About this cottage rental
Downedge is approached via its own private driveway to a large turning circle with plenty of space for cars to park. Inside, the accommodation includes six bedrooms, four bathrooms, 3 bedrooms enjoy en-suite facilities, four reception rooms, some with open fireplaces, all with large windows filling the house with natural light. Downstairs there is a comfortable living room with an open fireplace and garden views, there is a music room, a children's play room, a formal dining room and a fabulous family kitchen. The kitchen has a gas range cooker, wooden work surfaces, a farmhouse kitchen table with plenty of seating and opens straight out to the massive garden. There is a separate utility room and larder and a downstairs cloakroom.
Upstairs there are six large bedrooms, three with en-suite bathrooms and a further shower room downstairs.
Outside the mature gardens are totally secluded with a lovely decked area for enjoying meals al fresco just by the kitchen as well as a newly completed games room with full size American Pool table and table tennis tables, there is a useful fridge freezer here too.
It is the perfect house and perfect location to enjoy all the Isle of Wight has to offer.

A fabulous period home nestled in Brading, East access to several walks, including Brading Downs, Culver and the beaches at Yaverland and Sandown.

This is our second stay at Downedge because it has the capacity for our extended family. We love the big and fully equipped kitchen plenty of room around the large table. The garden is amazing and love the garden furniture. We now own an electric car and it would be perfect if we could charge overnight on a charger on the property as the electric charging points on the Isle of Wight are few and far between.

Downedge is a comfortable house which feels more like a home than a holiday rental house.
Large bed rooms, plenty of downstairs rooms if you need them and a huge garden with lots of space for children.
The kitchen is one of its main attractions. Large, bright and really well equipped with good quality stuff.

We had an excellent week in this fabulous house with its amazing garden. Facilities inside and out, were very good.
The house was peaceful with easy access to beach towns via bus service. We recommend The Yarbridge pub for drink and really good food.

Highly Recommended.
Downedge was all that we could have asked for for our multi generational family get together. A large, well equipped country house with the most beautifully tended wraparound gardens. We felt that we were away from it all yet it is within easy walking distance of the shop and pubs in Brading and a longer walk or a short drive takes you to the coast. Everything that we could possibly have needed was there, the house was spotless and the welcome hamper was lovely. So fab.

Family holiday
Beautiful house. Very good location. Very well equipped.
We had a fantastic time we all loved the TV snug room and the kids loved the games room and the huge garden.
There was even a little hidden wooded area if you explore further down the garden.

A wonderful house and garden
Downedge is an amazing house with everything you need for a relaxing holiday ( in fact I would happily live there! ) There were 7 adults and 2 dogs in our party and the dogs loved the gardens .There is plenty of room in the kitchen /breakfast room for everyone to be together for meals etc but lots of other rooms so you can have your own space. The kitchen is very well equipped and everything worked. The gardens are beautiful and we made good use of the firepit , croquet set and games room . Some reviews mention that the house needs some TLC but that is part of its charm and homeliness and only to be expected in an old house which has many visitors . Brading is well located with easy access to every part of the island and in walking distance of an excellent pub and restaurant , the Yarbridge Arms , and the Adgestone Vineyard where we passed a pleasant afternoon of wine tasting, a tour and music . A week was not long enough to see and do all we wanted so we will be back and will definitely book Downedge again .

Spacious house
Plenty of room for everyone,the kitchen was great all what you need for a large familly ,the games room was very popular.

The house lived up to expectations and was a perfect base for exploring the island. All of the facilities worked well , and the only improvement would be a pool!

What an absolute Gem of a place.
We stayed here for a family Birthday celebration with Grandparents , parents and children. We fell in love with the place the minute we checked in. The house had so much character and plenty of room for 11 of us. The children loved all the outside space and made full use of all the facilities. The Games Room was a big hit and they also played football, basketball, croquet and badminton. The welcome hamper was a lovely touch. Lovely big table for all the meals we shared and lovely to be able to open out to the outside. We also enjoyed a BBQ as the weather was so kind to us on our stay. The house is in a good location and we all walked into Sandown and back one day. We also took advantage of the 'back' route to the Downs.The house was perfect for our needs and I can not fault it in any way. Would highly recommend to anyone considering visiting the IOW.

Perfect family break
Due to the Covid-19 situation we were looking for somewhere to have a family holiday of 6+adults and one infant after our french trip was cancelled twice! Having not been to the Isle of Wight for over 25 years fond memories spurred us to book here. So the hunt was on for a house that would give us the space for relaxation and comfort to enjoy a break after a long and difficult lockdown/ COVID-19 restricted year. The Downedge is a lovely house full of character and charm (although in need of some tlc) and with plenty of space for all to enjoy. Great family spaces to accommodate all, but with enough quiet places to have some alone time too. The pièce de résistance is the garden, what a beautiful space, we could enjoy family evenings around the fire pit, early morning squirrel and bird watching and generally take is this lovely aspect of the residence. Brading itself had little to offer, but is a great base to tour the island from. The one aspect we were disappointed with and I hope the owners/ holiday letting agents will take note of, is the cleanliness. (Happy to discuss in more detail) We were more than happy to work with the change in timings for entering and leaving the premises due to added time needed to clean the property due to COVID-19, but the house was not cleaned to the standard expected. In parts the house was very very dusty, apron and oven gloves dirty from previous occupants and leaving the windows open to air the building highlighted the need for their cleaning. It did not spoil our enjoyment but the standard was not up to requirement.

