A comfortable and well presented self-catering holiday apartment situated in a historic listed building overlooking the Royal Mile, just moments from Edinburgh Castle and situated just opposite St Giles Cathedral. The apartment is on the first floor and has its own unique private staircase entering directly onto the Royal Mile. This unique apartment has four large windows to the front where guests can sit and watch the ever changing bustle of the Royal Mile below. The apartment is well furnished and newly modernised and makes a lovely comfortable place to stay.

Wonderful location on the Royal Mile. Restaurants, shopping and attractions just outside your door. Derek was wonderful and responded immediately to all questions.

If you want to stay right in the middle of the action on the Royal mile this apartment is perfect! It is also surprisingly quiet for being so centrally located. It had everything we needed for a comfortable stay in Edinburgh and we had a wonderful time. Communication was great with Derek, the host.

We had a wonderful stay in Edinburgh. We drove up from London, actually very doable. The free parking a short walk from the flat was wonderful. The location is right in the heart of everything. The flat was beautiful and very usable. We booked it for five nights, but drove up to Inverness and spent the night, one of the five nights. Woukd book again in a heartbeat

Lived our stay at Dereks place in Edinburgh. What a brilliant flat withbitsbentry right on the Royal Mile. Super comfy bed with plenty of good pillows and the additonal double blow up matress was excellent comfort wise. Appreciated the double windows in the bedroom to block out any noise. Spacious and comfortable. Would definitely stay again amd highly recommend. Thanks for making our Edinburgh visit so good woth this accomodation.

If you ever wanted to be immersed in Edinburgh to get a feeling of what it is like and at the same time be close to everything then this is the place for you. The property is pretty unique and is literally across the street from St. Giles Cathedral. It is situated one level off the street with large windows which give you a birds-eye view of everything going on outside which is entertaining in itself. The apartment itself is spacious and lets you breathe. It has many amenities. The windows from the kitchen look down on Advocates Close. Derek was very responsive with his communication and answers to questions. We loved our time here!

If you’re thinking of booking this property, just do it. It’s clean, comfortable, and has everything you need (and more). It’s close to everything. I would stay here again!

Friendly communications and a well equipped flat right by St Giles. Kitchen had it all but there were good restaurants nearby. Great place for our Edinburgh visit!

Overall apartment was fine. Street was loud at night if your on the pull out in the living room. Need to fix the light In bathroom and dryer was broken.. also would have preferred a coffee maker as opposed to a press.
Location for sightseeing is perfect right across from St Giles. David was great if there were any issues

Very centrally located, you pop out right on high st it was a perfect location. We had a rental car and we’re able to park about 15 min walk from the flat with the private parking pass, which was great! The flat was clean and tidy, and Derek was very responsive to all of my questions. The only thing i will say as guests not used to driving the roads, it felt like a pedestrian only street when we turned on high st, but quickly learned it wasn’t, just an fyi for future guests. I would definitely book this flat again!

This flat can’t be beat. The location is on the Royal Mile just 8 minutes walk from the Castle with everything around you. Has all the amenities for cooking too and plenty of space for us and our kids. Highly recommend!

Great location right on the Royal Mile. Clean. Well equipped kitchen. Being on a main street, it does get a little loud on weekends but that's to be expected.
The location is convenient, easily walkable to lots of restaurants, shops, museums. The host was responsive & very accommodating with our flight schedule. We had a great time and would definitely recommend staying here.

What a wonderful apartment for a first time visitor to Edinburgh. The location can’t be beat. Right opposite the beautiful St. Giles Cathedral. The apartment was clean, comfortable and bright. I had a great time and would not hesitate to stay there again if I’d ever return.

Weekend stay in winter, great location super flat easy for family of 3. Very clean and great amenities. Would be easy to self cater but so centrally located can happily go out for all meals. Highly recommended.

Staying in Derek's place on Royal Mile has been a highlight of our trip. The apartment was clean, had all necessary amenities, and was directly across the street from St. Giles. Highly recommend for anyone who wants to experience Old Town Edinburgh.

We had no idea, not knowing Edinburgh, just how amazing this location was until we got there. It is the very heart of the old town. It was amazing to crack the windows in the evenings and listen to the musical performances down on the street while we rested our tired feet from walking all day.
The apartment was very clean and the furniture was all very functional. There were two of us so we just shared the bed if there had been three of us I'm not sure how the inflatable bed would have worked but it's there as an option. There was a very lovely gift basket of coffee tea and cookies when we got there and that was a very nice touch. The linens were fine as well. One of the thing I really appreciated was the fan because most places in Scotland that we visited were not air conditioned. And we happen to be there in a heatwave and not fan made such a difference.
There is a washing machine and dishwasher that all seem to work fine, we did not cook but the kitchen was very well appointed and seemed like a fun environment to cook in.
I did not receive the checkin code when I was supposed to and that was very stressful on the day of our arrival. I had to call all the contact numbers I had but was not able to get an answer and ended up doing some web searching for the property manager and got their phone number and was able to call them to get the entry code. That would have been really upsetting if the weather was terrible or if I had no place to go or if it was late at night.

Derek was very helpful, and all our arrival and operating instructions were clear and easy to understand. He even suggested an inexpensive taxi from the train station saving us from a walk that looked short on the map - but actually had many, many stairs. The door to the apartment is right on the Royal Mile and up just half a flight of stairs. The rooms are good size, and could easily accommodate four adults. Everything was as described in the listing, and a welcome basket was included with snacks. What I liked best was opening the front windows and hearing all the sights and sounds of Edinburgh. The central location meant we could pop by during the day for a quick rest, to drop off our purchases or to grab a jacket in the evening. Derek communicated promptly and clearly from reservation through checkout. I will definitely stay here again for a future visit. Thank you Derek!

The flat is in a perfect location especially for the Fringe.
The functional - and good things:
-location is vibrant and in the middle of everything and easy to get to anything you would want to see
-furniture is comfortable including the bed. Two types of pillows were also nice
-bedroom is quiet because of the double windows which is great (living room is not quiet)
-kitchen has all the basics
-water pressure in the shower was great and instant hot water also a plus
-lots of natural light
-great communication from the owner and allowed us to check in early which was super helpful
-would stay here again
Other things to consider:
-as mentioned by others the living room doesn’t insulate you from the street noise. It is very loud. Especially during festivals. One benefit is it’s like having a personal concert in your living room - if you like who is performing that is. (Bedroom is quiet!)
-washer works great and clothes dryer is an electric dryer rack. Those familiar with this know it takes 2-3 days to dry clothes. No problem but you do need to plan if you need to do laundry

We (3 adults) recently stayed for 3 nights during Fringe and it was everything we could have asked for and more. The location is amazing and the flat itself is lovely. The hosts have thoughtfully provisioned and carefully documented everything important about the flat. We felt like celebrities coming & going from the High Street entrance! We would recommend this gorgeous flat to anyone, and we hope to rent it again sometime soon.

Ideal location for a long weekend. Although on a busy thoroughfare the bedroom is well sound proofed. Lovely and clean. Got in early - who could ask for more?

Our stay was good from beginning to end. The location on the Royal Mile was perfect during the fringe. Checking in and out was very easy. Parking is about 3/4 of a mile away, but it was easy to find and use.

We couldn’t possibly have selected a better accommodation for our first visit to Edinburgh. We were right on the Royal Mile with an iconic view of St. Giles Cathedral out of the beautiful main room windows. The kitchen was spotless and well-equipped. We were able to forget we even had a car and walk everywhere. Thank you for a lovely intro to a fascinating and beautiful city.
