevator access + secure parking.

The location was perfect to the airport. I was there only overnight however it would be perfect for a family or a group of people as the grounds accommodate meeting outside for meals and talking. There were plenty of places to eat in the neighborhood. The communication with the host was OK but I wish I knew Italian better. They did get me a cab to the airport which is $20 flat rate.
There wasn't anything I didn't like.

A lovely hotel in a nice setting, within walking distance from the airport and good bus links into town very nearby. All the staff were friendly and helpful even though it was late in the evening when we checked in. A comfy room and good accessible room for my wheelchair although struggled to get all the way round the bed the shower was manageable and as a full time wheelchair user I was able to shower without any assistance really. Would definitely stay again.
The hotel was a little hard to find late at night but once we got the right street numbers we found it not a problem. Would of liked a blanket on the bed but that’s just personal preference as my friend likes the room cooler than me and I get cold easily at night but these are very little petty things on the whole it was great for what we wanted and paid.

a bit strict about shuttle service booking. I had asked for a shuttle 36 hs before instead of 48. in the end they were willing to bend the rules ; which I appreciated.

Big and comfy room under the roof, eco-friendly, few bins for separating rubbish and waste, sunblock curtains. Surprisingly no airport sound at all. Nice territory, feels like home

We were overnighting here to be close to the airport and were so delightfully surprised at the property. it felt as though we were in a typical Tuscan home. Our greeting by the host was lovely and because we had already eaten only wanted to relax for the evening. We purchased wine and our host brought it outside with wine glasses for us to enjoy! It was a wonderful end to a wonderful Italian journey. In the morning we got a ride to the airport which must be booked in advance. Our room was very clean and lovely! Staying here ended a perfect trip with the perfect place!

Everything was perfect; especially the staff, who were so kind, careful, and helpful. The property was clean and cozy, and the outside is fulfilled with green space, so there was a lot of fresh air and flower scents to inhale and enjoy.
Nothing that could displease, but there was no milk for the coffee in the room, and the elevator ran very slowly.

Booked this hotel for the second half of our holiday based on its location, how close it was to the airport and price compared to other hotels in the area.
The host was welcoming and provided a useful little brochure with information. She gave us information on the best way to travel, how to get around and a simplified map of the area. (it's a 30 minute straight bus ride to Venice!)
The rooms were beautiful giving a very cozy feel and the bathrooms were spacious.
We had a free shuttle to the airport which was less than a 5 minute drive! Arrangements allowed us to have a smooth flight home.
I would definitely recommend this hotel to others.
We were under the impression that breakfast will be provided when booking this place. However we were only advised about the microwave, toaster, coffee-making machine in our room.
There are a very limited amount of plug points which made it difficult for 5 of us to use e.g. to charge our phones.
The walls are very thin so we can hear noise from adjacent rooms.
Also they are eco-friendly hotel :) - although it helps the environment, it is very difficult to reuse the towels as they are difficult to dry. A suggestion is maybe provide both types of towel and we can choose depending on our preference?