Fantastic base for IOW Festival
12 of us spent 5 nights at the property as a base for the festival, didn't want to camp!! The location was very good and took about 15 minutes to the drop off point, in the car or taxi, the bus however did take about an hour.
The dining kitchen is a fantastic hub for everybody to get together and the boys enjoyed the man shed, playing pool at the top of the garden.
Didn't get the chance to see as much of the Isle of Wight, but would certainly return to the property another time to explore further.

Wonderful stay
This is a super property for a larger group to stay in. Very good facilities. Clean and comfortable. Fantastic garden for children to play. A delightful hamper of fruit and easter goodies awaited us. Milk, eggs, butter, bacon etc was also provided. So many thanks for those. Very much appreciated. A great location for all activities in the area. The Yarbridge pub nearby is a must. Excellent food at reasonable prices, but you may have to book as it is extremely popular.

Beautiful house in beautiful grounds! Perfect for a family get away!
We recently stayed at Downedge for a big family gathering - 6 adults and 6 children and the house was absolutely perfect for us. There is so much space everywhere - big hall with very helpful church pew so there's lots of seating while putting shoes on/taking shoes off. Off the hall is a living room with open fire, music room/library, dining room, play room, downstairs shower room and toilet, and at the back of the house, a great big kitchen diner stretching right across the width of the house. There's also a utility area with excellent washing machine and tumble dryer - perfect for young families and well used by us. The kitchen diner is absolutely delightful - modern, tasteful and very practical. We actually used this space for all our meals rather than the dining room as it was so convenient. There's a big range cooker and dishwasher which are both very useful for big families. The kitchen diner has bifold doors which open out on to the most amazing garden. The grounds are beautiful and extensive and our 6 children had so much fun exploring the wooded area (which they nicknamed Cousins Corner and where they held secret meetings!), playing on the trampoline, running in the grounds, seeing the horses in the field behind the house, and swinging in the hammock. The games room in the garden was also very popular for playing pool/snooker and table tennis.
In addition to the fabulous space and planting in the garden, there are numerous wild rabbits which you can watch from the kitchen diner, and we spotted red squirrels, a woodpecker and lots of other small garden birds.
Upstairs the house has a split level with 2 bedrooms - 1 double with en-suite (containing a shower) and a twin bedroom with a Jack & Jill bathroom (with a bath and separate shower). At the top of the stairs there are 4 more bedrooms and another Jack & Jill bathroom with shower - 2 double bedrooms, 1 twin and a room with bunk beds and a single bed. The upstairs rooms also had plenty of space and overlooked various aspects of the garden. Some of the mattresses were a little uncomfortable but once we padded them out with blankets they were ok and everyone was so tired every day that we all slept really well.
Brading is a good base. There's a small village very close to the house but Ryde Tesco is very close by and they deliver groceries to Downedge if you shop online. From the house you can walk on to the downs but also walk across to the coast and Yaverland beach which is great for exploring.
We all had a really super holiday and can't wait to go back!! I'd highly recommend Downedge to anyone wanting a great family space for a relaxing getaway.

Ideal family retreat
Great location, nice to be met and shown around, and with a really complete welcome package of essentials and a nice bunch of
flowers which was a nice touch. Perfect house for our whole family 3 generations all able to have a bit of space if required and
large kitchen or dining room to have a full family meal. All in all a perfect spot. Everything you could ask for was in this property,
the only slight problem was with the Ladybird's found in most rooms, but thankfully they mostly remained in the window areas.

We had a wonderful week at Downedge.
The house was amazing; we were an extended family of 12 and were able to have all our meals in the lovely light kitchen diner. The kitchen contained everything you would need when catering for a large group. I would have preferred to have had an extra bed in the largest room and not bunks and single in the smallest bedroom. It was good to have two twin bedded rooms as these aren't always available in holiday lets!
We were disappointed with the advertised Wendy House, croquet sets etc. The Wendy House looked as if it hadn't been visited for many years; broken door and windows, ivy coming in from the windows and the general state of chaos in there! The grounds were enormous and the children has a great time with balls, water slides and many outdoor pursuits! I wasn't keen on getting the chair cushions from the greenhouse with the door nearly off its hinges.
The gardener was very accommodating changing the days he wanted to come and build a patio until after we left as we had a 2 and 4 year old in our party.
Some areas of the house and gardens could do with some tlc.
We would certainly recommend Downedge to friends but let them know about the Wendy House.

