By combining the front, two-story main house with the rear upstairs unit, larger family groups are able to enjoy an amazing home in an equally amazing beach location! Here's what you'll find:

- Starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE CENTRAL AIR CONDITIONING.

PARKING:
Three garage spaces plus one carport space - accessed from the rear alley; free parking throughout the neighborhood, when available

LAUNDRY:
Free facilities located in main house garage. Guests must provide their own supplies.

ATTENTION:
Because the rear upstairs unit is not connected internally to the front main house, parental supervision of children and any guests under 25 is mandatory at all times in both front and rear units - especially overnight. The rear unit is not permitted to operate as a "kids' room". It is a home and must have overnight parental supervision.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

What a great experience we had with Beachview! The home was perfect for our families and our celebration of our daughter's graduation. Perfect communication from Beachview, clean & spacious. Would 100% rent here again!

Great location, spacious, nice furnishings. Needs a little TLC as it shows the wear and tear from being a rental. Rooftop cushions need to be replaced. Bare bones supplies (one roll of paper towels, no tissues, no cooking spices/oil) but plenty of towels and tp. Garages are narrow so don’t even think of getting anything but a small car/suv inside. However, you can easily park across the front of the garages. Five stars for the management company!!! Extremely responsive and friendly. They helped us resolve a few relatively minor issues and were a pleasure to work with. You’ll definitely enjoy the property, just temper expectations compared to the photos.

The location was ideal, steps from the beach. The house was nice but the beds were awful. The bed in the main bedroom was fine but all the other beds were terrible, sagging in the middle. Every one of our guests complained that they could not sleep.

We loved staying at this property. The house was very close to the beach and we had a view of the ocean from the rooftop terrace and the main living room.
