Skunk attack, Red Wasps, Bird Poop Galore, and more!
We booked this vacation rental to host our family that was visiting from out of state. We wanted a nice lake house with a hot tub, close proximity to the lake, and a little on the nicer end. For the price, we would have been much better off in a couple hotel rooms... here’s why:
1) The beds are horrible. Even the children complained. We spent Saturday looking for a place to buy foam toppers so we could get some sleep the second night.
2) The pillows are like tortillas. They were maybe an inch or two thick at best. They clearly bought the cheapest pillows and mattresses they could find and put them in this house.
3) The coffee pot took 40 minutes to brew one pot of coffee.
4) The sink cabinet door was broken so when you opened it to see if there was any other soap of cleaning supplies, it practically fell off
5) One of the bar stools has loose screws and luckily none of us tried to sit on it. We definitely would have found the floor.
6) There is a skunk that lives under the deck and WILL TRY TO ATTACK YOU if you go outside at night.
7) There are birds that live above the front door. The love to poop on you when you walk inside. Good welcome present!
8) There are red wasps right next to the front door. Fun times!
9) One of the couch beds is broken
10) The hot tub wasn’t working and had overheated. According to the error message, it had faulted out 14 days prior to our stay. It was 110 degrees when we arrived. Yikes! This was the main reason we booked this house.
11) Last but not least, they will only allow you to put the thermostat to 72 degrees. For some that’s great! But when you’re paying good money per night to be told what temperature you can set the thermostat to is a little annoying.
Just a warning for folks with small kids- there are stairs and the main living room is upstairs along with the master bedroom. I understand it’s for the view, but I wish I would have known this because we spent most of our time baracading the stairwell so the babies wouldn’t fall.
We were very thankful to return home to our comfy beds and actual pillows. I am not a complainer and have never written a negative review until now, but I felt like I needed to warn anyone else that is looking to book this house.

Overall we had a great stay here. We had a friends weekend (11 total) to float the Guadalupe and stayed on Canyon Lake for 2 nights.
A few things we did notice - the couches were a little outdated, and not fully functional (one was stuck in a slight reclining position, and another wouldn’t pull out into a bed). The walls were also fairly thin and you could hear a lot from the room next to you, but this wasn’t an issue for us. Also, I would not suggest having more than 2 adults sleep in the bunk beds (sleep one on each mattress) because whoever is by the wall will have a tough time getting out if the bed is being shared. I did bring a small fan to help circulate air for this room as well.
The patio was really nice in the evenings and we were able to watch beautiful sunsets over the lake. The table inside was big and could seat 8 people (although the chairs could use a recovering). We used the table to eat and play lots of games. Some games are provided in the living room! There are 2 coffee pots (no single serve) and plenty of coffee mugs. If you have a larger groups, I’d suggest bringing paper plates/bowls if you plan on eating at the house. We did not use the hot tub, so cannot speak to that.
Overall it was a great stay, and the house met our basic needs for the weekend! I wouldn’t mind staying here again!

The place was very nice and clean upon arrival. The location is nice and close to
The horseshoe. I wish the pictures of the rental would’ve shown how close the neighbors are, it’s a shared yard. The spa was very over chlorinated, it ruined our bathing suits, and stripped any silver jewelry. Also, the master bed is probably the most uncomfortable one in the house, it squeaks at every movement and is sloped inward like a deflating blow up mattress. That was probably the most disappointing thing. Every rental has its pros and cons. I’d stay again, just wouldn’t bring a loud crowd or sleep in the master.

The vacation house had everything we needed, including an extra air mattress, and more. The jacuzzi was a hit with everyone, the only downside is that it is in the front of the house and not shaded, so lots of sunblock! the porch is also in the front of the house and again, no shade, but a great view! The downstairs bedroom with bunkbeds does not get much AC so a fan and ceiling fan is a must. All in all, the house was perfect for what we needed.

All was great, very convenient to parks and public boat launches. Nice long driveway with space for boat trailer. Nothing major that would keep me from staying here again but considering the rate per night relative to others I would suggest owners put a king bed in the master, clean or replace stained carpet, upgrade sofa and a little larger TV in the den. TV's in secondary rooms would have been nice for the kids. Wifi didn't work at the moment either but something that could have easily been addressed I am sure.

Reviewer Comments:
We booked this location because it was centrally located to a lot of venues and destinations we were interested in, in the Hill Country.
Location: It was about a mile from Canyon Lake. You can see the lake from the balcony terrace, which the entire family spent time on winding down each day. You are also close to some great local restaurants, where we had some of the best breakfast i have had in a long time. We were less than two miles from Whitewater Amphitheatre, and missed seeing Willie Nelson and REK by a week. We also were close enough that we made a 15 minute drive into Gruene, Tx and enjoyed walking around the shops located there and ate at the Gristmill.
House: It was a 3 bedroom house with a flex room off of the living room that had French doors so you could close it off if you needed an additional bedroom. There were two rooms downstairs that shared a bathroom and the master was upstairs. This was perfect for us, as we had a 1 year old with us. We could retire to one of the rooms downstairs and put the little one down while the rest of the family could stay upstairs in the common area and kitchen/living area and play cards, video games (Nephew brought his own gaming system), and hang out together. The amenities were all great, but we might recommend a K-cup coffee pot as the only upgrade.
Property: We were on a large lot with very few neighbors. We took walks with the kiddo and were able to see the obstacle course that the Air Force base uses, as we backed up to it on the property line. We did not see anyone from the base the entire weekend, but it was cool to see their training tools nonetheless. The area was clean and well kept, and we really enjoyed sitting in the hot tub in the evenings and watching what seemed like 30 or 40 deer meander through the property.
Overall, this was exactly what we needed to recharge the batteries from the daily grind. We will be back!!!