Lovely holiday
We had a lovely time staying at Downedge which was helped by glorious weather! We were 6 adults and 2 toddlers and the house and garden were perfect for us. We loved the kitchen diner and spent most of our time sitting round the huge table, in fact we never used the dining room, lovely as it was we didn't want to risk 2 toddlers in there! Plenty of cutlery, crockery and kitchen utensils. Comfy beds with good bedding, only one slight gripe, it would have been useful to know that some of the duvets and piĺlows are goose down as 2 members of our party are very allergic to feathers, however with a bit of shuffling duvets and pillows round we managed to not use anything with feathers in! The central heating was totally random and we had no control over it, on the hot days the radiators were throwing heat out during the day but on the cool evenings we couldn't get them on at all. If this is a Wi-Fi controlled system someone needs to sort it out and leave a method of contacting the person who is controlling it to get it switched on/off. The house (and gardens) are really nice but the house needs some TLC, soffits falling down, windows that are in dire need of painting/replacement, a dilapidated dangerous looking greenhouse and a Wendy house that you wouldn't let a child near, all need looking at. Despite that would we go back, yes, yes, yes!

Great house other than the heating!
We stayed in a cold and wet April - 5 adults, 3 children and a dog. We had a lovely time! The house was in a perfect location - a ten minute drive from many attractions, and also a short walk to the village which has pubs and some shops.
The grounds of the house were fantastic- a very large garden with a small wooded area. The trampoline was a great hit! A couple of negatives with the garden - the swing frame needed re-securing to the ground as every swing brought some lifting of the frame! The badminton rackets had extra holes in them and needed replacing, and the 'Wendy House' was an old wooden shed filled with cobwebs and broken equipment! Definitely NOT a place for kids to play! Which is fine, but perhaps should not be advertised as such. There was a bbq and fire pit which would have been lovely had the weather been better. A great area for the dog to run free as well.
The interior was lovely- especially the kitchen which was huge! The bedrooms were all spacious too and had everything you would expect! Bathrooms were good. Plenty of car parking.
The main criticism of this property was the heating. This was controlled by the owners (?!) which was very bizarre as they obviously were not aware of our routine or health needs (we had a pensioner, a pregnant woman and a toddler) and therefore really needed the house to be warm when we were in it! We had to call the house keeper to ask her to contact the owners to put the heating on! I have never known this set up in any of the many properties I have rented. It felt a little belittling and frustrating not to be trusted to adequately heat the house and turn it off when we were out. Once the housekeeper, who was very helpful, was contacted the radiators came on very soon after.... But once 21degrees was reached the heating turned off, and didn't seem to 'click' back on again once the temperature dropped. Perhaps the owner has had problems in the past with large bills, but when you pay the amount we paid we did expect control of the heating.
The children's room and piano room was great - a good place for the kids to chill and be creative!
Overall, we loved the house and if the heating issue was sorted would stay there again!

Easter at Downedge
We had a great stay in this beautiful house in Brading. It was the perfect size for a three generation holiday with grandparents and two families (five children between 4-8 years old). The garden is fantastic and gave ample space for running around and playing sports, as well as searching for Easter eggs. We arrived to a beautiful welcome of fresh flowers and a display of hot cross buns and chocolate eggs.
We had two lovely meals at the Bugle Inn pub in the village (walking distance) and would recommend the food as well as how child friendly it was - activities for the children inside and a playground outside. We enjoyed exploring the local area; Appley beach is a beautiful large sandy beach from where you can see across to the Spinnaker tower and watch the hovercrafts coming across from the mainland, and Bembridge is just ten minutes away with a National Trust windmill and the lifeboat station (we were lucky enough to go and watch the lifeboat launch one evening). We also enjoyed a trip across the other side of the island to the Needles.
We would love to come and stay again - and hopefully have more sunshine next time!

Great place for family holiday
Downedge is a lovely house equipped very well and well laid out. The grounds are excellent and was very much used by my grandchildren and children. we all had a fantastic holiday.

A stunning property
We are a group of 6 adults and 6 children( aged 6yrs to 12yrs,) The house was stunning perfect for our holiday plenty of room. The children had a brilliant time exploring the garden playing badminton also football as we did barbequing in the evening.
The kitchen was the most used room all around the large wooden table we all loved it,
Loved this house very homely with plenty of parking.

We were a party of 3 families (2+2) with the children aged between 8 and 12
Despite the first couple of days weather being drizzly - we just adored being at Downedge and at times was a challenge to get out with so much on our doorstep.
When we did venture out we found everything was within easy reach.
The property was well equipped with pretty much everything!
Cheeky one - we arrived on FA cup final day (Arsenal being the winners) - the only one area i could possibly provide some constructive feedback on is not having a "huge TV screen" with HD recording facility - as i say - that would be a cheeky request.
It ended too soon - we left wanting more - always a great feeling.
We will be back again - just a case of when.

This house and garden was all I'd hoped for, to accommodate our family party of 8 adults, 3 children aged 3 to 8, and 3 babies!
The large sunny kitchen was where we spent most of the time when 'at home' but it was also useful to have the number of other smaller rooms. The garden was great - plenty of room for all kinds of games.
We could have done with a bigger frig (for 14) but the rest of the equipment in the kitchen was good quality and wide-ranging.
Location also excellent!
